Area to be excluded in the BEAM Plus v1.1 assessment:

• Area which CFA < 10% of the total CFA of development, e.g. club house, retail

Area to be excluded in the BEAM Plus v1.2 assessment:

•<200 square meters, and

•Demonstrate with LCA calculation that the environmental impact of the are omitted doesn’t notinfluence the overall value of the assessment.

•e.g. Area includes: Guard House, Gate House, Shroff Kiosk, etc

Materials Aspects (MA)New & Existing Buildings

MA P1 Timber Used for Temporary Works - Prerequisite

Objective:

Encourage the well-managed use of timber.

Requirement:

It is required no virgin forest products were used for temporary works during construction, but wood products from well-managed or sustainable sources source are acceptable.

Exclusion:

None

Remarks:

100% fulfillment.

Sustainable timber shall be certified by Forest Stewardship Council (FSC), the American Forest and Paper Association (AFPA) or “Known Licensed Sources”.

Requirement:

Provision of facilities for the collection, sorting, storage and disposal of waste and recovered materials.

NB MA P4 Waste Recycling Facilities – Prerequisite

Objective:

Reduce pressure on landfill sites and help to preserve non-renewable resources by promoting recycling of waste materials.

BEAM Plus NB MA P4

Exclusion:One single family domestic building with not more than 3 floors or domestic part of a composite building for one single family with not more than 3 floors.

Remark: For a domestic building or composite building on a site of an area of not more than 250 m2, the provision of refuse storage and material recovery room on every floor of domestic building shall be exempted in BEAM Plus Assessment;

As an indication the space requirements for commercial building, industrial building and a building constructed or adapted for use principally as a church, a school, a carpark or similar buildings, are 2 m2 per 1,000 m2 of usable floor space. 6

Requirement:

At least 50% of all timber and composite timber products used in the project are from sustainable source/recycled timber.

NB MA 6 / EB MA 5 Sustainable Forest Products – 1 credit

Objective:

Encourage the use of timber from well-managed forests.

Remark:

The unit shall be mass/volume/dollar value.

Sustainable timber shall be certified by Forest Stewardship Council (FSC), the American Forest and Paper Association (AFPA) or “Known Licensed Sources”.

Exclusions:

None.

BEAM Plus NB MA 6 / EB MA 5

Requirement:

1 credit for use of recycled materials contributing to at least 10% of all materials used in site exterior surfacing work, structures and features.

1 credit where at least 10% of all building materials used for façade and structural componentsare recycled materials.

1 credit where at least 10% of all building materials used for interior non-structural componentsare recycled materials.

NB MA 7 Recycled Materials – 3 credits

Objective:

Promote use of recycled materials in order to reduce the consumption of virgin resources.

Remark:

The unit shall be mass/volume/dollar value.

Materials which normally consist of recycled content will not be considered for this credit, for instance, steel and glass. 8

BEAM Plus NB MA 7

Water Use (WU)New & Existing Buildings

Remark:

• Baseline flow rates are provided in the guidebook.

• The calculation takes into account the number of occupants, male to female ratio, and the number of operational days per annum. This information must be supplied by the client and may be stated in the design brief or Owner’s Project Requirements (OPR).

• The calculation shall include water taps for bath, basin, pantry/ kitchen, and also shower heads, and exclude water closet, urinal, water features, appliance and irrigation. There should be separate entries for water use in male and female facilities.

EB WU P2 Minimum Saving Performance - Prerequisite

Objective:

Reduce the consumption of fresh (potable) water through the application of water saving devicesthat have proven performance and reliability.

Requirement:

Demonstrate that the use of water efficient devices leads to an estimated aggregate annual saving of 10%.

Exclusion:

Water consumption in tenancy areas can be excluded.

EB WU 1 Annual Water Use – 3 Credits

Objective:

Reduce the consumption of fresh (potable) water through the application of water saving devices that have proven performance and reliability.

Requirement:1 credit for demonstrating that the use of water efficient devices leads to an estimated aggregate annual saving of 20%.2 credits for demonstrating an estimated annual saving of 25%.3 credits for demonstrating an estimated annual saving of 30%.

