    1.0 INTRODUCTION:

    The following is a list of general requirements applied to all submittals. Consultants,

    Contractors and Architects are required to provide all essential information and tocomply with these requirements prior to submitting any drawings.

    2.0 General Requirements:

    2.1 Comprehensive approved Master Plan Report / Project SummaryReport 2 copies of A3 size report and an electronic copy of the sameshall be submitted. The report should outline and explain the followingaspects of the proposal with supporting drawings and relevantillustrations:

    Design Concept & Intent Zoning & Land Use

    Site Accessibility Traffic & Transportation

    Car Parking Provision Public & Handicap Amenities

    Life Safety Structural Concept

    MEP Concept Utility & Services

    Sustainability & Efficiency Wind Effect Assessment

    Waste Management Faade Lighting Strategy

    Landscaping & Greening Faade Maintenance

    Occupancy/Population Density Schedule of Areas

    The summary report shall include but not limited to the abovementioned. The consultant should by all means include additionalinformation deem important that will facilitate the authority's approval.

    2.2 Each developer shall have control on building design to achieve theirmaster plan guidelines. Therefore, preliminary and final architecturaldrawings for building permit should bear the "No Objection" from therelevant developer before the submission to ADM.

    2.3 Approved Development Master Plan / Site Plan a copy of coloredA1/A0 size print approved by Town Planning Department (scale 1:500to 1:1000) shall be submitted, to include but not limited to the followinginformation:

    3.0 General notes:

    The following are general notes that all submittals shall comply with.

    3.1 Consultants and Contractors shall adhere and comply with theapplicable design codes & standards. (see DCS-01-Rev.2)

    3.2 Documents are clear and legible.

    3.3 Documents are in a sequential order and signed and sealed by theappropriate Consultant.

    3.4 Application form fully completed.

    3.5 All timelines in this procedure are subject to work load.

    3.6 If authority's comments are not clear, a scheduled appointment can bearranged with the respective municipality engineers/architects.

    3.7 Appendix S Requirements for Structural EngineeringSubmissionshall also be referred to when preparing structural relatedsubmittals.

    1.0 INTRODUCTION

    This section explains in detail the drawings and documents that are required for variouspermits issued by the Building Permits Directorate. Applicants shall be aware that theremay be changes over time.

    2.0 SCALE AND LEGIBILITY OF DRAWINGS

    The following scales should be adopted:

    Key / Location Plan 1:10,000

    Landscape Plan 1: 500 to 1: 1,000

    Site Plan 1: 500 to 1: 1,000

    Plans, Elevations, Sections 1: 100 to 1: 200

    Detail Designs 1: 20 to 1: 50

    If any other scale is used, prior approval must be obtained from the Building PermitsDirectorate of Abu Dhabi Municipality

    Please note that the lettering on drawings must be readable and allow for reductions tobe made. To accomplish this, lettering on a full size drawing must be easily readable.

    3. DRAWING SUBMISSION REQUIREMENT

    3.1. All drawings accompanying any application for approval shall be prepared,stamped and signed by the Qualified Consultant, who holds a valid trade

    license and registered with the Abu Dhabi Municipality.

    3.2. All drawings shall

    3.2.1. Be produced in DWF format on a cd-rom complete with casing andproject labels. for initial approval and review.

    3.2.2. Be produced in 3 sets of paper prints and properly packaged in theprescribed box-files and clearly labeled. The drawings must reflect thefinal revision / correction, demonstrating full compliance with allauthority comments for final building permit approval.

    3.2.3. Be accompanied by a drawing list for each set of drawings.

    3.2.4. Be produced in a clear, legible manner and following the drawingnumbering according to the Building Permits Directorate:

    3.2.5. Bear a title block in accordance to the format set out by the BuildingPermits Directorate, and reserve a space for authority'scomments/signature/stamp at the bottom right corner of the title block

    (see DRG-01A

    )3.2.6. Be fully annotated with appropriate notations and symbols. All

    dimensions shall be in metric (mm)

    3.2.7. Demarcate clearly the new building works from the existing building bysuitable annotation and markings.

    3.2.8. Delineate clearly the different phasing of building works within thedevelopment by suitable annotation and markings.

    3.2.9. Delineate clearly the building works to be deleted, demolished orremoved by suitable annotation and markings.

    3.2.10 Be numbered serially where the first plan is numbered as 1 of 'n' andthe last plan as 'n' of 'n'. ( 'n' being the total number of pages of therelevant plans)

    3.3. All building plans shall, where applicable, consist of or contain the following:

    3.3.1. Gross Floor Area (GFA) Summary Drawing Sheet consisting

    a) Key plans (scaled-down plans) of all floors / storeys /levels showing clear mark-up of GFA within the proposeddevelopment(s).

    b) Summary tabulation of area that summarizes all floors asper declaration form FM-001A-Appendix C (Gross FloorArea Calculation Table) to be completed by Consultant.

    h) Clear statements indicating every part of the building that is to beair-conditioned or mechanically ventilated.

    i) The reference section lines and elevation references on all plans.

    j) In respect of the ground floor

    The existing and proposed platform levels of the site andadjoining lots.

