CHAIR MESSAGEA SUNNY 2011W omen in the business, technical advancements and the turnaround in the

industry are reasons why remodeling has a sunny forecast for 2011.Spending on remodeling is expected to pick up substantially in the year

ahead after a three-year decline, according to the Remodeling Futures Program atthe Joint Center for Housing Studies at Harvard University.

Contractors feel more positive about the outlook for home improvement projects.Low financing costs and a wave of previously foreclosed homes coming back on themarket are expected to generate healthy remodeling growth over the next severalyears. People are spending more time at home and are investing in renovations thatcreate a place for entertaining whether it be an open floor plan with a gourmetkitchen or basement that looks like the ESPN ZONE .

Remodeling has changed for the better in the last couple of years. The downturnforced a lot of companies to stop and re-evaluate the way they do business. We havehad to restructure our companies. People have been forced to wear multiple hats andfound that it works well. Many companies are now being run by women. They havestepped up to the plate and are handling every aspect of the business. Their dutiesoften include project management, accounting, marketing and interior design. Womenare the ultimate multi-taskers and take pride in getting it done right and on time.

Technology has also taken over the remodeling industry as well. Technology andsocial media courses are being taught to Council members to help them betterunderstand the new media, so they use it to educate clients about future projects.I would not be surprised if the contractor you are interviewing shows up at your doorwith an iPad and a Laptop. iPads are being used for presentations. Finishing selec-tions like tile, cabinets and granite choices come to life on the screen. Laptops areused for onsite estimates, so the client can have a realistic range on the projectcost even before the contractor leaves the house.

The Greater Atlanta Home Builders association and its Atlanta RemodelersCouncil are diligent on educating Remodelers on all aspects of the industry. I’m truly honored to be chairwoman for 2011 and promise to bring a positive andproductive impact to the council.

If you are lucky enough to live in or near Atlanta, now is a great time to renovateand “go green” as there are many financial incentives for doing so. Not only willyou save on your utility bills, but you may qualify for rebates and tax credits as

well. In fact, if you are looking to fix up your home, there are many rebates andcredits available to help you.

If you live in the City of Atlanta, you can take advantage of up to $3500 for mak-ing your home more energy efficient through the SHINE program. Clients of GeorgiaPower can enjoy up to $2200 in rebates for making these types of improvementsas well. And with federal tax credits of $500 for windows, doors, insulation andHVAC upgrades, that total can be as high as $6200. Bottom line, if you are con-sidering an extensive renovation, there are many state and federal tax credits foradding renewable energy to your home or business.

Many homeowners in Georgia are upgrading their standard HVAC system to aground source heat pump. These systems are typically 70% more efficient thanexisting installed systems. If you have sunshine hitting your house, why not use itto heat water? The sun can heat up to 90% of the water in your home if you installa qualified solar water heater. In addition, there are panels and shingles that cancreate power for your home that you can sell back to the utility.

All of the renewable energy projects mentioned here qualify for a 30% tax cred-it without a cap from the federal government and a 35% credit from the State ofGeorgia. The State does have a cap, however, with the federal tax credit and localrebates, up to half of your improvement costs can often be refunded back to you.

Importantly, while the availability of these tax credits is great, most of theseimprovements make financial sense when remodeling your home. Because we havea new energy code in Georgia, you may be required to upgrade some of these com-ponents already, so these incentives are an added bonus.

The Sales and Marketing Council, in conjunction with the

Greater Atlanta Home Builders Association, presents

the 30th Annual OBIE Awards. The OBIE Awards,

which began in 1980, has grown throughout the years to now

feature more than 100 building, remodeling, marketing and per-

sonal achievement categories in which to enter. Each year, the

categories change to reflect new and growing aspects of this

industry. This year, the OBIE Committee was excited to imple-

ment new Green Remodeling and Best Media Center Awards.

The 2010 OBIE Awards, held Nov. 13, marked the 30th

anniversary of the awards. These awards are the highest honor

given to companies in the Atlanta housing industry. Winners not

only gain industry recognition but attract promotional opportunities.

