Expert Q&A

A:

I want to update my staircase. Where do I start?

A staircase makeover is usually replacing the carpet with wood and changing out the balusters (sometimes called spindles or pickets), handrails and posts. First try to determine if you have real wood under the carpet. The only way to do this is to pull back the carpet far enough to see what is underneath.

Unfortunately, you cannot assume if you have exposed wood on the edges that there is usable wood under the carpet. Many times it is plywood or pine underneath the carpet. You will need to decide if you want painted or stained risers. Risers are the piece of wood that is to the back of and perpendicular to the tread (what you step on). Look at pictures to determine your preference. If you stain your risers, the wood stain color becomes very dominant. A painted riser makes it easier to differentiate each tread and draws your eye toward the staircase. If you are replacing your balusters, you will need to select your style and pattern. Depending upon the detail of the makeover, your redo may take just a day or as many as 5 to 6 days.

MOSAIC Group [Architects and Remodelers] Wins Project CompetitionMOSAIC Group [Architects and Remodelers] took home three awards in the recent North American Deck and Railing Association (NADRA) annual competition, held in Chicago. NADRA is composed of deck builders, manufacturers, dealers/distributors, wholesalers, retailers and service providers to the deck and railing industry.

The Atlanta-based company won Best Overall Project and Best Covered Deck for a Buckhead project that included a small sun deck, an outdoor replace, a grilling and food preparation area, table seating for eight and a large area in which to relax or entertain.

“The client asked us to design and construct a new porch from low-maintenance materials. The porch project includes a pressure-treated pine oor, a beaded board ceiling, custom cabinetry, granite counter tops and WindsorONE trim board,” says Rick Goldstein, registered architect and co-owner of MOSAIC Group [Architects and Remodelers]. “Our design ts in seamlessly with the existing house’s architectural style, and we even changed the landscaping for access into the porch.”

What’s Your Home Improvement Vision for 2014?

For the third consecutive year, MODA Floors & Interiors and Agape Community Center, a nonprot organization, continued their Extreme Bedroom Makeover partnership. During the one-day event, MODA team members remodeled a bedroom for eight children in the Bolton Road community in Northwest Atlanta. Agape expects to provide 13 children with new bedrooms by the end of November through similar partnerships with local companies such as MODA Floors & Interiors. Rooms To Go provided new bunk beds for the project, and Rosing Paint Center donated paint and supplies. MODA team members accessorized the bright blue bedroom with zebra comforters, colorful pillows, tree wall decals, and new ooring. “This is a highlight for us each year,” said Dean Howell, president of MODA Floors & Interiors, a oor and window coverings resource in the West Midtown Design District. “The kids are always very appreciative of their new spaces. We think the Agape Community Center is doing good work in the neighborhood it serves.” Agape Community Center provides afterschool programs and family services that focus on academic achievement, character development, reading prociency by third grade, high school graduation and post-graduation planning and placement. Atlanta’s design experts share thehottest trends for 2014

By Karon Warren

esignyour best year yetd

With the start of a new year comes a turn to new designs and trends for the home.

Every aspect of the home will see some change to a certain extent, although it

won’t stray far from tried-and-true design aesthetics. “The boldest designs for 2014

are based on classical styles,” says Ann Wisniewski, ASID, president of AJW Designs

Inc. in Roswell. “Keeping it simple is the key to the classic, elegant interior, but try

to introduce trendy elements that can be changed easily.”

Several of Atlanta’s design experts shared with us their thoughts on what will be

hot in homes for the next 12 months.

Wall wonderAccording to Laurie Laizure of Customized Walls, design experts throughout the country are

calling for wallpaper as one of the hot trends for the year ahead. But for some, the idea of

wallpaper is scary because they see it as a commitment and difcult to install and remove.

However, says Laurie, “this is why I was drawn to a poly fabric material that has a repositionable

adhesive. You can stick it on and peel it off without damage [to walls]. More importantly, you

can print almost any pattern or even photographs wall size.”

