Welcome to “AROUND THE WORLD”, an e-magazine brought to you by Strategic Marketing

Division.

Issue 4 will take you through five interesting development designs and concepts around the

world that are hoped to continuously inspire us all. Projects featured for this issue are:

1) Special Feature: Mixed development – CityLife, Italy

2) Retail – Burlington Arcade, United Kingdom

3) Gallery – Bendigo Art Gallery, Australia

4) Public amenity – Zilla, Spain

The CityLife development is being carried out by

CityLife SpA of Generali Group, the second largest

insurance group in the world by revenue after AXA

with €523 million of construction cost.

Sited on 80-ac of land in Fiera Milano, Milan, Italy, the

development was designed by three architects

namely Arata Isozaki, Zaha Hadid and Daniel

Libeskind.

The development consists of 3 signature office

towers,15 blocks of low-rise residential buildings, 1

block of high-rise residential tower, “Pallazzo delle

Scintelle”, a cultural & fashion centre, “Museum of

Contemporary Art” and “The CityLife” park.

With total GFA of 1.77 million ft², the residences offer

1,300 units in total that will cater for 4,500 households.

The first 7 blocks or 27% of total GFA were completed

and handed over since 3Q2013.

First two office towers will be leased to Allianz and

Generali Group once completed by 2015 and 2016,

respectively while the anchor for the third tower is

being sourced.

The development will also be offering about 1.2 million

ft² of retail space underneath the 3 office towers as

well as the apartments, including commercial spaces

Engagement with renowned architects could

lead to better publicity and marketability.

A secured pre-lease anchor tenants for office

component would give investors more confidence

to invest in the residential properties especially for

investment purposes.

retail: BURLINGTON ARCADE| London, United Kingdom

The Burlington Arcade with the tagline of

“curators of London style since 1819” is a covered

shopping arcade in London that runs behind

Bond Street from Piccadilly through to Burlington

Gardens.

Built to the order of Lord George Cavendish for

the employment creation of industrious females,

the arcade was designed by an Irish’s Samuel

Ware renowned for the architecture of “many

excellent buildings in Ireland”.

The arcade is the upmarket glazed shopping

arcade. It offers a niche marketplace for fine

jewellery, fashion & accessories, gifting &

specialist, watches and shoes & leather goods.

With the development concept of a single straight

top-lit walkway lined, the arcade had 72 units of

two storey shop in total previously. However, some

of the units have been combined to cater for

tenants’ demand, reducing the number of shops

to around 40 units.

With occupancy rate of 90%, there are 44 tenants

in total and the arcade is currently anchored by

an exclusive fashion & accessories brands such as

“HOUSE OF CASHMERE” and the fine jeweler's

“MICHAEL ROSE”

The niche retail concept with covered walkway could be a useful reference for Nusa Bayu’s Parcel 1B & 1C future commercial offering. Tenant mix however needs to be of different profile to suit the market positioning of the township.

Besides promoting better social interaction via

exhibiting diverse range of programmes, the

gallery also offers its signature café overlooking

historical park and gift shop for convenient

of its gallery visitors, making the gallery a

self-contained facility.

a. The Bendigo Art Gallery’s original exterior façade using a distinctive polychromatic brick which had undergone refurbishment stage in 1960s

Bendigo is firmly positioned within Australian

history as a major area of goldmining activity

during the early 1850s. The Bendigo Art Gallery

was established in 1887, is the largest and one of

the oldest regional galleries in Australia. The

gallery’s existence reflects the level of Bendigo’s

wealth and prosperity in the late 19th centuries.

A large space in the centre of the gallery

complex is used for temporary and touring

exhibitions. The remaining spaces are being

utilised to showcase Australian art – paintings,

sculpture and decorative arts – from the 19th, 20th

and 21st centuries.

The gallery is also supported by other

components such as “Gallery Café” and

“Gallery Shop” catering for its customers, as well

as diverse range of public programme i.e

exhibitions and education to make the gallery

more lively and attractive.

The gallery was awarded the Certificate of

Excellence 2014 by Tripadvisor under the

category of art museums and it is currently

ranked 3rd out of 14 places of attraction in

Bendigo after the historical site’s “Central

Deborah Gold Mine” and “Sacred Heart

Cathedral”.

public amenity: ZILLA| Teruel, Spain

Built on 1.24 ac site within Domingo Gascón

Square, the Zilla was officially opened in 1Q2012

as an underground leisure lair and public space.

It was designed by Spanish’s Mi5 Arquitectos and

PKMN [pac-man] Architectures to introduce

youth activities “into-the-earth” with contempo-

rary and pop elements. It also reflects the

concept of a buried Godzilla, a fictitious

Japanese monster appearing as a mutant

dinosaur.

New urban topology concept that encourages

open-air interaction, activity and community

among visitors can be seen on landscaped area,

its ramps and staircases.

With almost 33,000 ft² built-up area which covers

an elevated “open-air” public thematic park and

three basements, the Zilla has development

budget of €7.57 million.

On a construction side, composite steel and

concrete structure were used as main materials

with the bright red interior.

Singapore's first eco-business park - CleanTech Park is being

developed by JTC Corporation to promote green sustainability by offering a large-scale integrated "living laboratory" for test-

bedding and demonstration facility.

Spanning across 123-ac of land in Jurong West, this 30-year tenure park is located adjacent to Nanyang Technological

University (NTU). The expected completion of all three phases of

CleanTech Park development is by 2030.

With the plot ratio of 2.5, the business park’s asking land prices

are between SG$52 and SG$57 per ft² while its annual land rental

rates are between SG$3.60 and SG$4.00 per ft².

Besides the business park, it also has multi-tenanted buildings to

cater for industry players who require flexible spaces. These facilities can accommodate both dry and wet laboratories for

CleanTech Park-related R&D activities.

Tenant

To further support the eco-system, the CleanTech Park’s Jurong

Eco-Garden allocates 12 acres for green landscape and a

home for wildlife species. The Eco-Garden had received the BCA’s Platinum Green Mark award in the New Park Category

making the garden the first to receive such award in Singapore.
