PROJECT DESCRIPTION:The proposed project is a 223,340 s.f. warehouse constructed of load bearingconcrete wall panels, steel roof framing with interior steel columns. The buildingshall be protected throughout with a hydraulically designed automatic sprinklersystem.Intended Use (West Tenant): Wholesale storage and distribution of tires, wheels,and related automotive supplies. Tenant shall store tires and related products onfixed metal racking to a height of 25'. They are stored on fixed metal rack withopen metal shelf with a 6" to 18" max. flue space. Tenant uses 4 typical rackelevations consisting of 3, 4 or 5 tiers with the max. elevation of 19.5' (Top ofproduct is 25' max). The tires are barreled stacked, they typically average 50 - 55tires per bay elevation.

A. Automatic Sprinkler System: A system will be required in accordance with the requirements for unlimited area of buildings. (903.1) Design standards:
NFPA 13, state and local building codes. Fire separation of Nonseparated Use Groups is not required. (508.4)
B. Sprinkler Alarm: An approved audible alarm device must be connected to every water sprinkler system. Such alarm device must be activated by water
flow and must be located in an approved location on the exterior of the building with an additional audible alarm device installed within the building.

14. Building first floor slab elevation is 1273.00 feet (verify w/ civil drawings). Building construction documentsare based on ground floor slab elevation equal to 100'-0".
15. The word "align" as used in these documents shall supercede any dimensional information indicated. Ifdiscrepancies occur, notify the Architect immediately.
16. Typical dimensions are to face of new construction, or to column center lines. Refer to plan details foradditional dimensions.
17. All angles shown are 45˚, 90˚, or 135˚ unless noted otherwise.18. All foundation walls in excavated areas to bear on and be formed by cleaned, undisturbed, virgin sub-soil,

27. All interior wood blocking to be fire-treated where required by construction type. All wood blocking and/orsheathing at roofs or exterior walls or in contact with concrete or masonry shall be pressure treated for rotresistance or fire-retardant treated where required by law.

34 Interior finish materials and sound baffles shall be classified in accordance with flame spread ratingsdetermined by ASTM E-84. See specifications for information specific to each material.
35 Exposed concrete floor slabs shall be sealed with Ashford Formula or approved equal. Exposedcontrol/expansion joints shall be filled with MM-80 semi-rigid joint sealant or approved equal except forunder racking and at office location.
1. Work shall conform to all local applicable building codes, regulations, and ordinances of authorities havingjurisdiction. General Contractor is responsible for obtaining and posting all required permits.
2. Whether indicated or not the General Contractor has the sole responsibility to ensure that the buildingenvelope is airtight including but not limited to the roof to wall intersection, wall to floor intersection, wall todoor & wall to window intersections.
3. Specifications and drawings are to be interpreted according to the full intent, meaning and spirit, whethertaken together or separately. Taken together, they shall be deemed to mutually explain each other and tobe descriptive of the work to be performed under the Contract. In the case of an inconsistency betweenDrawings and Specifications or within either Document not clarified by addendum, the better quality orgreater quantity of Work shall be provided in accordance with the Architect's interpretation.
4. Materials and products specified by name of manufacturer are assumed equal and shall form the basis ofthe contract. Request for approval of materials or products not specified must be made to the Architect inwriting at least five (5) days prior to bid date, so such approval can be made by written addenda. Materialsnot so approved will not be considered. Request for substitution shall include a statement of thedifference, if any, between the equipment specified and the substitution and a statement indicatingchanges/revisions required for related areas of work as a result of the substitution. The contractor shalloffer evidence that the proposed substitute is equal or superior to the items specified as required by theArchitect.
5. Layout of Work: Contractor and all Subcontractors shall be fully responsible for the accurate placementand installation of their work. Working from established lines and points, establish and maintaindependable markers for lines and levels of work. Calculate dimensions and measure for layout of work; donot scale the drawings. Follow written dimensions and layout points only. Record deviations (if any) fromdrawing information on existing conditions and review with Architect / Engineer at time of discovery shallexercise special care in the verification of all conditions and dimensions in the layout of his work. Thealignment in coordination of his work itself and other adjacent work is of primary importance and shall takeprecedence over dimensions, especially those indicated as approximate. Contractor shall lay out andverify his work to ensure alignment and fit and report any discrepancies immediately to his superintendentand the Architect before proceeding or proceed at Contractor's own risk.
6. The General Contractor is responsible for protecting all construction and for repair of any damagesincurred during construction. Contractor shall at all times provide protection against weather (rain, winds,storms, frost, or heat) so as to maintain all work, materials, apparatus, and fixtures free from injury ordamage. At the end of the day's work, all new work exposed to potential damaged shall be covered.General Contractor is to provide protection of any completed interior finish work, (i.e. floors, walls, ceilinggrid, etc.) during construction by whatever means necessary to maintain any completed finishes in newcondition. Any damaged work or material that is scratched, marked or in any way impaired will bereplaced at no extra cost to the Owner.
7. General Contractor and/or Subcontractors are responsible for examining and confirming all substrateconditions where new materials are applied. Substrate shall be smooth, free of defects and shall conformto the requirements of the finished material manufacturers recommendation.
8. Location of Devices in Finished Areas:A. Location of wall devices as shown on plans is approximate and for estimating purposes only.
B. When devices by different trades, such as lighting switches, thermostats, etc. are installed in the samelocation, they shall be mounted in an arrangement acceptable to the Architect / Engineer.1. When shown on architectural plans, elevations, or sections, locate devices as shown.
2. When shown on mechanical or electrical drawings, but not on architectural drawings, devices shall be uniformly mounted so that they will be symmetrical. Vertically align devices mounted at different heights
unless separated horizontally by a minimum distance of 24".
3. Devices installed in masonry or surfaces to receive wood panels, wall covering or similar materials noteasily cut and patched, shall be inspected by Architect at time of rough-in.4. When in doubt, check with Architect / Engineer prior to roughing-in.C. Deviations from the above principles without prior approval by the Architect / Engineer shall becorrected by the installation contractor. Any correction, including cutting and patching, entailed in the
removal, relocation and reinstallation of any devices shall be the responsibility of the installing Contractor.
9. General Contractor shall coordinate the installation of access panels in partitions / ceiling areas that arerequired by mechanical, plumbing, fire protection and electrical. M.E.P. and F.P. Contractors shall supplyto G.C. all required access panels.
10. Provide temporary ventilation required by construction activities for curing or drying of completedinstallations or for protecting installed construction from adverse effects of high humidity. Selectequipment that will not have a harmful effect on completed installations or elements being installed.Coordinate ventilation requirements to produce ambient condition required and minimize energyconsumption.
11. It is the responsibility of the General Contractor to have all electrical requirements for fire protection,plumbing, mechanical work, electrified door hardware, powered devices, etc... coordinated with theelectrical contractor for all areas of the work whether shown on the drawings or not - at no extra cost to theOwner.
12. General Contractor to provide and install fire extinguishers as indicated and as required by local firedistrict.
13. "Finish Floor" refers to the top of the concrete floor slab.