    The relationship between the internal and adjoining externalspaces.

    The distance between the new building and the lot boundary.

    k) Other details or plans if required by the Building Permit Directorate.

    3.3.5. Elevations, showing

    a) All architectural elevations/ facades of building(s) within thedevelopment.

    b) The grid lines or dimensions consistent with those on the floor plans.

    c) The finished floor level of each storey and the overall buildingheight.

    d) Any cut-out spaces with suitable markings.

    e) All glazing components with suitable notations and symbols.

    f) Annotated finished materials for the building envelope.

    3.3.6. Sections, showing

    a) The name of every space in the building traversed by the section line.

    b) The clear headroom of every space in the building.

    c) The vehicular ramps in car parking structure(s) above & belowground level.

    d) Any atrium space and/or high volumetric spaces in the building.

    e) The vertical circulation of the building eg. staircases, escalators, lifts

    etc.f) Perimeter gates, retaining walls, tunnels and suspended structure(s)

    eg. canopies, bridges etc.

    1.0 INTRODUCTION

    In addition to Abu Dhabi Municipality, Building Regulations and Guidelines, the

    2.0 THE RECOGNIZED CODES

    All new construction in Abu Dhabi after April 1st, 2006 should conform to one of the

    model codes listed hereafter:

    3.0 USE OF ONE CODE ONLY

    It is crucial that the designer does not design a building using two differentinternational codes. The designer should decide well in advance the code he intendsto use and ensure that the same is used throughout the design and constructionphase.If it became necessary to combine the two international standards, for example theContractor may have to use steel produced to the British Standards for the design toAISC standards, the design consultant should carefully verify that the substitutionwill not have an adverse effect on the integrity of the structure designed and shallsubmit approval letter to BPD prior to job commencement.

    4.0 MIXING OF CODE PROVISIONS

    Mixing of different code provisions is not allowed unless an application for alternatematerials and methods is submitted with the drawings and/or specifications forapproval.

    1.0 INTRODUCTION

    This section explains in detail the scope of the architectural approval. It elucidates

    on the procedures required by the Municipality to carry out an unbiased and uniformarchitectural assessment as part of the Municipality aim to better serve eachdevelopment application.

    A complete set of architectural drawings in approved DWF format as described inDRG-01-Rev 4shall be submitted for the initial architectural approval.

    2.0 PURPOSE

    The purpose of this review is to ensure that the building complies with applicablecode as outlined in DCS-01-Rev.2

    3.0 APPLICATION FORM & CHECKLIST

    The Consultant is to complete the following forms and checklists at the beginning ofStage 2 Preliminary Planning & Concept Approval :

    In addition to the authorities described in BCC-01 item 6.0, other relevant authorityapproval may be required by the Building Permits Directorate where applicable.

    Subject to the type, location and complexity of the development, the Building PermitsDirectorate will advise the consultant accordingly.

    6.0 PROJECT PRESENTATION:

    Depending on the complexity of the development and dynamic nature of the design,the Building Permits Directorate will inform the project team ie. consultants,engineers, project manager to prepare a project presentation for the concernedmembers from the Municipality.

    The project team is expected to deliver a comprehensive and concise projectsummary with emphasis on the following aspects of the proposal:

    a) Design concept and planning strategyb) Land use, zoning and phasingc) Population densityd) Project mobilization date and expected completion datee) Site accessibility vehicular and pedestrianf) Car parking zoning and managementg) Life safety strategyh) Logistics and waste managementi) Environmental and sustainability strategy

    j) Landscapingk) Wind impact assessment (if applicable)l) Design for building security (if applicable)m) Handicap and public amenities provision

    The project team is not required to go in-depth into specialized and technical details,and should limit the presentation to less than 30 minutes and commit 15 minutes forQuestion & Answer.

    Once the municipality is satisfied, the consultants can then proceed to submit thedeveloped design drawings for approval.

    In addition to the responsibility of the consultant / designer to comply with theapplicable codes and standards described in DCS-01-Rev.2, the onus of ensuringquality, safety and compliance to the Master Plan guidelines shall remain theresponsibility of the developer. (see GR-01-Rev.2, i tem 2.2)

    The municipality will process the architectural approval or issue a clear correction list/ commented drawings within Ten (10) working days of receiving complete

    submittal as per 4.0 Documents Required for approval.

    If the Municipality deems the submittal as incomplete and issues the authoritycomments (via email and/or return of commented drawings). The Municipality willrefer to this issuance as the First Correction".

    The applicant should respond to the corrections requested within 30 days (45 daysfor large projects) to avoid permit application expiration.

    Once the corrected documents are resubmitted, the municipality will have 10working days to perform a 2ndreview. If documents still have corrections to be madethe municipality will issue a "Second Correction" and so forth up to a maximum of 3

    reviews.

    If the same non-compliance persists after the 3rd review or resubmission, theBuilding Permits Directorate reserves the right to cancel the application and theapplicant shall make a fresh submission and pay the applicable fees to themunicipality unless the Consultant can provide valid reasons for extension.