Same as WU P2

Exclusion:

Water consumption in tenancy areas can be excluded.

Remark:

Water seepage arising from embedded piping shall be addressed.

For NB

• Embedded in non-structural element is NOT accepted.

• Water leakage detectors such as infrared or moisture detector shall be provided.

NB WU 2 Monitoring and Control – 1 Credit

Objective:

Reduce wastage of fresh water and allow for auditing of water use.

Requirement:1 credit for installation of devices to monitor water leakage from the fresh water distribution systems without embedded plumbing pipework.

Remark:

Condensate is considered as grey water

NB WU 4 Water Recycling – 2 + 1 Bonus

Objective:

Encourage harvesting of rainwater and recycling of grey water in order to reduce consumption of fresh water. Requirement:a) Harvested rainwater1 credit for harvesting of rainwater which will lead to a reduction of 5% or more (based on baseline building estimation of WU P2) in the consumption of fresh water.

b) Recycled water1 credit where recycled grey water will lead to a reduction of 5% or more (based on baseline building estimation of WU P2) in the consumption of fresh water.

c) A combination1 BONUS credit where harvesting and/or recycling leads to a reduction of 10% or more (based on baseline building estimation of WU P2) in the consumption of fresh water.

NB Wu5 Water Efficient Appliances – 1 Credit

Exclusion:

Buildings in which facilities and/or appliances are not installed by the developer.

Objective:

Encourage the wider use of water efficient facilities and appliances.

Requirement:1 credit for installing water efficient appliances that have Water Efficiency Labelling Scheme Grade 2 or above.

The appliances which are not covered in WELS or equivalent system shall be excluded in the calculation.

NB/EB IEQ 4 Waste Disposal Facilities – 1 Credit

Exclusion:

None

Objective:

Ensure that the design, installation and facilities waste disposal and recycling are such as to reduce the risk of odours entering occupied areas or public areas.

Requirement:

1 credit for the provision of a de-odourising system in all refuse collection rooms and chambers.

Remark:

• Provision of air purifying devices such as ‘Chemical Air Scrubber’, ‘Bio-oxygen Generator’, ‘Photo-oxidation Generator’ in RS&MRC.

NB – IEQ 5 Construction IAQ Management – 1 Credit

Exclusion:

Residential and similar buildings not provided with central air-conditioning and ventilation systems.

Requirement:

1 credit for implementing a Construction IAQ Management Plan. (NB only)

1 credit for undertaking a building ‘flush out’ or ‘bake out’; and replacement of all filters prior to occupancy.

Remark:

• Provision of Construction IAQ Management Plan by Contractor.

• Filtration media with Minimum Efficiency Reporting Value 13 shall be used and a flush-out with new filtration media is being carried out after the completion of construction.

• The flushing duration shall subject to calculation of the fresh air required to attain the IAQ certification ‘Good’ class requirement. During the flushing period, there should be no construction work done in the vicinity of the space being flushed, such that the flushing result may be reduced. After flushing, the space should be protected against any re-contamination.

NB – IEQ 6 / EB – IEQ 7 Outdoor Sources of Air Pollution – 2 credits

Exclusion:

Building that are designed for natural ventilation or using de-centralised air conditioning system.

Objective:

Demonstrate that airborne contaminants from external sources will not give rise to unacceptable levels of indoor air pollution in normally occupied spaces.

Requirement:

1 credit for demonstrating compliance with appropriate criteria for CO, NO2 and O3.

1 credit for demonstrating compliance with the appropriate criteria for RSP.

Remark:

• Align with HKSAR IAQ Certification Scheme or ASHRAE 62.1-2007.

NB – IEQ 7 / EB – IEQ 8 Indoor Sources of Air Pollution – 3 credits

Exclusion:

Items a) & b) are excluded for buildings that are designed for natural ventilation or using de-centralised air-conditioning system and without interior decoration.

Objective:

Demonstrate that airborne contaminants, predominantly from inside sources, do not give rise to unacceptable levels of indoor air pollution in normally occupied spaces.

Requirement:

a) 1 credit for demonstrating compliance with the appropriate criteria for VOCs.

b) 1 credit for demonstrating compliance with the appropriate criteria for formaldehyde.

c) 1 credit for demonstrating compliance with the appropriate criteria for radon.

