Neighborhood & City Benefits
Since ZETA’s structures are primarily completed in
the factory, there is minimal site and neighborhood disruption during on-site construction. This means
minimal dust, noise, and impact on the land. The
remaining, less disruptive, on-site work including delivery, installation, set and finish creates local
green jobs and economic development through local materials purchases and contracts. And, with
lower cost construction, electricity bills, and
maintenance costs, cities can more readily meet their affordable housing goals.

High Performance
ZETA’s innovations and precision building produce homes that are more comfortable, healthier, and more
energy efficient than standard homes. Off-site
fabrication and special materials reduce the opportunity for mold and moisture; soundproofing
design and building products enhance livability, a particularly important consideration in urban infill; and
a range of systems and materials ensure high levels of indoor air quality, consistent ambient temperatures and
a toxin-free environment. Numerous energy and water
saving strategies are employed for maximum sustainability.
Cost
ZETA designs homes to use significantly fewer resources than comparable standard homes. Our
precision-building process also decreases construction waste by over 50% compared to site-built construction.
Shorter construction time reduces holding costs and
improves opportunities to secure construction financing And, ZETA provides every developer and public agency
with a fixed budget for construction, delivery and installation – no surprises, no cost overruns.
Time
ZETA homes are constructed and delivered 50-70% faster than site-built homes. Construction of the
foundation and the units occurs in parallel rather than
linearly. And with an off-site facility and just-in-time inventory system, there are no weather delays,
material shortfalls, worker downtimes, or unanticipated site issues that cost valuable time.
Superior Quality and Durability
By fabricating off-site and employing proprietary innovations for the building envelope and mechanical
systems, ZETA achieves higher quality while reducing
waste and cost. We start with dry lumber and frame indoors with jigs and pre-cut material to produce
structures with better dimensional control, strength and rigidity. ZETA’s waterproofing and mold resistant
strategies and materials exceed conventional building.
Installing high performance materials off-site allows for better control, greater worker access and an efficient
fabrication sequence. As a result, ZETA‘s building envelope is more reliable than conventional
construction. And, most interior finishes are installed in the factory, further improving quality and reducing
cost.
Building Code Compliance
ZETA homes meet and exceed local and State of
California building codes and energy efficiency
standards for permanent, site-built structures and for modular construction. In addition, ZETA homes exceed
Title 24 by over 20%. In accordance with the State of California Department of Housing & Community
Development’s modular housing policies, third-party building inspectors evaluate and provide the seal of
approval for off-site construction at ZETA’s clean tech
facility. Local building departments inspect and approve the on-site construction of the foundation, utility
connections and the finished home. ZETA’s world class team of engineers with California seismic code
experience has designed a structural package that can
