The Residential unit will be provisionally allotted to me/us subject to availability at the basic Rate of

(Unit No.____) and any other charges and statuary levies as detailed in Payment Plan over and above
the basic price shall be borne by us/me.
I/We the above applicant(s) do hereby declare that the above particulars given by me/us are true and
correct and nothing has been concealed therefrom. Any Allotment against this application is subject to
the terms and conditions attached to this application form and that of the Allotment Letter / Builder
Buyer’s Agreement, the terms and condition whereof shall ipso-facto be applicable to me/my/ our
legal heir (s), successor (s) and nominee (s).
I/We undertake to inform the company of any changes in my/our address or any other particular
information given above, till the booked property is registered in my/our name(s) failing which the
particulars shall be deemed to be correct and the letters sent at the recorded address by the company
shall be deemed to have received by me/us.

Note1. All the payments to be made by the Applicant unless specified otherwise in writing by the company,
shall be vide a demand draft/banker’s cheque payable at par at New Delhi in favour of “PARKER VRC
Infrastructure Pvt. Ltd.” or an interbank electronic transfer in favour of “PARKER VRC Infrastructure
Pvt. Ltd. All payment shall be subject to their actual realization in the above mentioned account. The
date of credit into the above account shall be deemed to be the date of payment.
2. Applications not accompanied by the photographs and the particulars mentioned herein above of the
Applicant (s) shall be considered as incomplete and may be rejected by the Company at its sole
discretion.

3. Address Proof and Identification Proof.
4. For companies: copy of Memorandum of Articles of Association and Certified copy of Board
Resolution.
5. For Partnership Firm: Copy of Partnership deed, firm registration certificate,
consent/authorization from al the partners.
6. For Foreign Nationals of Indian Origin: Passport Photocopy and funds from their own
NRE/FCNR a/c.
7. FOR NRI: Copy of Passport and payment through their own NRE/NRO/FCNR a/c.
8. One photograph of each applicant.

The allotment of the Unit is entirely at the discretion of the Company. The allotment of the said Unit shall be Provisional and
shall be confirmed on the issuance of Letter of Allotment.
The applicant has fully satisfied himself about the nature of right, title, interest of the Company in the said Project, which is
to be developed / constructed by the Company as per the prevailing by laws/ guidelines of the Directorate Town & Country
Planning (DTCP) and/ or any Other authority and further understood all limitations and obligations in respect thereof. The
applicant further agrees to abide by the terms and conditions of all the permissions, sanctions, directions etc . i ssued by
Directorate Town & Country Planning (DTCP), Haryana and/ or other authorities in this regard to the Company.
The applicant has examined the tentative plans, designs, specification of the Unit and has agreed that the Company may
affect such variations and modifications therein as may be necessary or as it may deem appropriate and in the best interest
of the Project or as may be done by any competent authority. The necessary changes/ alterations in the Unit may involve
change in position /location, including change in dimensions or area. In case of such changes/alterations the company shall
refund or demand the amount as the case may be according to company policies.
The applicant agrees that 15% of basic consideration amount of the unit shall be treated as earnest money for the purpose
of allotment of the unit and same shall be out of the amount paid with the application and in installments as the payment
plan opted by the applicant.
The Applicant (s), having NRI/PIO status or being foreign nationals shall be solely responsible to comply with the necessary
formalities as laid down in Foreign Exchange Management Act 1999 and /or any other statutory provisions governing this
transaction which may inter-alia involve remittance of payments/considerations and acquisition of immovable assets in
India. In case any such permission is ever refused or subsequently found lacking by any statutory Authority/the Company,
the amount paid towards booking and further consideration will be returned by the Company as per applicable rule without
any interest and the allotment shall stand cancelled forthwith. The applicant (s) agrees that the Company will not be liable in
any manner on such account
In case the cheque comprising booking amount/registration amount is dishonoured due to any reason, the booking shall be
deemed to be cancelled without giving any notice to the Applicant (s).
Assignment of allotment of the Unit by the applicant shall be permissible at the discretion of the Company on payment of
such administrative charges as may be fixed by the Company from time to time. Provided however, that the assignor and the
assignee agree such to comply with all formalities in this regard and the assignee agrees to abide by all the terms and
conditions.
All statutory charges taxes, cess, service tax, General Service Tax, Value Added Tax (VAT), External Development Charges,
IDC and other levies including any incidence of enhancement therein, demanded or imposed by the Govt./concerned
Authorities shall be payable proportionately by the applicant(s) from the date of booking as per demand raised by the
Company.
I/We Understand that this Application cannot be revoked by me/us and in the event I/we withdraw our Application or if
I/we do not accept the allotment made by the Company on my/our Application or I/we do not execute the Builders Buyer's
Agreement within the time stipulated by the Company for this purpose, then earnest money shall be forfeited by the
Company and I/We shall be left with no right, interest, claim or lien on the said Apartment or its Booking or otherwise on the
Company in any other manner whatsoever.
The maintenance, upkeep, repairs, security, landscaping and common services etc. of the Project shall be managed by the
Company or its nominated Maintenance Agency. The applicant of the Unit shall pay as and when demanded, the
maintenance charges including interest free security deposit for maintaining and up-keeping the said project and the
various services therein, as may be determined by the company or the maintenance agency appointed for this purpose.