The goal of this classic remodel was to converta small two bedroom, one bath home into afour bedroom, three bath home with a master

suite while maintaining the scale and classic lines ofthe original house. The homeowner’s objectives wereaccomplished with the addition of a second 3/4-storythat allowed for the creation of the master suite andadditional bedrooms. The remodel included anexpanded living room with fireplace and a screened-inporch to take advantage of the home’s lot. Interior finishes included wood cabinets, granite countertops,stainless steel appliances, hardwood floors andTravertine and tumbled stone bathroom floors andsurrounds. A detached garage was expanded toaccommodate two cars. And the entire renovation was done while preserving the home’s original frontarchitecture. A combination of cement plank siding,cedar and stone accents around the foundation maintained the home’s character.

Before

The homeowners loved their location and lot

but wanted a home that was far less formal

and more casual while retaining a sense of

elegance. They also wanted to incorporate unique

features to make their home “one-of-a-kind.”

The remodeler met the client’s need to have the

home feel less formal by restructuring the front

entryway for better curb appeal. The addition of cedar

siding, dormers, removal of round columns, addition

of cedar overhangs and custom faux finish on the

existing brick give the home an inviting charm.

This project also won a gold award for Best Green

Remodel 2500+ SF. The whole-house renovation

includes energy savings and a reduction of home-

owner maintenance items. The hardwood floors and

the majority of cabinets were made from reclaimed

wood. In addition, the entire structure was sealed,

vastly improving energy efficiency.

THE STRAIGHT STORY: GREEN REMODELING Everybody wants a great home. We

remodel our homes to improve ourkitchens, our bathrooms, our living

spaces, and our quality of life. Wespend a significant amount of energyplanning and selecting just the rightmaterials or design elements for ourhomes. Many of us have families whomwe care about deeply and we work hardto provide for them and keep themhappy, healthy, and safe.

When most of us were in school weworked hard to get good grades. It wasnot always easy, but bringing home areport card with straight “Ds” was notrewarded. And with good reason. Barelypassing, below average, was hardly anaccomplishment, and definitely notsomething to be proud of. In someareas, our building codes are designedto be just good enough to keep us fromgetting hurt. They are essentially theequivalent of a “D.” However, in somecases, building codes, while still theminimum standard, may be a bit better,but it depends where you live.

When we talk about what a greathome is, we should be talking about

something that is a better than a “D.”This is where green remodeling comesinto the picture. Green remodeling andbuilding are all about going well beyondthe bare minimum to create somethingof quality that is healthy and safe foryou and does less damage to our envi-ronment and our community. Greenremodeling is really about making greatspaces for your family while beingresponsible. However, keep in mind thatdifferent people view green in differentways. Not all green building approachesare also healthier and all healthierbuilding practices are not green.

We all know that Green remodeling isthe right thing to do, and it’s probablysafe to say that there aren’t any buildersor remodelers who do not want to buildgreen. So why isn’t everyone remodelinggreen? It is a bit of a “Catch 22.” Theproblem is that construction profession-als don’t think that homeowners wantgreen, and most homeowners think con-struction professionals don’t want to orknow how to build green. And both par-ties think it costs more. Well, let’s setthis story straight.

MYTH #1Homeowners are not interested in Green.This is obviously not true. Organic foodsales are through the roof. Target is sell-ing bamboo shirts (which incidentally arenot very green), and Ford is producingefficient hybrid vehicles. In a less thanstellar economy, the growth in the sus-tainable and green market continues tobe steady. Why? Because when we havethe opportunity to have healthier, happi-er lives, we choose them. What you, as ahomeowner, need to do is let your remod-eler or designer know that you wantsomething better than a “D” and ask tohave your remodel certified.

According to Michael Lyman, presidentof The Renovation Company, there is sig-nificant interest in green remodeling inthe Atlanta market. “If a person is plan-ning on staying in their home for a longerperiod of time, green remodeling is veryappealing. Whether it means adding foaminsulation, better windows or a new HVACsystem, a focus on green remodelingproducts and techniques is popular.”

