ALTERNATIVE DELIVERY

To afford Districts more flexibility, Districts are authorized under California state law to enter into agreements with partners based on qualifica on and price through a RFQ/P process to deliver facility improvements. Districts may consider “best value” proposals, similar to procedures associated with procuring other professional services contracts, and avoid the pi alls associated with ‘low bid’ contrac ng methods. The Lease‐leaseback contrac ng method was developed specifically to provide Districts with the same nego a ng tools as private sector en es, meaning that the builder(s) may be selected on the basis of qualifica ons that are important to the District and its stakeholders, including references from other Districts, project specific experience, schedule management, proven performance, etc.

It permits a collabora ve, teamwork‐oriented approach to projects that increases accountability and provides the designer, builder and key subcontractors with the ability to work together prior to construc on and iden fy best prac ces, appropriate products, and value engineering opportuni es. In addi on, the ability to phase projects and include incremental design and implementa on can be a great advantage to Districts with mul ple sports (or other) programs that need to be managed through a construc on process.

Another advantage this delivery method offers is the ability for a client to sa sfy its needs for financing the project. The client may request the developer/contractor to furnish financing for the new or renova on project with various op ons on the term and method of repayment. Although tradi onally less common, this service is building momentum due to many of our clients’ difficult budget challenges.

Most delivery op on concerns arise from misconcep ons, but as there is a great deal of flexibility within the confines of the law ‐ Agreements can (and should) be specifically structured to allay concerns, including requiring local trade par cipa on, the use of a District’s list of prequalified contractors and Project Labor Agreement (PLA) par cipa on, and the use of fully skilled and trained workforce.  

Design/Build Establishing a collabora ve partnership with the architect and Bothman Construc on project team allows us to provide a quicker and more economical construc on process for our clients. We enjoy strategic alliances with many of the top architectural firms in the business, which allows us to partner with the right design firm for your project. The benefit to our client is a though ul and construc ble structure that meets their vision, projected budget and meline without surprises or costly change orders. As drawings are developed, Bothman Construc on serves as a single point of contact working with the designers to help define func onal requirements, hone the budget, and streamline the schedule. Our ability to iden fy long‐lead items, phase construc on, and prepare bid packages that make sense has proven to save months on the schedule, reduce change orders, and save Bothman’s clients millions in design and construc on costs.