ROOF GENERAL NOTES1) All roofing penetrations shall be placed a minimum of 24"away from adjacent penetrations, curb units, etc. Hold all roofequipment, vent penetrations, mech. units, etc. a minimum of10' from exterior wall.
3) Where it is necessary to cluster small pipes constructmetal box with hood and elbow piping 6" to 12" above themembrane elevation in one or two directions only.
5) Pipe supports lying on the roof shall be constructedutilizing treated wood blocks with loose sheet metal straps,fasten to wood blocking. Blocks shall be supported on MBSpads adhered to membrane. Weight on block shall notexceed 1.5 pounds per square inch.
6) All curbed HVAC units shall have 24-gauge galvanized ironsheet metal counterflashings of minimum of 4" high girthscrewed to wood blocking at top of curb. (PROVIDED BYMECH. CONT.)
7) Gas pipes and continuous runs of other piping shall have"U" expansion joint provision w/ 150' straight line runs. Gaspipe regulators and T's or traps shall be set minimum 1"above the roof elevation. All gas lines shall be installed tolocal governing codes.

LOCATION OF DEVICES:Layout: Contractor shall take special care in the layout of his work & in verification of any existing conditions & dimensions. The coordination & alignment of this work with itself & adjacent work is of primary importance & should takeprecedence over written dimensions, especially approximate dimensions. The installing contractor shall layout his work & verify to insure proper alignment & fit. He will report any discrepancies to the project superintendent and Architect.
LOCATION OF THERMOSTATS, ELECTRICAL, LIGHTING, LIFE SAFETY DEVICES, ETC...:1) Devices installed by separate trades (such as light switches, thermostats, etc.) installed in the same location, shall be mounted in a configuration acceptable to the Architect.
A. Devices shall be uniformly mounted so they will be symmetrical, when shown on the Mechanical & Electrical drawings & not on the Architectural drawings. Vertically align devices mounted at different heights unless separated horizontally by 24".B. Devices installed in masonry or installed in / mounted to surfaces to receive wood panels, wall covering, or similar materials shall be inspected by the Architect / Engineer prior to roughing in.
2) When in doubt, check with the Architect / Engineer prior to rough-in. All costs to correct deviations from these principles will be the responsibility of the installing contractor.