MYTH #2Green is expensive. This is also not true.Data from around the country shows thatto build a certified new home adds 2 per-cent to 3 percent to the cost of a home!Experienced green builders actually showa reduction in cost overall as they becomebetter at building. With remodeling youcan often see a reduction in project cost!

“In my opinion, green building startswith the home’s envelope and makingsure it’s sealed properly,” says David F.Radlmann, CGC, LEED AP and CEO ofUrban Eco Group and Heirloom DesignBuild. “Properly installed insulation andair sealing costs nothing more, but cansave energy. And they are just goodbuilding practices.”

A green home typically needs a small-er heating system, which is less expen-sive, and often no air conditioning isneeded, which also saves money. Water-saving shower heads cost the same asregular shower heads and offer the samepleasurable experience. Dual flush toi-lets use a fraction of the water and costthe same to purchase and install, savingmoney on water bills.

Today, ultra-Low VOC paints are thesame price as regular paint but aremuch healthier for your family, as are

No-Added-Urea-Formaldehyde-ply-woods. Your biggest expense comesfrom the third-party inspections thatgreen remodeling requires, but thevalue of having an independent audit ofthe performance and the project seemsworth the minimal cost.

According to Matthew Johnson, pres-ident of Artisans of Atlanta, there arelevels of green. “On one end of thespectrum you have caulking around thewindows and insulation in the attic; onthe other you have tankless waterheaters and solar grids on the roof,” hesays. “So you can begin going greenwithout spending a lot of money.”

MYTH #3Green is too hard. For you, the home-owner, going green in remodeling iseasy. Just tell your remodeler anddesigner you want your project to be asgreen as possible. That is all you haveto do. For the remodeler or design pro-fessional, there is some work involved.Just like school, this requires sometraining and some practice. Becausethe secret to green remodeling is in theprocess and NOT the product, theplanning and design stage is veryimportant and takes additional effortto think things through and considerthe impact of an action.

“We use many of the constructionmethods people consider green on everyproject we do because they are simplybetter processes,” says Radlmann. “Wedo everything we can to provide a betterhouse product.”

“In fact, the 2011 Georgia EnergyCode will soon make many tests forenergy efficiency part of the normalbuilding code,” he comments. “Itemswill include duct leakage testing andblower door testing.”

MYTH #4Green building is for big projects andnew homes. Totally untrue! While LEEDrequires that you practically re-buildyour home, green remodeling projects ofall sizes are happening all of the time;bathroom remodels, kitchen remodels,window and siding replacement, attic orbasement finishing, and, of course,additions.

“Obviously, the larger the remodel themore green options you can employ,” says

Johnson, “but you can start in one roomwith something like low-VOC paint.”

“We just completed a remodeling proj-ect that focused on upgrading the home’senergy efficiency, rather than increasingits size,” comments Lyman. “The home-owner added a new, highly efficient HVACsystem; foam insulated the roof line, acrawl space and the foundation; andadded more energy-efficient windows.”

MYTH #5Green is all about energy. This may be themost commonly misunderstood part ofgreen remodeling. The beauty of green isthat it is a whole systems way of thinking.It gives equal weight to each key conceptand asks us to consider the interconnect-ed nature of the world we live in.

A systems approach means under-standing that insulating the housereduces air infiltration, which means lessfresh air to the occupant. We understandthe link and the danger in insulatingwithout considering occupant health. Asystems approach has us ask the ques-tion about how much energy it took tomake the insulation, what were the envi-ronmental impacts, and what were theimpacts on the installer and the occu-pant when handling this material?

In fact, green remodeling really startswith community and the impact on thehealth and well being of the people man-ufacturing the products, then thoseinstalling the products, and then thoseliving with the products. Communityimpact and indoor environmental qualityare the top concerns. Next is water, thenresource efficiency (which includes dura-bility, recycling, and embodied energy),and then finally energy efficiency.

“Saving energy is usually top ofmind when discussing green, but thereis so much more,” comments Johnson.“For instance, we recycle all of ourconstruction debris.”

