The level of interest in the Bath property market remains high

“During the past 12 months, we have seen high demand for property in Bath and the surrounding countryside, and this looks set to continue through the summer. Between January and the end of June, we registered 93% more new buyers compared to the same period last year, which has translated into 110% more sales agreed. Interestingly, none of these buyers expected to complete before the end of the stamp duty holiday in June (with tapered relief until the end of September), which suggests that the drive to find a new home remains strong. Bath has long been an attractive city for buyers in terms of its lifestyle, excellent schools, green spaces and architecture. Traditionally, the local market has been driven by city property, but the demand for more inside and outside space has seen the countryside market bounce back. For 2021, 60% of our sales have been in the surrounding villages and countryside. In terms of buyer location, we are receiving an increased number of enquiries from people in London and the Home Counties who want to move west for the quality of life and the value of properties. Of course, homes with outside space are in high demand, but best in class properties are proving to be where the market is focussed. This level of interest is good news for our sellers. The number of viewings needed to get an offer has fallen by 40%, while 32% of sales are receiving multiple offers. Setting the correct guide price remains a key part of the process though. PROPERTY VALUES ACROSS BATH AND THE SURROUNDING AREAAs social distancing measures relax, the town and country markets will rebalance and support price growth in the city.

"Since the housing market reopened last year, we’ve seen a surge in demand for prime property across the area served by our Bath office, as people reassessed their lifestyle priorities and housing requirements. Despite the depth of the prime housing market in the city, this increased demand has been largely driven by people looking to relocate from London and the South East of England to villages and rural areas. In the first six months of the year, there were over 150 sales of £1m+ properties agreed across Bath and North East Somerset, which is 51% higher than the same months of 2019 according to data from TwentyCi. These levels of transactional activity have eaten into levels of stock available and created a strong seller’s market which, in turn, has driven upward pressure on prices; particularly for prime property in the villages surrounding Bath whose prices have risen by +13.2% in the year to June. In comparison, in the city where demand has largely focussed on larger houses with gardens, the value of prime properties increased by +6.2%, where demand has focussed on larger houses with gardens. Looking forward, the pace of the vaccination programme, continued low-interest rate environment and current levels of unmet demand all bode well for the remainder of 2021. The prolonged experience of lockdown is likely to continue shaping both the levels and nature of demand for prime homes. However, as social distancing measures relax, we expect a rebalancing between the town and the country markets – with a shift back towards Bath itself. This is already evident by rising property values here, with prices increasing by +2.4% between April and June."