Turning to textureHome design for 2014 appears to be centered on comfort and texture. “Tactile touches

like sheepskin rugs, suede seating and silky curtains all mix together to provide a sensory

experience,” says Vicki Gladle Bolick of Bolick Interiors in Cumming. Incorporating handmade

items like chunky knit pillows or rag rugs also will be prevalent. “Sparkling embellishments will

be hot on the home front and will be seen in accessories, pillows and lighting,” Bolick adds.

According to Jessie Danielle LaFalce, owner and president of Jessie Danielle

LaFalce, Interior Designer & Lifestyle Consultant in Atlanta, texture will coalesce

into a popular 2014 style trend: coastal decor. “What used to be relegated only to

beach houses along the East and West coasts is being incorporated into homes

throughout the entire country,” she says. As such, she says, coastal design works

best when mixing many different textures, such as washed woods, natural

reeded rugs and tiles that are glazed in watery blues and turquoise.

Awash in colorIn 2014, the general census for top colors focuses on blues, yellows and grays.

“I feel like we will be seeing more blues in many different shades, from light

sky blues like Benjamin Moore’s ‘Breath of Fresh Air’ to deeper cobalts and

more traditional blues like Benjamin Moore’s ‘Williamsburg Wythe Blue,’” says

Constance Raines, principal/owner of CF Raines Interior Design Inc. in Decatur. “I

think the mustard colors may make a bit of a comeback in small amounts with

these blues, being a complementary color, and I think greens in shades of jade

and emerald will continue to inspire and be seen in 2014.”

Rachel Livingston Greathouse, owner and designer of Rachel Greathouse Design

in Milton, says she thinks warm grays will remain constant as a go-to neutral.

This is reected in Sherwin-Williams’ new Reasoned and Diaphanous palettes.

“The popularity of gray continues to elevate, and I feel it’s replacing beige,” says

Jackie Jordan, director of color marketing for Sherwin-Williams.

Furnishing styleFor the coming year, expect furniture to be paired with interesting materials. “I

believe we going to see some stunning modern designs using natural materials

– thick-cut wood tops, soft upholstery – that are made with straight lines,” says

Peter Hemerlein, vice president of English Classics in Atlanta. In addition, Joann

Kandrac and Kelly Kole, interior designers with Kandrac & Kole Interior Design

Inc. in Kennesaw, say they expect color blocking on upholstery, inlaid bone on

tables and chests and geometric shapes, as well as the repurposing of antiques

using paint and current fabrics.

Also, furniture will feature clean lines and more of a modern trend. “Look for

more balanced scale showing up in lines of upholstery as well as case goods,”

says Debby Hall, founder and president of Hall & Company Interior Design in

Atlanta. “Heavy carving is out, and simple classic lines are making a comeback

but often with a twist, a bit of an edge.”

Light it up New innovations in energy-efcient lighting also will impact 2014 home

design trends. “The huge amount of design choices and improvement in color

temperatures and affordability in LED lighting and light xture styles will bring

excitement and many possibilities,” Raines says. “Outside illumination with LED

xtures will offer more design options for outdoor spaces, updating our homes’

lighting and also help in saving on our electrical bills. Sculptural glass lighting

in a variety of colors for both interior and exterior will be coming in more

mainstream designs.”

Specically for interior lighting, Michael Fortson, showroom manager for

Illuminations, which has a location in Atlanta, says lighting should be a key

element in home design. “Do not be afraid to make a statement with your

lighting,” he says. “It can be the focal point of a room. Don’t make your lighting

an ‘afterthought.’”

One way to do this is by mixing contemporary lighting with Old World-style

interiors, Fortson says. “Europe has been doing it for hundreds of years,” he says.

“It is becoming much more acceptable, especially in kitchens with your stainless

steel appliances.”