DECLARATION:-

Timely payment of installments of basic sale price, EDC, IDC, Car Parking, PLC charges etc. pertaining to the unit is the
essence of the terms of the booking/allotment and timely possession. However, in the event of breach of terms and
conditions of the application the allotment will be cancelled at the discretion of the company and earnest money together
with any interest on installments shall stand forfeited. The balance amount shall be refundable to the applicant as per
company’s policy. The company however in its absolute discretion may condone the delay by charging penal interest @18%
p.m. for upto one month delay from the due date of payment and @24% p.m. thereafter on all outstanding dues from their
respective due dates.
The company shall have the first lien and charge on the said unit for all its dues and other sums payable by the applicant to
the company.
If the applicant fails to make the payment of three installments continuously, then company keeps reserve the rights to
cancel the booking without any prior notice.
That loans from financial institution to finance the said unit may be availed by the applicant. However, if a particular
institution/Bank refuses to extend financial assistance on any ground, the applicant shall not make such refusal an excuse of
non-payment of further installments/dues.
The company shall endeavor to give possession of the said project to the applicant as early as possible, subject to force
majeure circumstances and reasons beyond the control of the company with a reasonable extension of time for possession.
The applicant shall before taking possession of the unit must clear all dues towards the said unit and shall execute the
registered transfer documents for the said unit executed in his favour by the company after paying stamp duty, registration
fee and other charges/expenses.
The applicant shall use/cause to be used the said unit for residential purpose only. This is a condition precedent and non-
compliance thereof may invite cancellation of allotment of the unit and forfeiture of the earnest money and other dues as
stated in Clause 11 herein above and the applicant will have to compensate the company for all other losses resulting
therefrom.
The applicant shall get his/her/its complete address registered with the company at the time of booking and it shall be
his/her/its responsibility to inform the company by registered A.D. letter about all subsequent changes in his/her address,
failing which, all demand notices and letters posted at the registered address will be deemed to have been received by him
and he/she shall be responsible for any default in making payment and other consequences that might occur therefrom. In
case there are joint applicants, all communications shall be sent by the company to the applicant whose name appears first.
The applicant undertakes to abide by and comply with all the laws, rules and regulations, terms and conditions
applicable/made applicable to the said project.
In case of any dispute between the applicant(s) and the company, both parties shall made endeavor to resolve dispute(s)
amicably by mutual negotiation, failing which , the dispute shall be decided by a Sole Arbitrator to be appoint by the
company as per provision of Arbitration and Conciliation Act, 1996 and whose decision shall be final binding and place of
Arbitration shall be at New Delhi only.
