EXECUTIVE SUMMARY

A Retrotec blower door test fan was installed in the backdoor entrance of a 1960’s

constructed bungalow situated at………. An initial air tightness test was performed to

establish the permeability m3/hr/m2 of the property(see results appendix p33)). The test

fan was then re-configured to continuously depressurise the house at - 50pa. A

qualitative Thermographic survey was proceeded to be carried out to establish the

overall building condition and identify any localised cold spots/air leakage. A summary

of the test results are included in the following table:-

2.0 Introduction

2.1 Overview

This report follows an agreed set of deliverables between the Air Tester David

Cameron(AiroTech Ltd) and the resident at …….

2.2 Aim

The aim of the air tightness test was to obtain the air permeability(m3/hr/m2) of a

bungalow situated in………….. The owner, an elderly woman in her eighties, currently

has very high annual heating bills(+£2,000pa). Once the permeability of the building

was established the fan was reset to continuously depressurise mode, then an infrared

camera and mini fog generator were used to identify air infiltration/leakages within the

building.

Although no recommendations on repairs or subsequent retrofit modifications to the

building have been included in the report. Some recommendations to close off areas of

high uncontrolled air infiltration/leakages into the building have been made. It is hoped

that these modifications (some which have already been implemented) will improve the

comfort for the occupants and assist in lowering the high energy bills currently being

paid by the owner.

2.3 Objectives

An air tightness test was performed to determine the overall permeability. The test fan

was then set to run at - 50pa to assist in identifying areas of uncontrolled air leakage in

the building, which could be impacting on the high energy bills experienced by the

housing owner.

A subsequent qualitative survey was carried out using an Infrared camera and smoke

generator to identify any localised cold spots and/or air leakage areas respectively.

The Infrared measurements taken are for reference purposes only and are not

necessary indicative of the actual surface temperature. To conduct a more detailed

surface temperature survey, a separate quantitative survey would have to be performed

providing limited added value to the overall survey results.

2.4 BuildingDetails

The original house built in 1964 consists of a 100mm thick brick outer leaf, a 50mm

cavity and 100mm thick inner leaf constructed of concrete blockwork. A sizable

extension was built onto the original house in 1987 using similar materials and

construction method to the original. Underfloor insulation(sheepswool) was installed in

2018 under the suspended floor joists together with a Proclima membrane. Only 200mm

thick mineral wool type insulation has been placed between the horizontal roof joists in

the attic.

2.5 Heating/Ventilation:-

The house has two disused coal fire places and one has an electric fire placed inside

the hearth. The building heating system and DHW are powered by a Bosch Worcester

combi/condensation boiler system.

Trickle vents are installed on each of the double glazed units to provide ventilation

within the house. A large 300mm extractor fan provides ventilation within the shower

room. No extract fan exists in the bathroom. The kitchen has a mechanical extract fan

above the cooker.

2.6 IdentificationofareaofhighAirleakage

After the depressurisation and pressurisation tests were carried out the results were

analysed. Due to the high permeability/leakage rate observed within the structure the

fan was restarted to depressurise the structure (external air entering the structure under

negative pressure) to -50pa. A FLIR E95 infrared (IR) camera and a Tiny artificial

smoke machine were used to observe and record air infiltration/leakages within the

building.

The following summary of areas of high air infiltration were observed:

• Hatches to the attic/loft areas

• The bath where it was attached to the external wall

• Bottom of the front door

• The window trickle vents even when closed

• Fireplaces(temporary sealed for the testing)

• Junctions between the wall and ceiling areas

• Shower extractor fan

• Area above the windows and patio windows

• Kitchen storage pantry

• Skirting boards

• Areas above the window frames

• Internal doors leading to voided areas i.e. cellar hatches, pantry cavity vents,

After witnessing large uncontrolled air infiltration using the IR camera. An electrical company was commissioned to install a

smaller 6” diameter replacement extractor fan c/w dampener. The large 12” diameter fan and ducting were removed. Roofing

work was carried out to seal the old outlet and remove a large mushroom head vent on the roof.

Note

The ceiling area was subject to a previous roof repair which involved renewal of the plasterboard on the ceiling and a roof

repair. The area on the ceiling in blue shows possibly the presence of moisture. The area may have missing or non-uniform

distribution of insulation - a further investigation was carried out and the insulation was seen to be damp where the repair

took place – this insulation was subsequently dried out and it is intended to increase the depth of the insulation from 200mm

– 300mm. It is probably that the plasterboard in this area was not replaced when the roof repair was being carried