Popularity contestAlthough home experts agreed on many home design trends for 2014, they took

their own stance on which rooms would be the “hot” choice for this year. For

instance, Don Hagemeister, president and CEO of Totally Dependable Contracting

Services LLC in Marietta says master bathrooms are “hot” because people are

busy and need a space to unwind. Phil Saylor, owner and director of architectural

design for Tuscan Stone Mantels LLC in Norcross, says media rooms and outdoor

kitchens are top choices. But Hall votes for the home ofce. “With so many people

working from home either on a part-time or full-time basis, there is more need for

efcient, functioning work spaces,” she says.

The kitchen ranked high as well. “This hasn’t changed much as it is the hub of the

home and where homeowners spend the most of their time,” Kandrac and Kole

say. Along these same lines, Bolick opted for the living room. “More people are

staying in and going out less,” she says. “So the rooms are becoming more relaxed,

livable and tactile.”

For Raines, the master bedroom suite will be important in 2014. “A feeling of

security is a continued emotional need for everyone,” she says. “The bedroom as

a secure retreat with luxurious linens and bedding will continue to be a way to

provide that feeling.”

Of course, with Atlanta’s mild climate, John Beach, partner with Paces Construction

Company in Atlanta, says outdoor rooms and living spaces will continue to be in hot

demand. “Covered decks and patios with comfortable all-weather furniture, dining

areas, fans, lighting and TV/audio systems can be decorated as casual extensions of

the home for family relaxation and entertaining,” he says.

Continuing to improveWhen it comes to home improvements trends, two key rooms remain at the top

of the list: kitchens and bathrooms. “There is a continued focus on enlarging and

opening up older, smaller kitchens that are separated from other rooms in the

house,” Beach says. “People spend 40 percent of their remodeling dollars on their

kitchens, and all age groups now want larger open layouts.”

Homeowners are looking for more functional kitchens now that they are

entertaining at home due to the recession, says Alison Weidner, architectural sales

manager for Poggenpohl Atlanta. “People are using their kitchens, and they want

the best quality they can afford,” she says. “They are making an investment and

want a good return on that investment.”

The same could be said for bathrooms. “If you add a bath to a smaller home, you

have increased the value, in most cases more than the cost,” Saylor says.

With a new year comes new ideas and a desire for a fresh start. These home

design trends certainly give homeowners a great, stylish place to begin.

A Message from Brad Cruickshank President of NARI Atlanta 2014

After four difcult years, sales of existing homes are strong. Home purchase is a popular time to begin a remodeling project. Home valuations are rising. And many homeowners have traditionally nanced home remodeling projects by leveraging their equity. Remodeling is back! We see further conrmation by The Joint Center for Housing Studies of Harvard University who’s Leading Indicator of Remodeling Activity (LIRA) predicts continued strong gains well into 2014.

The recession was tough on many and remodelers and those in related industries were not spared. The good news is that the survivors are among the strongest, best managed, and most professional firms. NARI is the association of professional remodelers. So with the rebound in remodeling we see a rebound in NARI Atlanta membership. And industry related vendor and special service contractors can enhance their businesses by doing business with NARI remodelers.

NARI Atlanta provides area remodelers with vital education and networking opportunities which enhance their businesses. And our four annual premier events (NARI Golf Tournament, The Cutting Edge educational seminars, Tour of Remodeled Homes, and Contractor of the Year Awards) attract new members and improve NARI Atlanta’s visibility in the community.

If you are a remodeling professional and are not a NARI Atlanta member; become one!

If you are a metro Atlanta homeowner planning a remodeling project, consider the best and choose from the enclosed list of NARI Atlanta members.

Landscape Resolution #1: A lawn that’s not a yawnThe lawns of Atlanta homes have historically been Bermuda or Fescue, according to Jutt Howard, director of sales and scheduling at North Georgia Turf Inc. (NG Turf). But in recent years, locals are seeing the benets of Zoysia lawns. Because of this trend, turf breeders are developing new varieties of Zoysia, including one brand-new variety that’s gaining attention as the turf being installed on the Rio de Janeiro golf course for the 2016 Summer Olympics rst-ever golf event. It’s called Zeon Zoysia, and “it has quickly become the industry leader for an all-around turf,” Howard says. The turf variety features a ne, thin blade, a very low fertility requirement, a beautiful, natural color and excellent shade tolerance.

