To clarify it is Appleyards who are meeting with the TMO- we are also trying to arrange for Max Ford ham to attend (in part) at the TMO's request.
The reason for not copying in the other members of the Design Team is because I did not deem it necessary as they had already responded directly in terms of VE, and saw little point in cluttering up their in box- as per my email below, you are/were at liberty to co-ordinate with them as you see fit.
On that note, can you please speak to Constantine at Syntegra re: the attached .... to see if you can get some feedback before my meeting with the TMO.

Is there a reason why you are not copying the design team in on emails?
I had a first pass through the figures you sent and Lead bitters have covered some of the previous suggestions. I
don't have more to add to the list you already have. Since your previous em ail I can offer the following comments:
• I think with the magnitude of overspend, the "VE" needs to be quite broad. We're happy to look at options
to reconfigure or reduce the spend on the podium levels. (See options in Stage C report.) This will need
client direction and instruction.
• Last week I discussed the feasibility of installing Combi boilers in all the flats with Max Fordham and we
prepared a sketch to show how the gas mains could be integrated in the overcladding. I learnt on Friday this
has already been rejected.
• There are numerous implications of changing the M& E. For instance reducing the U-value of the cladding
and omitting the insulation to the roof plant would need to be worked through. We have thus far not been
challenged by Planning on our sustainability credentials. We're not sure why but VE savings might result in
comments coming back from Planning.
• We have had CEP come in today to discuss the cheaper ACM cladding option and they will be forwarding
samples for possible presentation to Planning. From our conversation with CEP we feel there might be scope
to switch from zinc but it will require a bit more elaboration than the Leadbitter's figure allows. We note
that Lead bitter don't appear to have costed the zinc and have put in a budget figure only.
• An insulated render is an option for cladding the tower. lt is not clear from the schedule whether this is
cheaper than ACM. lt is less desirable from a maintenance and lifespan point of view.
• We are also looking at the Marley Natura as a cladding option.
• Tilt and turn windows would be acceptable from an aesthetic point of view. They are less effective for
ventilation than pivot. CEP offer Metal Tech or Schuco, slightly more expensive.
• The crown is a purely aesthetic. We think it looks great and transforms the appearance of the tower. A VE
option would be to reduce its height.
• The internal barrier to the lobby does not need to be glass- a balustrade and stainless wire mesh infill
would be more cost effective.

You will have seen all our cost plans as they are in the Stage C & D Reports respectively, but please see the attached which gives you a more detailed reconciliation of the figures and differences between our figures and Lead bitters.
We have also asked MF and Curtins to undertake a similar exercise on the m&e installation and structure respectively, but do of course feel free to liaise with them as necessary.

Most of your list seems to be omissions or downgrading the spec as opposed to VE- can you produce a full schedule
of target items and publish early next week with a view to meeting with the TMO mid-week to run through (please
let us know your availability).

lt is not really possible to undertake a radical re-think without sight of the figures, a discussion with the client, and
the involvement with the Services Engineer who is not copied into your email. Is the M&E not under review as well?
The obvious targets for savings are:
Omit Garages/Baseline/Undercroft work
Change Zinc cladding material to something cheaper. I think Planning will need a sweetener to swallow this,
perhaps copper, ceramic, terracotta or more glass at low level.
Scale back crown. This will be also be Planning sensitive
Change pivot windows for tilt and turn.
Omit flats at mezzanine level. Leave floor slabs as they are.
Defer work specified internally eg kitchen extracts, smoke exhaust, bathroom exhaust.
Would it be possible to forward your and Leadibitter's respective cost plans? We have not been party to any of the
discussions.

As you are aware, there is currently a significant deficit between the approved cost plan/budget and the initial figures coming back from Lead bitter- not least of which on the external fac;:ade and general fit-out where we are as
much as £483k and £1.24m apart respectively.
Clearly we have to reconcile but moreover bridge this gap as a matter of some urgency- your urgent assistance in
this regard would therefore be appreciated. Can you come back to us with a radical re-think of the scope/spec (whilst still meeting the original brief) by early part of next week to deliver it within budget.
If you have any queries at all as to what is required then please don't hesitate to give any of the team here a call to
clarify.
Can you also confirm by return your availability for a meeting to review the foregoing with the TMO next week.
