Prospects are also strong for future employment. Jobs advertised in the city at the end of Q1 2016 had increased by 22% compared to the previous year – demonstrating a robust appetite amongst employers to recruit. The quality of jobs on offer is high. 69% of jobs advertised in the city of Manchester in Q1 2016 were for Professional or Managerial positions. 8

Employment is strong in Manchester, with
only 2.9% unemployment (vs. 5.1% nationally)8
According to Oxford Economics w
employment growth in the city between 2010
and 2015 was 20.3%, equating to an absolute
increase of over 68,000 jobs. This growth
outstripped UK cities such as Birmingham,
Liverpool and Glasgow as well as cities
further afield, including Paris and Tokyo.
Investors have long-confirmed Manchester as a serious
business hub demonstrated by the £8.2bn of commercial
property investment it has attracted over the past decade,
the most of any UK city other than Londonz
Investment has also continued outside the city centre. Perhaps the most
notable example of this was the BBC’s move out of London in 2011 to
MediaCityUK, a 200-acre mixed-use property development site on the banks of
the Manchester Ship Canal in Salford, just 3km from Albert Vaults. ITV Granada
completed the first phase of its move to MediaCityUK two years later.

According to the GMCAq, more than two-thirds of the projected growth in households in Greater Manchester over the period 2012-2035 is expected to consist of single person households (compared to just under half today). The purpose-designed 1 and 2 bedroom apartments of Albert Vaults caters perfectly for this growing market.

LACK OF SUPPLYThe GMCA published a background paper in April 2016 for the Greater Manchester Spatial Framework which identified a housing need for Greater Manchester of 217,350 net additional dwellings over the period 2014-2035.
According to the same report, the total land supply identified as suitable for new homes in Greater Manchester represents a shortfall of around 64,550 dwellings compared to the assessed need identified above. This means that even if 100% of the land identified by the GMCA is built upon in the way they assume, it still won’t be sufficient to plug the shortage.
Taking into account the forecast growth in single person households, this supply gap is likely to largely relate to smaller dwellings. £8.2bn

investment
This suggests an average need for 10,350 new homes every single
year. Since 2010, the increase in housing stock has averaged less
than half that number. w