Also, NG Turf’s partnership with Texas A&M University has recently resulted in a new variety of Texas Bluegrass turf. “It’s a variety we feel can better handle the climate of Georgia,” says

Jutt Howard with NG Turf. “This gives users who want a year-round green lawn a new option that is better adapted to our heat and humidity than fescue.” He adds that the new Bluegrass will recover more easily from trafc, and overall maintenance is much improved when compared to fescue. Howard says, “The variety is currently having seed-production evaluations done in Oregon to see if it can be grown from seed, as well.”

Landscape Resolution #2: A blooming springOne of the most prominent, ubiquitous owers is the petunia—so it’s difcult for a new variety of petunia to garner excitement when there are hundreds of varieties already available. But the new Cha-Ching Cherry Petunia has done just that: generated a lot of buzz, recently earning the 2013 Reader’s Choice award by Greenhouse Grower magazine. “New for 2014, Cha-Ching Cherry

Zeon Zoysia

Petunia is something special,” says Phyllis Long of Redbud Lane Nursery in Holly Springs. “We produced a small crop of this petunia for the fall [2013] and we were surprised at how much we liked it despite our ho-hum weariness with petunias overall.” Kellie Bowen with Full Bloom Nursery in Clermont agrees. “In a market saturated with beautiful vegetative petunias, this one from Ball FloraPlant is a remarkable standout,” she says. “The ower’s rich, wine-red color with creamy-white pinwheels and a kiss of almost chartreuse in the center make it a versatile container-garden component or a lovely hanging basket.”

The Southern Living Plant Collection’s newest hydrangea, the Dear Dolores (Hydrangea macrophylla ‘Wyatt LeFever’),

rst produces its pastel blooms in spring, then reblooms throughout the summer and fall months. A fast-growing deciduous shrub (plan for it to grow 5 feet tall and 5 feet wide) with bright-green foliage, the Dear Dolores Hydrangea’s owers are blue in acidic soils and pink in alkaline soils. “It’s an excellent choice for shady border planting,” say the experts at Plant Development Services Inc., creators of the Southern Living Plant Collection.

Another hydrangea to check out is the Fire and Ice (Hydrangea paniculata) shrub from Ball Horticultural Company. This new panicle hydrangea changes bloom color every few weeks—from cream-colored owers in the late spring to cotton-candy pink in midsummer to deep magenta/burgundy in the late summer

and throughout the fall. “It makes a stunning focal point!” Bowen says, adding, “Unlike the old-fashioned blue/pink ‘mophead’ hydrangeas, all panicle hydrangeas need several hours of sun to bloom, and they bloom on new wood.”

Do you love pink? Then watch your garden burst into your favorite color with the new Pink Explosion Azalea. Offered by the Gardener’s Condence Collection through McCorkle Nurseries, the unique variety features a compact habit of 3 to 4 feet in height and width, with repeat blooms in both the spring and the fall. “The evergreen foliage makes it an ideal choice for planting in mass or incorporating into a shrub border,” says Jaydene Reardon with McCorkle Nurseries. “With little need to prune,

it is low maintenance and perfect for naturalized areas such as woodland gardens.”

If, by the time the winter is over and spring rolls around, you’re longing for that fresh-ower smell every time you step outside the house, the Scentsation Gardenia (Gardenia jasminoides ‘Leetwo’ PPIP) is the plant for you. Another member of the Southern Living Plant Collection, this shrub is compact (it grows approximately 3.5 feet tall and 4 feet wide) and offers tiny, fragrant white blossoms over its dark, evergreen foliage from late spring through fall.

Landscape Resolution #3: Fall owersBy the time autumn rolls around, your landscape is ready for a refresh of color. Check out the Ornamental Onion

(Allium senescens ‘Blue Eddy’)—it provides interesting foliage in addition to great owers. “Alliums are fabulous for tucking into nooks and crannies throughout the perennial garden, rock garden or in container compositions,” says Kacey Cloues, store manager for Garden*Hood—Plant Atlanta. She notes that the Ornamental Onion’s bluish-green leaves “grow in whimsical whorls that swirl in a compact clump,” and that in late summer/early fall, the plants are “topped by globes of lilac-lavender ower clusters,” growing about 8 to 12 inches tall in areas of full to partial sun.