The straight story on green remodelingis that it is easier than you might think. It can save you money, it conservesresources, it is healthier for you and yourfamily, and, most importantly, it is theright thing to do. You have the power withyour next remodel to be a force for goodin the world and your community. Thinkabout how hard you worked to save forthat remodeling project, do you reallywant to buy a “D” grade project when youcan have a “B” or an “A” home with lit-tle to no additional expense? Often referred to as the “fifth wall,”your floor and how you cover it canhave a big impact on any remodel-

ing project. Floor covering can affectyour project’s character, durability andbudget.

“Choosing flooring for your homedoesn’t have to be complicated, but youdo need to do your homework,” saysDean Howell, owner of Moda Floors &Interiors. The entire square footage ofyour home needs to be covered withsome type of flooring. You need to think

about how you want the room to look,how you are going to use the space, andhow much you want to spend.

BUILDING CHARACTERFloor covering has a major impact onthe look and feel of a room. The type offlooring you select can help you instill acertain character in your space. Forinstance, if you desire a clean, modernlook, the right tile might help youachieve it. A rustic or “north woods”motif can be brought to life with a woodfloor. The right carpeting might suggestwarmth and comfort.

“Often, people judge the success orfailure of a remodel based on the fin-ishes, materials and colors used,”Howell stresses. “So, flooring can makeor break a project.”

TRAFFIC PATTERNNothing in your home gets more usethan your flooring. So, when selectingany type of flooring, it is critical thatyou consider the amount of wear andtear it is going to get. Consider floortraffic, as well as room usage. Forinstance, a kitchen or main bathroomthat gets heavy use and foot trafficneeds a harder wearing floor coveringthan the master or guest bedrooms.

Other questions to ask yourselfinclude: Do you have children? Do youhave pets? Do you plan on doing a lot ofentertaining?

And while the durability of your floorcovering is certainly a matter of the typeof material you select, the amount youinvest in a particular material can alsohave an impact.

COST/BENEFIT CONSIDERATIONSWhether you are building a home orremodeling a particular space, you willneed to cover the floors. And thatmeans budget appropriately for the typeof flooring you want to install.

“Homeowners need to do someresearch to set their flooring budget,”says Riley Gazzaway, vice president ofthe Atlanta Flooring Design Centers.“Consider what you are trying toachieve,” he advises. “Are you puttingin new flooring so you can sell your

home or so you can enjoy it for another15 or 20 years? Answers to these ques-tions become part of economic and per-formance decisions.”

FLOORING TRENDSFlooring for your home can basically bedivided into two different categories:soft-surface and hard-surface. There aremany different brands and options tochoose from, but basically your choicesinclude: hardwood, laminate, vinyl, tile,cork, bamboo, carpet and linoleum.Whatever you choose, each type hasunique characteristics and advantages.

Hard surfaces—more specifically,hardwood floors—are currently the topchoice of most newly built or remodeledhomes. Hardwood flooring is becomingmore popular in many rooms that haveotherwise been carpeted in the past,and then area rugs are placed on top.Hardwood floors typically have a lowerlife cycle cost than carpet and add morevalue when selling the home.

Other choices for hard surfacesinclude ceramic tiles and laminate,which are also dominating the residen-tial flooring market, and in contrast, thecarpeting trends continue to movetoward softer, textured, and more luxu-rious styles. Area rugs not only addcharm, warmth, and comfort to a space,but rugs are leading the way as thehottest decorating feature.

When choosing flooring options, hereare some options to choose from:

HARDWOOD FLOORSHardwood floors can add old-world ele-gance with modern twists, moving moretoward distressed planks, wider widths,and exotic woods. Depending on howyou want the room to look, hardwoodflooring can be elegant or rustic. Keepin mind when you choose the kind ofwood, you want it to be beautiful as wellas durable. Explore the variety of finish-es, colors, and wood types available.You are sure to find a look you’ll like.

The most popular hardwoods includeoak, then maple, and ash. Specialtywoods tend to be more expensive, how-ever, they are often quite beautiful.Depending on your budget, you may

You can also customize your woodfloor, arranging it in a unique design, orusing different stains. Unexpectedshades of stain can make your floorstand out like no other.

