The improvements that we are recommending come directly from our membership feedback, primarily via the Long-Term Planning Survey and the Facility Improvements Survey that was conducted last year and also from the many conversations, emails, etc. that we have received from many members. Basically, these are the specific refurbishments and improvements that our membership has indicated it has an interest in completing. PHASES / THE PLAN For practical purposes (cost management, operational disruption, etc.) the plan has been divided into two independent phases, each of which will require your approval before we proceed. The phases are sequenced to allow you to approve them at different points in time so we can manage the pace of implementation and ease the financial impact on our members. We are asking you to approve the first phase of the plan. The second phase, which is again independent of the first phase, will require your approval in the spring of 2020. THE TIMELINE

We request that you review the materials, mark your proxy, and return to the Club so that it is

received no later than January 16, 2018. In order for the assessment to pass, a majority of the

votes entitled to be cast by the Equity Members must vote in favor of the assessment. We have

also scheduled a very informal Question & Answer gathering at 3pm on Friday, December 29

in the Private Dining Room for those of you who are in town over the holidays. If the Phase I

proposal passes, the anticipated completion of the Covered Patio Kitchen and Pool Deck

construction will be this spring, while the Interior Refurbish will be completed by the spring of

2019.

ASSESSMENT PROPOSAL

We will be asking you to approve a $5,000/member assessment for Phase I of the plan. The

payment for the Phase I assessment will be in two $2,500 increments that are separated by

approximately seven months (due February 28, 2018 and September 30, 2018). To the extent

that the actual costs for the phase is less than the assessment, the savings will be applied to

Phase II (if passed). If Phase II does not pass, the savings will be returned (credited) to each

member’s account equally. In other words, each member will pay only the actual cost up to a

maximum of $5,000 for Phase I.

Based on your feedback, the Iron Horse Board, Management, and staff have developed this

plan with the framework of the Iron Horse Mission Statement and our Iron Horse values. We

are very excited about this initiative and strongly believe it will enhance our facility and allow

us to continue to provide the wonderful Montana Golf Club experience that you have come to

expect at Iron Horse.
