Basic Study on Defect Repairing Cost and Bond in
Apartment Building

Abstract In Korea, the number of defect lawsuits regarding apartment
buildings is increasing, and a variety of standards and institutional complements are required to reasonably mediate and resolve the disputes. In
particular, defect repairing cost is of paramount concern and defect repairing
bond is also an important issue since it is used as the criteria for estimating
the defect repairing cost. The present research was conducted as basic
research to modify and establish the standards for defect repairing cost and defect repairing bond in accordance with the recently changing trend in defect
lawsuits. Systematic data collection is necessary since it is important to apply
diverse perspectives and efforts including the influencing factors suggested
by previous studies. Especially, in the present research, we examined the
difference in defect repairing cost and defect repairing bond followed by the types of business entities, which was not considered in the past . Based on
construction ability, the top 10 companies were classified as Type A and
others were classified as Type B. As a result, Type A companies had lower
rate of defect repairing cost than that of Type B companies. The future studies
will involve more detailed classification of business entities and in-depth examination of influencing factors and level of impact regarding defect
repairing cost.

Taiwan's Local Industry(OTOP) Transformation and
Innovation: A Case Study of Xin-she Leisure Industry in
Taichung city

Abstract In the 1990s, the wave of free trade and the rising China’s
economic, many local industries (One Town One Product, OTOP) in Taiwan
moved to China or closed their business. It caused a lot of social problems,
such as unemployment. Taiwan's local industries are mostly small and
medium-sized enterprises or micro-enterprises. Their output value and
employment are not particularly obvious. However, they are irreplaceable in
maintaining the livelihood of the local residents and bearing the inheritance
of local history, culture and skills. Therefore, the local industry is not only a
matter of the development of the local economy, but also an important force
for the local residents to survive, stabilize the society and employment.
Because of US-China trade war, Brexit, and international protectionism in
recent years, solving domestic social problems is more important than the
economic interests of pursuing free trade. This paper uses the qualitative and
literature analysis methods to explore the transformation and innovation of
local industries. We examine the importance of government, social
independent organizations, and the relationship between government and
social independent organizations. The sample is from 50 clusters of leisure
service providers in the Xin-she of Taichung City, Taiwan.

The Study of Brand Strategy: A Case Study of Don Don
Taro Balls

Abstract In recent years, many popular deserts emerge in the Taiwan’s desert
market. Because of increasing choices of deserts, it pushes the desert makers
to adopt new ways and materials to produce new deserts. The growing dessert
markets also replace part of market share of traditional bakery. These factors
make the dessert market very competitive. This study used the case study
method to explore the key successful factors of Don-Don Taro Ball. We also
interview some successful desert makers to conclude our findings. The
findings are as follows. Firstly, the cooperation with farmers can rigorously
control on the quality stability of raw materials. Secondly, the efficient
organizational structure can reduce the labor cost. Thirdly, the business
model based on directing sales and joint stock is beneficial for expanding
chain stores. Finally, not only product quality is important but also the service
quality. This research focuses on discussing over the internal and external
operational analyses of Don-Don Taro Ball, proposing the personnel and
matters involving in the problems. The desirability and importance of brand
management strategies can be reached by Document Analysis Method, case
study of sing-point desert merchants as well as in-depth interview. Moreover,
from the differences between single-point store and chain brands in terms of
operational strategies, we can learn that 1. The cooperation with farmers can
rigorously control on the quality stability of raw materials. 2. The efficient
labor management is conductive to salary structure to maximize. 3. The
business mode based on directing sales and joint stock is beneficial for
expanding franchise, completely reproducing the transmission of quality and
philosophy. 4. Scale up the pattern, we not only sell deserts , but also
sentiments,. Furthermore, we combine the visual effects and marketing
strategies to convey brand spirits and attract consumers; based on the
foregoing, the brand development strategies and structures of case study
companies are created to break through the blind-spots of current perations.

