Definitions ACTION
We all need to speak the same language. Following are the terms to be used when making reference to commissioning activities on this project:
1. Factory Testing: It is the responsibility of the contractor supplying the equipment to schedule factory testing as specified and provide all results for inclusion into to the final commissioning report.
2. On-Site Testing (Static Testing):
Includes testing of items such as pressure testing and megger testing as indicated within the “Commissioning Activity Tracking Report”. Witnessing of these tests is requested by the contractor with advanced notice as specified. Tests are typically witnessed by the General Contractor and/or other 3rd party, Owner and/or Consultants as specified. Forms typically provided by FCS, but can be provided by the contractor. Contractors to provide, for review, the forms they intend on using.
3. Installation Verification:
Once installed, Focus Commissioning Services Ltd, with the assistance of the installation contractor, performs installation verification of “Systems”, such as AHU’s, Heating Plant, VAV boxes. Forms typically provided by Focus Commissioning Services Ltd.
4. Manufacturer Start-up:
Typically performed and reported by the manufacturer’s representative. This includes manufacturer start-up of systems such as VFD’s, Chillers or Controls. Focus Commissioning Services Ltd to be advised when scheduled. FCS may attend as required. Manufacturer to provide completed and signed manufacturer startup and verification reports. A “04_010001-Manufacturer Startup Form”, as supplied by Focus Commissioning Services LTD and included within the Commissioning Binder can be used for simple system start-ups, such as those performed by the contractor, rather than the equipment supplier.
5. Functional Verification:
Final functional verification of “Systems”, such as the verification of control sequences or Emergency Panic System functionality. This is witnessed by Focus Commissioning Services Ltd and/or other 3rd party, Owner and/or Consultants as specified. Forms typically provided by Focus Commissioning Services Ltd.

Factory Testing: ACTION
1.1.1 Factory Testing requirements were reviewed. Factory Testing to be performed and reports provided per “Testing-Factory-Tracking”. All

2.1.4 It was agreed that duct pressure tests per “02_010500 Pressure Test Ductwork – low pressure” would be performed on 2 duct systems only. First duct pressure test to be performed on a main system (ie roof AHU supply duct) and second duct pressure test to be performed on a secondary system (ie Heat pump supply duct).

2.1.5 On-site testing forms as included within section “02_010000-Testing-Onsite” of “F1301 - Merck South Expanssion - Commissioing Binder 5Aug13 Draft-Summary.pdf” can be used for test reporting. Alternatively, contractors may use their own on-site testing forms as long as these are equivalent to these forms.

Installation Verification: ACTION
3.1.1 Installation Verification requirements were reviewed. Installation verification to be performed by Focus Commissioning Services Ltd (FCS). During installation verification, FCS may require assistance from the contractor.

Manufacturer Start-up: ACTION
4.1.1
Manufacturer Startup requirements were reviewed. Manufacturer Startup to be performed by the contractor and/or his manufacturer rep where required. All reports to be provided per “Manufacturer Startup-Tracking”.

4.1.2 It is required that manufacturer reps provide their startup reports within a reasonable timeframe. Form “04_020000-Manufacturer Startup Form” or equivalent may be used for systems started directly by the prime contractor, rather than a manufacturer.

4.1.2 Manufacturer startup to be coordinated by the contractors as directed by Broccolini. Advanced notice of manufacturer startup is required, since some functional verification could take place at the same for certain systems (ie boilers, generator).

5.1.1 Functional Verification requirements were reviewed. Functional verification to be performed by Focus Commissioning Services Ltd (FCS) with the assistance of the contractor and/or his reps.

5.1.2 Broccolini to coordinate with Trane to provide control panel and front end computer communication line requirements so that phased functional verification can take place prior to staged occupancy. As requested by the GC, after occupancy and during design conditions, Focus Commissioning Service LTD will provide a report showing air delivery and CO levels by zone. This report will be strictly based on trended data, where available as provided by the controls contractor (ie. A Le point de consigne de température de pièce est limité entre 20°C

.1 Un afficheur alphanumérique et un signal sonore commun avec bouton de silence rapporteront chacune des conditions:

.2 Haute température du liquide de refroidissement.
.3 Vitesse excessive emballement.
.4 Refus de démarrage
.5 Température du moteur sous la normale.

.2 Ce système devra comprendre un bouton de vérification pour tous les voyants. .3 Un point commun d’alarme sera relié au système d’alarme incendie. Le relais aura une capacité de 10A/2409 V., 1P2D.
.14 Relais auxiliaire .1 Un relais 3 pôles double course avec contacts de 10 A, 208 V, doit être prévu pour les systèmes de contrôle. .2 Ce relais doit être opéré chaque fois que le groupe démarre même s'il n'y a pas de panne du réseau. .3 Ces relais serviront à mettre en marche les équipements suivants:
.1 Contrôle des moteurs de l’alimentation de l’air de combustion et de refroidissement. .2 Démarrage à distance par fermeture d'un contact sec. .3 Relais de marche à vide de 5 min. après le retransfert, isolateurs de vibration. .4 Arrêt automatique du groupe dans les cas suivants: basse pression d'huile, haute température, bas niveau d'antigel, emballement, démarrage excessif, faute auxiliaire, surtension et courtcircuit.
.2 Essais en service. Lors de la mise en marche finale, l’entrepreneur et le manufacturier devront démontrer le bon fonctionnement du système d’urgence sans son en ensemble en faisant les essais requis par la norme CSA C-282 en vigueur à la section 9 Essais en service après l’installation

.3 Le fournisseur procédera après l'installation du groupe, en présence de l'ingénieur, à un essai de deux (2) heures à pleine charge ainsi qu'à une vérification avec charge du démarrage et de l'arrêt en conditions "manuel-arrêt-automatique". Ces essais devront aussi permettre de vérifier le système de ventilation, tel qu’indiqué à la norme CSA C-282.
