Flinders Suite, Southern Ocean Lodge

5 Questions: Max PritchardArchitect for the world-class, award-winning Southern Ocean Lodge on Kangaroo IslandHow did growing up on Kangaroo Island influence your ideas about the architecture of the Southern Ocean Lodge?

My parents bought uncleared land near the south coast of the island. This was slowly cleared and developed as a farm, and my early years were in a humble structure without electricity. An unlikely background for a designer of boutique accommodation, but perhaps this enabled me to achieve a timeless design with no hint of trendiness or opulence.

When beginning design on the lodge, what were your overarching ideas about how the property would fit in with the landscape?

We wanted guests to be able to appreciate the full drama of the site, including not only the coastal view but also the vegetation. By following the slope of the land, we have minimized the footprint on the site and have been able to retain vegetation right up to the buildings.

What other steps did you take to ensure that the lodge would have a minimal environmental impact on Kangaroo Island’s fragile ecosystem?

We commissioned extensive surveys on the plants, animals and birds that inhabit the area. The lodge was designed and built to absolutely minimize disturbance of the land. We used lightweight construction and carried in many materials by hand.

Many local materials were used in the construction of the lodge. How does using—and reusing—local resources fit in with your vision for the lodge?

One important aspect of sustainability is reducing transport costs for materials. My original home on the island was built from limestone that my father collected from the side of the road. This influenced my decision to use the local limestone as a dominant element in the lodge’s design.

The series of boardwalks that link the lodge with the spa and the beach are a marvel in themselves—can you tell us a little bit about what inspired that choice?

The concept of minimal disturbance of the land and vegetation continues with the timber boardwalks floating above the vegetation. There is a much-quoted Aboriginal philosophy of “touching the earth lightly.” I would like to think that we’re following that principle here.

The Participant waives any claim against any of the Released Parties for any such loss, damage, injury, or death, including any right to seek consequential, punitive or exemplary damages against any of the Released Parties for any reason whatsoever. None of the Released Parties shall be liable for any air carrier’s cancellation penalty incurred by the purchase of a nonrefundable ticket.

Acknowledgment of risk: You understand and acknowledge that your travel in connection with and participation in the Tour or any activities which may take place during the Tour, may involve risk and potential exposure to injury or fatal injury and that risk and dangers may arise or be caused by the negligence or participation of other Participants, contractors and/or subcontractors for the Tour or from other foreseeable and unforeseeable causes, including weather and other acts of nature.

Express Assumption of risk & responsibility: In recognition of the inherent risk of the travels and related activities in which you are intending to engage, you confirm that you are physically and mentally capable of participating in the Tour, that you willingly and voluntarily assume full responsibility for any injury, loss or damage suffered by you or caused by you. By registering for the Tour, you certify that you do not have any mental, physical or other condition or disability that would create a hazard for yourself or other Participants. Operator reserves the right in its sole discretion to accept, decline to accept or remove any Participant on the Tour and reserves the right, subject to the terms and conditions contained herein, to withdraw any part or all of the Tour and to make such changes as may be necessary.

Arbitration: Any controversy or claim against Operator arising out of or relating to this Agreement or the performance there under, including without limitation any claim related to bodily injury, property damage or death, shall be settled by binding arbitration in Seattle, Washington, U.S.A., in accordance with the rules of the American Arbitration Association then existing, and judgment on the arbitration award may be entered in any court having jurisdiction over the subject matter of the controversy. Such proceedings will be governed by substantive Washington law. This agreement to arbitrate does not waive or modify the liability release contained in this document.

Exclusive Governing law & Jurisdiction: This Agreement shall be governed by federal law and the laws of the State of Washington, without regard to conflicts of laws principles. With respect to Operator: If the right to seek arbitration is for any reason waived by both parties, or if judicial review of any arbitration is sought, any action or legal proceeding arising out of this Agreement shall be brought exclusively in the courts of the State of Washington, or, if it has or can acquire jurisdiction, in the United States District Court for the Western District of Washington or the appropriate appellate courts, and the parties hereby waive any objection to venue or jurisdiction in connection therewith. In connection with any action or legal proceeding arising out of this Agreement, the parties hereby specifically and knowingly waive any rights that either party might have to demand a jury trial. With respect to Sponsor: Any action or legal proceeding arising out of this Agreement shall be brought only in a United States federal court of competent jurisdiction.”
