Facility Condition Index (FCI)
Importance:
· Relative “score” for portfolio comparison
· Focus effort, prioritize attention
· Objective approach
Keep it Current:
· Living database
· Real-time information for facility decisions, future planning
· Continuously measure building “performance”
Defined: FCI is an index of facility condition based on the cost of deferred
maintenance requirements relative to the building replacement value.
FCI =requirement costs

Low FCI = GoodIndicates a facility is in
“better” condition than
others with a higher FCI.

FCI and Requirement Index (RI)
Defined: RI is an index of facility condition based on the cost of deferred
maintenance requirements + requirements anticipated in a 5 year outlook relative
to the building replacement value.
RI =all requirement costs + 5 year outlook

· Asset value increase of ~$41 MM (since Dec 2014 )
· Campus FCI at PAC and SPC show largest increase
· Requirements increase to $231.8 MM from $191.4 MM (since
Dec 2014 )
· FCI is updated annually to measure impact of completed
projects on overall Alamo Colleges facilities.
· 2017 Annual Update to include Demolition and Renovation