FLOOR TILECeramic floor tiles offer timeless beautyand durability. Travertine tile is alsoanother flooring option becoming moreand more popular. The most durable ofall tiling materials include ceramic tileand natural stone materials, which,when properly installed, can last thelifetime of a house. This durability,combined with the natural beauty ofstone and the fantastic options of tiletypes, colors, patterns, and texturesmakes tile and stone the materials ofchoice where quality and character areimportant.

CERAMIC TILE VS. STONECeramic tile and stone are very differ-ent. Stone flooring can include quarriedslate, limestone, flagstone, granite, ormarble. Natural stone tile is a relativelyaffordable alternative to stone and ismade from real stone aggregate sus-pended in a polymer binder.

Choosing the right stone tile is usual-ly a combination of personal preferenceand budget considerations. Marble andgranite, for example, offer a more for-mal appearance. The more expensive ofstone flooring, marble is an elegant,ornamental stone that takes a high pol-ish. Both sandstone and limestone aremore brittle but less costly.

“The biggest trend we’re seeing inthe use of tile is a move to larger rec-tangular tiles,” says Jessica Sander,director of marketing and communica-tions for Traditions in Tile and Stone.“Instead of the traditional 12” x 12”tiles, homeowners are looking for largersizes like 12” x 24”. Contemporary,cleaner looks are in and gray seems tobe coming back around as a very popu-lar color choice.”

Ceramic tile is made from slabs ofclay that are known for hardness.Ceramic tile may be either glazed orunglazed. Glazed tiles have very hard,smooth surfaces that reject water andstains. Again, this is yet another time toconsider the traffic in the room.

VINYL FLOORINGThis flooring offers so much to choosefrom. You can choose the look of stone,ceramic, and hardwood, and sheet vinyland vinyl tiles are an easy solution for

today’s homeowner looking for qualityand design. Vinyl tiles are also easy toinstall and popular for many do-it-your-self projects. Like vinyl sheet, vinyl tileis durable, affordable, and easy tomaintain. Vinyl sheet flooring comes ina variety of styles from wood looks tonatural stone, to patterned designs.Vinyl sheet is also durable and is aneasy-to-clean floor type that can beinstalled anywhere in the home. It isalso known for its resistance to scuffs,stains, and spills.

CARPETING Once known as the most practical homeflooring, carpet can bring color andwarmth into every room. Your optionsare endless when it comes to patterns,colors, textures, and is still one of thetop-selling floor coverings today.

You may be overwhelmed by themany choices when it comes to carpet.Don't choose carpeting only for its color.Consider the carpet's fibers and con-struction, as well as your lifestyle andhow you use the room it will be in.

Synthetic fibers are made from sever-al artificial materials. Nylon is the mostpopular because of its durability,although it can be damaged by pro-longed exposure to sunlight.

CORK FLOORINGKnown for its comfort to walk on, corkflooring is also very warm, and is gain-ing popularity among older people whoare remodeling their homes while keep-ing “aging-in-place” a priority.

BAMBOO FLOORSAn extremely environmentally friendlyhardwood, bamboo is becoming one ofthe most popular flooring trends.Although it is currently more popular onthe west coast, it is also gaining popu-larity throughout the United States.Technically a grass, not a wood product,bamboo is a renewable resource thatcan be harvested every five years.Additionally, bamboo is actually harderthan hardwood floors, which makes it amuch more durable material.

Ron Cowart and his family havebeen building homes in the Atlantaarea for three generations. So it is

not surprising that, at some point,Cowart Homes would build homes nextdoor to each other. Impressively, CowartHomes was asked back by each home-owner when it came time to remodeltheir basements.

Located in northeast Atlanta, thehomes have a brick and stone design witha craftsman flare. The first home, ownedby Theresa and Michael Simonetto, hada finished basement the owners wantedto renovate; the second was a spechome purchased by Clare Williams andher children, who wanted to finish thespace later.

