• Standards for Asbestos Surveys:

Formerly: MDHS100Guidance permitted surveyors to include caveats within reports

which reduced the quality of inspection and reporting

From January 2010: HSG264The standard has been redefined with the aim of improving

industrystandards along with removing unreasonable caveats from reports

• Standard for inspection as defined by HSG264: Purpose is to locate, SFARP, the presence and extent of any suspect ACM’s in the building which could be damaged or disturbed during normal occupancy, including foreseeable maintenance and installation, and to assess their condition.

• Will involve minor intrusive work; should include:–underfloor coverings, above false ceilings (ceiling voids), lofts, inside risers, service ducts, lift shafts, basements, cellars, underground rooms, undercrofts – not exhaustive list.

• Typical Caveats from MDHS100 report:– We have not inspected flues, ducts, voids or any similarly

enclosed areas, the access to which necessitated the use of specialist equipment or tools or which would have caused damage to decoration, fixtures, fittings, or the structure. Therefore we are unable to report on any asbestos as may be present in these areas.

– We have not inspected lift shafts, plant rooms or similar which require the attendance of a specialist engineer without that engineer present.

– We have not inspected any areas or surfaces that would require the removal or relocation of carpets, furniture, blinds, curtains, fixtures or fittings.