A new addition to the ever-growing sedum lineup is Proven Winners’ Garnet Brocade. Blooming August through October, this plant grows 16 inches tall, “but trimming it in the spring will allow it to branch,” advise Ken Hall and Marie Forrester with Hall’s Flower Shop and Garden Center in Stone Mountain. The best part: its burgundy stems, foliage and blooms. “It makes a beautiful red statement,” Hall and Forrester say.

Landscape Resolution #4:

Fill in the gaps

One of the more dif cult landscape elements to plan is the

in-between spots, where you need a “ ller.” These spots are

perfect for tall grasses; Cloues points to two new offerings: Big

Bluestem Grass (Andropogon gerardii ‘Indian Warrior’) and Korean

Feather Grass, also known as Diamond Grass (Calamagrostis

brachytricha). “Big Bluestem is a native American prairie grass

with a strongly upright habit,” she describes. “Its blue-green

foliage takes on hues of dusky maroon in mid to late summer,

and its feathery in orescences are borne on distinctive red

stems—extremely eye-catching, even from a distance!”

As for the Korean Feather Grass, Cloues exclaims: “Finally, a tall,

plumy grass for shade! If you’ve been coveting airy, ethereal,

waist-high grasses but don’t have a sunny spot in the garden, this

is the grass for you.” This variety grows 4 feet tall (when in bloom)

and has bright-green foliage with wispy plumes of pinkish-tan

in orescences in late summer. “Leave the foliage standing through

winter, as it provides valuable shelter for birds and wildlife, and it

looks beautiful with a light dusting of frost,” she adds.

Landscape Resolution #5: Resist pests, attract butter ies and hummingbirdsTo resist deer and gain a striking, star-shaped oral aesthetic in your landscape, check out the Southern Living Plant Collection’s Miss Scarlett Illicium. This dense-growing shrub’s brilliant, uniquely shaped crimson blooms appear in spring against

a background of glossy green leaves, growing as large as 4 feet wide and 6 feet tall.

Another new deer-resistant shrub is the Florida Sunshine Anise (Illicium paryiorum), an evergreen that typically grows to 5 feet tall by 3 to 4 feet wide. “It has chartreuse gold foliage during the spring and summer, and in the fall, the leaf color turns to a bright yellow and the stems turn vivid red,” Bowen describes. “Florida Sunshine is a wonderful evergreen for adding interest and color to shady gardens—a great way to brighten up dark places!”

To resist rabbits, the scented foliage of geraniums work well, and Garden*Hood—Plant Atlanta is introducing a new variety to its shelves this year. “We’ve long been fans of Geranium ‘Biokovo’ and Geranium sanguineum, but now we’re excited to add a new purple-leafed variety of hardy cranesbill to the mix: Geranium pretense

‘Dark Reiter’,” Cloues says. “Vibrant bluish-lilac owers cover the plant in late spring/early summer—and sometimes sporadically through the fall—but the real treat with this plant is its distinctive plum-colored foliage. The highly dissected leaves provide fantastic texture and look smashing paired with golden-leafed hostas and coralbells, blue Carex ‘Hobb’, leathery-leafed hellebores and delicate ferns.” She adds that in the Atlanta area, the plant performs best in spots that get strong morning sun and afternoon shade, or ltered light all day. It will grow 8 to 10 inches tall and about a foot wide.

An old-fashioned shrub making a comeback is the weigela, providing season-long interest. Its newest variety by Proven Winners is the Sonic Bloom, available in both pearl and red colors. “The red is a lipstick color that attracts hummingbirds all season,” Hall and Forrester say. The shrub’s biggest bloom

time is in May, but it reblooms through the summer and fall until frost.

