All properties at The Beachfront are fully managed and serviced by the resort’s expert on-site rentals and maintenance companies, giving you complete peace of mind. This includes a daily cleaning service, on-site reception, property maintenance and a dedicated concierge service.

As an owner, we will guarantee you a 5% annual rental income for the first three years, whilst still allowing you to use it for six weeks per year. This helps offset the initial cost of your purchase, or can provide a useful source of secondary income.

Alternatively, if you prefer not to take advantage of the guaranteed rental package, you can still opt to buy your chosen property, with no restrictions on use, and under special conditions.

What are touristic properties and will I own the freehold to my property?Touristic properties is the generic term in Portuguese law given to properties implicity licensed for holiday rental purposes. This is a proven method for individuals to buy a property as an investment and to benefit from rental income. You will own the freehold on the property.

What are the main benefits of owning a touristic property?Owners benefit from a professionally managed investment property, which is fully furnished and equipped and that provides a rental income. Additionally, owners can use their property for personal use, for a predetermined period every year.

What contracts are involved?The owner signs a purchase contract and a compulsory rental and management contract with the management company.

What is the length of the management contract?This contract will be for five years, renewable for the same period.

What happens after five years?You can choose whether to renew the managed rental agreement or return your property to conventional real estate without a rental agreement.

When can I take my six weeks every year?. 1 week in high season – From mid July till the end of August;. 2 Weeks in mid season – From March until the end of May and from September until the end of October and last week of December;. 3 weeks in low season – From January till end of February, from June until the middle of July and from November until the 3rd week of December.

Who takes care of repairs and maintenance?The management company prepares each property for occupancy by guests and owners and is responsible for all repairs and improvements to properties and furniture (under certain terms and conditions and excluding normal wear and tear). This includes the maintenance of public utilities (electricity, water, telephone, internet etc). In addition, the management services include administration of the rental pool, daily cleaning and refuse collection, linen laundering and common equipment maintenance (gardens, pool, lifts etc).

Is a parking space and storage included?Yes.

Can I sell my property at The Beachfront?Yes, but any resale is subject to the signing of the rental and management contract by the buyer. A proven track record of rental income will help you sell quicker and for more than other equivalent real estate properties.