Convergence Innovation: A Case Study of Digital Cable
TV in Taiwan

Abstract The cable TV service industry has undergone tremendous changes!
It is mainly due to the influence of external environmental factors such as
changes in consumers' viewing habits and competing purchases by telecom
operators. In the face of market changes, the "Innovative Business Model"
will be a key factor in the successful transformation of "Cable TV Service"
into "Digital Cable TV Service". The purpose of this study is to explore the
impact of the digital TV industry's innovative business model on customer
demand and product service. The research method is based on the case study
method in qualitative research. Based on the current state of the industry and
market demand, this study uses a three-tier business model to conduct
exploratory research from five perspectives: 1) Innovation, 2) Value, 3)
Resource, 4) Market, and 5) Profit. The research results show that: 1. In order
to pursue sustainable survival, enterprises should adapt to market changes,
constantly adjust their operational direction and innovative business models;
2. Through product innovation, service innovation and technological
innovation, enterprises can effectively pass on value proposition to customers
and create the profit of the enterprise. In addition, in the research findings,
the "innovative value" that this study failed to mention is worthy of
continuous research to increase the contribution of research.

Research on Taiwan's Agricultural Industry Introducing
E-commerce Auction Trading System

Abstract Taiwan has joined the World Trade Organization (WTO) in recent
years. Taiwan's economic and trade market has gradually become
internationalized. Facing the competitive trend of global economic and trade
liberalization, and the agricultural production environment has transformed,
it has hit Taiwan's agricultural economic market. The main influencing
factors include the high cost of agricultural production, the farmer system of
small-scale farming, the small population of rural population and the ageing.
The agricultural challenge in Taiwan is even more severe. Therefore, how to
strengthen the agricultural production and marketing supply chain structure,
innovative agricultural technology research and development is an important
issue at present. The main purpose of this study is to use informat ion
technology to promote the e-commerce auction trading mode of agricultural
products, strengthen the supply and marketing order, ensure the trading
information of agricultural products are transparent and opened, and improve
the marketing system of agricultural products and expand the multiple
marketing channels of agricultural products. The research method uses
SWOT analysis and five-force analysis, and the secondary data collection
method and literature exploration method in qualitative research are carried
out. The research results show that: 1. By constructing a high-stability B2B
e-commerce architecture, agricultural products can achieve good efficiency
in the process of transportation and sales; 2. Innovative agricultural product
trading system can strengthen the agricultural economic system. In addition,
in the research, the "business model innovation" that this study failed to
mention is worthy of inclusion in continuous research to increase the
contribution of research.

The Era of Artificial Intelligence, the Relationship
Between Taiwan's Machine Tool International Trade
Show Marketing and International Agents

Abstract Taiwan's industrial development is closely related to the growth of
the machinery industry. The machinery industry is the basic industry of the
country. A country has a highly developed machinery industry. It can
effectively meet the needs of other industries and provide production
machinery and equipment that suits the needs. The main purpose of this study
is to explore the marketing techniques and agent characteristics of Taiwanese
machine tool builders. Through in-depth interviews with machine tool
manufacturers, the paper analyzes the operation and management of
international large-scale machine tool enterprises, and then discusses the
development advantages and disadvantages of China's machine tools. The
results of the study are summarized as follows: Under the trend of Industry
4.0, the manufacturing industry has shifted from product -centered to
consumer-focused, from production-based to “production & service” or
service-oriented. In addition, this research can be used as a marketing
reference for the future of Taiwan's machine tool industry.

Self-Management Urban Land Readjustment Zone

Abstract This paper discusses the case of self-management urban land
readjustment zone in the town of Beidou Town, Changhua County, Taiwan.
This project had designated the land for public facilities since 1967. However,
the land has left unused for more than 40 years. Because of urban land
development and consideration, promoting the effective use of land, and
protect the rights and interests of land owners, government encourages the
land owners to apply “self-management urban land readjustment zone”
approach to promote urban development and local prosperity . The benefits of
this case include the saving cost from land acquisition of public facilities, and
an well-organized land, quiet and comfortable residential area. This case is
located at the center of town. It can improve the region prosperity and living
quality.