“One of the most exciting and popular introductions is the release of miniature buttery-bush varieties,” Bowen says. “They will truly change the way you think about the buttery bush—no more taking over the whole ower bed or smothering other plants nearby!” Bowen points to Proven Winners’ Lo & Behold Blue Chip and Purple Haze buttery bushes—both of which grow to just 3 feet tall and attract butteries and hummingbirds. “The unique, horizontal low-spreading habit and feathery deep-green leaves hold loads of dark-purple ower spikes that radiate outwards like purple pinwheels,” she describes.

Whatever your landscape goals are, this year promises to be full of budding beauty!

This 130-year old historic West End Atlanta home (circa 1884) started out as a classic one-story

craftsman style house. The simple layout took advantage of the large attic space and hip roof with

an altered roof line in the back adding enough square footage for two large bedrooms, a living

space, bathroom and laundry upstairs. A kitchen and large master bath were added to the main

level, creating space to add closets to the existing two bedrooms on the rst oor.

The homeowner, designer Barbara English, retained and restored all of the original heart of pine

oors, doors and windows and added a historic window salvaged from an iconic church renovation

during the 1970s, and 8-foot-by-8-foot skylight at the top of the new stairwell. The cabinets and

extensive trim in the house were custom made to replicate the original trim. Original doors were

refabricated to create leaded glass French doors mirroring the church window. All ve coal-burning

replaces in the home have been converted to working wood-burning replaces with gas starters.

Insulation was added throughout, and a tankless hot water system, along with a new roof, added to

the efciency of this home. Electric and plumbing have all been brought up to code.

English stresses the importance of honoring the style of homes in historic neighborhoods while

updating them to be more functional by today’s standards. She favors a touch of whimsy and color

on the walls and 14-foot ceilings to keep the look current and counter the potential heaviness of all

the wood trim. The lighting has been carefully selected to be appropriate for the period of the home.

Special thanks go to The Lighting Loft (www.lightingloft.com) for much of the recessed lighting,

It’s only a narrow strip of metal. It can’t be all that important! But when that narrow strip of

metal is deck ashing, it is vital. Like all kinds of ashing,

this little metal strip is there to make sure water does not go

where it can do substantial hidden damage over time.

The critical nature of this tiny construction detail was

conrmed during a recent deck tear-off. The existing deck

had been neglected for years, and even pressure-treated

wood is not immortal. Periodic application of wood sealer is

required not only to preserve the appearance of the deck but

also to protect the wood from deterioration. This particular

structure was past the point of salvage and a simple

replacement was needed. But in the building trade, simple

things can become really complicated when the demo

process gets under way.

The deck itself was attached to an extension spanning the

rear of the home—an extension that was itself supported

by metal posts and was, effectively, a second story over a

concrete patio that formed the entry to a daylight basement.

This extension contained an ofce and library, a laundry

room and a kitchen. Lots of weight! Hope the picture is clear.

As the demo process proceeded, it was clear that certain

shortcuts had been taken during deck construction. Let’s

just say that it was only through the intervention of angelic

beings that it had not previously taken the 10- or 12-foot

trip to ground level. The problem now painfully evident was

the effect one of those shortcuts had on the structure of the

main house. That shortcut was to omit deck ashing.

A deck is a at surface framed on a band to which

perpendicular joists are attached, and upon those joists

the deck boards themselves establish a pretty effective

catchment for water. The band is bolted (or in this case,

nailed) to the rim sill of the home, and the broad contact

between the home’s sill and the band to which the joists

are attached is a perfect place for water to collect. Water

rots wood. This uncomplicated formula points to the need

for deck ashing. That narrow strip of metal has a standing

portion that goes under the home’s siding or is let into the

brick mortar joint and it has a horizontal portion that laps

over the decking boards. The gap between the band and the

sill is closed and water is not drawn into the hiding place.

Omit deck ashing and please refer to the phrase above:

“Water rots wood.”