BASEMENT 1The Simonetto home featured a 2,000-square-foot finished basement whenthey purchased it from the originalowner. Cowart originally designed it tobe part of the home’s living space with

10-foot ceilings and a fireplace.When the Simonettos moved in, so

did their competition-sized pool table.The couple quickly decided to designthe living area around it. Theresa, whoworks in the interior design business,called on her friend Tim Stearns ofStearns Company to help her come upwith the right plan for their remodel.

“Tim is one of those people who canlook at a blueprint and see a greatdesign,” Theresa says. “We took his ideasand turned them into a great space.”

The basement remodel includes alarge billiard/family room with a trayceiling and the fireplace. A second largeroom serves as a media room and thereis a connecting wet bar between thetwo. The wet bar features a refrigerator,sink, ice maker and cooling drawers.There is also a full bedroom suite with awalk-in closet and exercise room.

“We are very happy with the results ofthe remodel,” Theresa says. “We like toentertain a lot. In fact, we had 250 peo-

ple over for a Christmas party and thatwould not have been possible withoutthe new space.”

“We selected Ron as our contractorbecause he and his family have built somany homes in the area,” she says. “Hisfirm has a great reputation. In fact, Ronand Tim are going to work together on ournext project—the addition of a pool witha pavilion and an outdoor fire pit.”

Theresa also has advice for otherhomeowners who are consideringremodeling. “Consider how you wantyour room to function and come up witha detailed plan,” she advises. “Then,find a reputable contractor and monitoryour budget.”

BASEMENT 2When Clare Williams’ friends built her amassage room in her basement twoyears ago as a surprise birthday gift, shedecided to have a professional reviewtheir work. At the same time, she hadbuilt a pool in the backyard for her chil-

dren, so having a place for them to comein and out made finishing her basementa priority. Because Cowart Homes builther house, she saw Ron and his team asa logical choice for the project.

“I wanted a tile floor because mychildren run in and out when they arewet,” she says, “but other than that, Ireally counted on Ron for the design.”

The 2,100-square-foot design fea-tures a room for a pool table, a mediaroom designed for a home theater sys-tem and a wet bar with cherry cabinets,a microwave, sink and ice maker. Thereis also a large bedroom and bath.

“We’re really just finishing the space,”she comments. “We plan on getting a lotof use out of it this summer.”

“I have built two homes from theground up and remodeled three otherbasements and those projects were allstressful and overwhelming,” Clare com-ments. “This project was incredibly easy.Ron was always here and on top of things.I am extremely happy with his work.”

Jamie and Michael Balk originallypurchased a home built in 1957 withthe idea of renovating it and adding

a second floor. After a structural engi-neering examination, however, it wasdetermined that the house had beenbuilt without a sill plate, and was builton fill with insufficient soil preparationand piers. The southeast corner of thefoundation had settled significantly andwas structurally unsound and cracked.

“It quickly became apparent thatthe structure had too many problemsto allow us to renovate it cost effec-tively,” says Roy Aeschlimann, a part-ner in Owings and Aeschlimann inAtlanta, the general contractor for theproject. “So we recommended it bedemolished and a new house be builton the property using the same plansthat would have been used for therenovation.”

PROJECT GOALSMany of the older homes in the area werebuilt in the 1930s and the Balks wantedthe house to fit into the neighborhood.“We wanted the home’s façade to match our neighbors’ homes,” Michaelsays, “which meant we didn’t need a‘McMansion.’ We did, however, wantplenty of space inside the house to meetour needs.”

“Our second goal was to instill theinterior with a higher level of trim thanthe average built home,” he says. So,the Balks brought back some of the1920s and 1930s in the trim used inthe home, including large windows, bigwide baseboards, mahogany panels anda lot of built-in cabinets.

HOMEOWNER DESIGNEDIn fact, Michael designed much of thehome himself and its character reflectshis ideas. “I am kind of a builder person,”he says. “I restore cars and I like to buildthings, it’s just my nature. The concept ofstarting a home from scratch, building it,finishing it and having it completed is thekind of thing that makes me happy,”Michael comments. “If I wasn’t a cardiol-ogist, I’d be a builder or an architect. AndI got a few ideas from This Old House,”he chuckles.

