The primary school is within easy walkingdistance, and it is exceptionally well regarded. While rural and very much tucked away, the village is well placedamongst other charming North Oxfordshire Cotswold locations such as Great Tew and Duns Tew. Commutability iseasy. Lower Heyford station is a short distance away with connections to Oxford, London (Paddington), Banbury andBirmingham (New Street). Oxford Parkway Station, in nearby Kidlington, has direct connections to London(Marylebone) via Bicester. A local bus service circulates around the nearby villages.

Rose tree cottage started life in the seventeenth century as a conventional Cotswold stone house of a type archetypalin this area. Still evident from this period are charming timbers, flagstone floors, and thick stone walls. However in ourclients ownership the house has been significantly extended and altered to provide all the space their growing familycould need. Hence today it's a significant size, and this is matched by the outside space which is more than you wouldever expect of this sort of property. Several buildings currently operate as a clinic and workshop respectively, withothers just offering masses of storage. But more than that, it's a house with masses of character, ideal for a growingfamily who love village life.

The house has two front doors. Taking you through the left hand door, this leads into a large porch that also doubles asutility room. Plumbing on the right caters for washing machine, tumble drier etc, and to the left the boiler is fitted. Forwalking in with muddy dogs/ children, or the shopping on a rainy day, it's ideal. Beyond, the dining room is a good sizeand well proportioned, and being placed next to the kitchen, unlike many this is a dining room that is practical to useevery day. And another practical aspect is the cloak room, just off to the left and fitted with a modern suite.

Through the thick wall to the rear the kitchen is a pleasant surprise. Old and new meet, with lovely old beams overheadlooking down on a good quality suite of units topped off with granite. The two ovens and the modern induction hob joinan inset stainless steel sink in providing the most practical and attractive of environments. Here there is a stair case,one of two, but more of that later. To the right, the living room simply oozes character. The enormous central spinebeam is flanked by joists, all dating back hundred of years. This combined with a huge stone fireplace containing awood burner all provide that delightful feeling of history that only an old cottage can provide. It's also a very good size,and with windows to two sides the light is much better than expected.

Upstairs needs some explanation! As the house was originally two cottages, the staircases access the respectivesides. From the kitchen, the original stairs have been rebuilt, curving upwards onto a landing with a pristine modernoak floor, perfectly balanced by the enormous original fireplace stone and timber to the left and the beams above. Thisfloor is effectively one suite. The bathroom is really quite something! Large and very stylish, to one side is a wideshower pan, and ahead the vendors have fitted a splendid roll top bath. And even here the character of the houseshines through with beams overhead and the remains of an old window aperture (before the adjoining house was evenbuilt!) still evident. Down the hall, the adjoining bedroom is large and light, a feeling further embellished by the vaultedceiling above with its Velux roof light. Also off this landing is a stair case to the top floor. This rises into a wonderfulbedroom which is surprisingly large, and really characterful. The little window to one side peeps out under the roof lip,so typical of the days when this house was no doubt thatched, and on the other side the Heritage-style roof lightsprovide exceptional natural light. This plus the exposed stone walling and the oak floor make this a room the childrenwill argue over!

On the other side of the house, a staircase rises in the corner of the living room. This comes into another pleasantlanding. Straight ahead, a further double bedroom also exhibits character, this time a mix of eras with a Victorian ironfireplace to one side and a roof timber above. Next door a WC provides the washing facility for this floor, and beyond itthere is a further bedroom. Again the stairs rise, to the largest and most enticing of the bedrooms. Windows to threesides make this a splendid, positive double room. The size is such that if desired we can't imagine it would be difficultto create an en-suite without compromising the space. But regardless, it's a lovely place to be as is, with a lovelyoutlook off over fields to the rear.

Outside is really impressive but a little unconventional. In extending the house, the vendors also created a drivewaywith space for two cars immediately to the front. As with many old cottages, the garden is offset to the side of thehouse hence the path that runs in front of both doors leads past the right side of the house. Here there is a detachedstone building, the first of various outbuildings. With a vaulted ceiling, fully fitted out with power, light, phone line andcarpeting, it's a wonderful work from home space. Across to the right, three timber buildings provide an absurd amountof extra space. The middle of the three is currently set up as a very generous work shop, but could easily be anothersignificant office space. Either side, further wooden buildings provide facilities excellent storage. Beyond to the rear,the garden extends a good 150 feet in length with nothing but fields behind. It's also wide so the sunlight is accessibleacross its whole area for much of the day. For entertaining as well as relaxing with the family, there are few betterplaces!! In total the garden must be approaching 1/3 acre.