In this particular case, the rot to the main sill of this

overhanging portion of the home was so extensive that there

was real concern about immediate collapse. Supplemental

supports were quickly installed, the rotted framing cleared

away and fresh lumber put in place to carry the load. In the

original construction, pennies were saved by neglecting the

ashing. That decision added substantially to the cost of the

deck replacement and could have resulted in major damage

to the home. Talk about “penny wise and pound foolish”!

On-the-Go Security Keep an eye on your home from anywhere

Mike Collard, Ackerman Security Systems Sales Manager, started in the security industry in 1982 in Miami Florida with Rollins Protective, eventually becoming the National of Sales and Training Director. Mike joined forces with Ackerman Security Systems in April of 2009 as the Residential and Light Commercial Sales

Manager. He has helped lead Ackerman in becoming one of the fastest growing security companies in North America and the largest in the Atlanta marketplace.

New technological developments in home security let you keep a watchful eye on your home from wherever you are. Using a web-enabled device and connected video cameras, you can view live feeds of what is happening at your home, and even receive video and picture notications on your mobile device.

Remote access to your security system allows you to do a variety of things, including:

Look in on the babysitter or nanny. Stop worrying whether the person you left your children with is doing his or her job. Video cameras allow you to see exactly what is happening when you’re not there.

Investigate security notications. If you receive a security notication that one of your security sensors has been tripped, you can check on it immediately with live video.

Protect your family. You can use your system’s video cameras to check in on elderly family members, ensure no one is unsupervised in the pool and more.

Ensure your kids arrive home safely. Get instant notication of the alarm being disarmed and front door being opened.

Arm your system from afar. Have you ever driven away from home without arming your alarm? You can activate your security system with a push of the button.

Watch over multiple homes. Have a vacation home or investment property? Manage multiple locations from one single device.

Save energy and money. Use your mobile device to quickly and easily turn off the lights in your home or adjust your thermostat remotely.

Have peace of mind. You will never again have to wonder if your home is safe and secure. Simply log into your security system on a web-enabled device and see live video for yourself.

Projects for your home can be fun, bringing new life to rooms and giving your family a way to

create something together. However, we all know this is not

as easy at it seems, since each person brings his or her own

set of priorities that can affect the process (especially if both

parties tend to be stubborn!).

Since my family tends to be on the stubborn side, I created

this compromise that will empower any family to work

together to accomplish mutually agreed-upon priorities that

work within your budget.

1Focus on one room of your house at a time. Have

everyone write down everything needed to make each

room complete for him or her.

2Combine the list for each room into a spreadsheet. Put

all priorities into one column, discussing duplications

and changing or deleting them.

3Assign a column next to the priority column to

each individual family member. Have each member

privately rank each item from 1 to 10 (1 being lowest

priority), keeping the budget in mind. After one person ranks

everything, hide the column and give to the next person.

4After everyone ranks the items, use the last

column to display an average ranking for each

project.

5Sort the list by the averaged-out priorities. Go

through the ranked priorities in order and discuss

and agree to start your home projects using this list.

Feel free to add action plans, deadlines and notes in the

other columns.

My family has used this method for years, and it has truly

stopped some “discussions”, putting us on the path of

really working together with all our individual priorities

heard and acknowledged. Remember to keep these lists

after you use them—they are fun to review down the road,

smiling about what you all created together.

Expert Q&A

Risers are the piece of wood that is to the back of and perpendicular to the tread (what you step on.) Look at pictures to determine your preference (Pinterest and Houzz are great places to see staircase pictures.). If you stain your risers, the wood stain color becomes very dominant. A painted riser makes it easier to differentiate each tread and draws your eye toward the staircase. If you are replacing your

balusters, you will need to select your style and pattern. There are websites that allow you to “drag” different balusters in various combinations onto

MOSAIC Group [Architects and Remodelers] is a design/build rm with Indoor and Outdoor Living Divisions. It is co-owned by William Fadul.

A pre-spring preview of the newest and best plants and grasses coming to a landscape near you

ou resolved to have a beautiful

landscape this year, and we’d like to help you

achieve that! In response to our search for the newest and brightest bloomers being sold in 2014, local plant experts have offered a host of recommendations.