A DAZZLING NEW HOMEThe outside of the new home features aTudor style with a little bit of Frenchand English touches. It touts brick andstone with cypress siding as an accent.It is the inside of the home, however,that sets the project apart from others.

A foyer with a black walnut and oakflooring greets visitors upon enteringthe front door. To the right is a parlorlibrary with a cove ceiling and a solidmasonry fireplace. Then you walkthrough to another foyer where the stair-well goes to the second floor. This areahas space for the family’s baby grandpiano. From there you move into theden with built-in cabinets, large win-dows overlooking the backyard, pooland spa, and a second fireplace.

Moving across the back of the homefrom the den is a wide open kitchen fea-turing a center island and an eating areathat has built-in seating. White customcabinets, granite countertops and stain-

less steel appliances create a beautifulyet functional workspace. The kitchenleads into a screened in porch with a con-crete and stone floor and the home’s thirdfireplace. The first floor also includes oneof the home’s five bedrooms.

At the top of the stairs, the home’ssecond floor has four bedrooms and anupstairs laundry. Highlights include themaster bedroom, master bathroom anda large bedroom for the Balk’s 10-year-old daughter.

The biggest room in the house, thisbedroom features a vaulted ceiling, abuilt-in desk and a reading area with awindow seat. It also houses a walk-incloset and a really vivid glass tile floor.A stained glass window that has dia-mond-shaped glass looks out over thefront of the house.

“When you are outside looking upand my daughter has her lights on, thestained glass window is just beautiful,”Michael says. “It really helps set off thehouse.”

SIGNATURE ROOMSAccording to Michael, his favorite room isthe parlor library. The fireplace and coveceiling combine with the mahogany trimto create a warm and cozy feel to thespace. “This is one of the most beautifulrooms I’ve ever been in,” Michael com-ments. “You are surrounded by this darkbeautiful wood paneling and dark glazing.With the fireplace, it is very inviting.”

The outdoor porch is a family favorite.The screened in space is a cedartrimmed brick porch with a blue stonepatio and an outdoor fireplace with araised hearth. “In Atlanta you can sit outthere most of the year,” Michael says.“We have a kitchen table out there adja-cent to the grill so we can grill out or sitand relax overlooking the backyard witha roaring fire. It’s really wonderful.”

SELECTING YOUR CONTRACTOROwings and Aeschlimann first workedwith the Balks on a previous home ren-ovation. So when it came time for thisproject, Michael asked them to workwith him again.

“When you select a contractor, youwant honest trustworthy people who willdo a high-quality job and respect vari-ables like cost and quality and find

the right balance,” he stresses. “Havingworked with them on a previous homeremodel, I knew they were the right peo-ple and I did not need to bid out the job.”

According to Roy Aeschlimann, thefeeling is mutual. “Working with theBalks is a pleasure and a privilege,” hesays. “Michael knows where he is goingand what he is doing. He usually knowsthe answer to his question before heasks it, but he wants your ideas.”Thanks to his preparation, the eight-month project went off smoothly.

ADVICE TO OTHER HOMEOWNERSNow a veteran of two major home reno-vations, Michael has advice for othersconsidering remodeling. “Rule numberone, do what you want, not what yourarchitect tells you to do,” Michaelemphasizes. “You know what yourneeds are, so think carefully about rec-ommendations from other people. If itis not something you want, do not wasteyour money. You will walk away latersaying ‘why did I do that?’” he says.

Rule number two is to make sure youchoose a builder with whom you cancommunicate. “Discuss ahead of timehow you will communicate during thejob,” Michael advises. “Whether youstay in contact using e-mail, in writing orface-to-face, you need to meet frequent-ly so you both stay on top of the projectand any issues that might crop up.”

EARTHCRAFT HOUSE (ECH)EarthCraft House is a voluntary building program that pro-vides a model for healthy, comfortable homes that reduceutility bills and help protect the environment. The EarthCraftHouse certification process follows a checklist designed toverify that each home features an energy-efficient buildingenvelope and systems; high-performance windows; properlysized heating and cooling equipment; and energy-efficientlighting and appliances.