Remark:

• Align with HKSAR IAQ Certification Scheme or ASHRAE 62.1-2007.

• Measurement under ‘windows-closed’ condition.

NB – IEQ 10 / EB – IEQ 11 Background Ventilation – 1 credit

Exclusion:

Buildings not designed to utilise natural ventilation

Objective:

Ensure that normally occupied premises designed to utilise natural ventilation are provided with a minimum of background ventilation to control indoor air pollutants.

Requirement:

1 credit where it can be demonstrated that adequate ventilation can be achieved by natural means.

Remark:

• Can demonstrate compliance by CFD or measurements.

• Where it can be demonstrated that background ventilation meets ACH of 2.0 that is of a higher level (ACH of 1.5) as prescribed by the Building Authority (BA), the credit can be awarded.

NB – IEQ 12 / EB – IEQ 13 Ventilation in Common Areas – 1 credit + 1 bonus credit

Exclusion:

The second credit is excluded for Residential buildings. Objective:

Ensure adequate ventilation in common areas and circulation routes within premises and to avoid cross-contamination between areas.

Requirement:

a) Ventilation by any means 1 credit for demonstrating that all enclosed common areas in a building are provided with adequate ventilation.

b) Use of natural ventilation1 BONUS credit where the provision for ventilation is by natural means (≥0.5 ACH).

Remark:

• Ventilation rate complies with ASHRAE 62.

• At least 80% of common areas are by naturally ventilated.

• Modeling Approach – 2 building heights

NB – IEQ 13 / EB – IEQ 14 Thermal Comfort in Air-Conditioned Premises – 2 creditsExclusion:

Buildings where air-conditioning is provided by window units or split units. Objective:

Ensure that the air-conditioning system can provide the stated design conditions in occupied spaces under changing load conditions. Requirement:

a) Temperature1 credit for sustaining the air temperature at the design value within ±1.5C when the air side system is operating at steady state under normal occupied periods.

b) Room air distribution1 credit where room air diffusers satisfy the Air Diffusion Performance Index.

Remark:

• For temperature measurement, ensure 90% prescribed area fulfill the requirement.

• ADPI can by calculation or by in-situ measurement.

• IAQ certificate covering all parts of building can be as alternative. (For Part a and EB only)

NB – IEQ 14 Thermal Comfort in Naturally Ventilated Premises – 2 credits

Exclusion:

Buildings where not designed to utilise natural ventilation.

Requirement:

a) Performance with natural ventilation1 credit for demonstrating indoor operative temperatures in occupied/habitable rooms meet the 80% acceptability limits.Alternatively,1 credit for demonstrating the Predicted Mean Vote (PMV) in occupied/habitable rooms is between –1 and +1.Alternatively, 1 credit for demonstrating that, the thermal performance, and the internal wind speeds, of the occupied/habitable rooms fall within the 80% acceptability range for the tropical climate conditions of Hong Kong.

b) Performance with air-conditioning1 credit for sustaining the air temperature at the design value within ±1.5C when the air-conditioning unit is operating at steady state under normal occupied periods.

Remark:

• By thermal analysis for scenarios with the highest mean monthly temperature of the hottest month or higher radiation heat gain of whichever is higher.

NB – IEQ 15 / EB – IEQ 16 Natural Lighting – 2 credits

Exclusion:

None

Objective:

Encourage a holistic examination of site layout, building design, and fenestration design, such as to maximize access to daylight for the purposes of improved health and comfort.

Requirement:

1 credit where at least 80% of the floor area in all normally occupied spaces is adequately lit with an average daylight factor of 1%.

2 credits where at least 95% of the floor area in all normally occupied spaces is adequately lit with an average daylight factor of 1%.

Remark:

• Daylight factor by measurement or estimation.

• Surrounding buildings shall be included in the model.

Exclusion:

Premises where speech intelligibility is not important / Rooms with special acoustical nature

Objective:Improve acoustical properties of rooms where speech intelligibility is important

Requirement:• Comply with internal NC level• Comply with mid-frequency (500, 1000, 2000 Hz) reverberation time

NB IEQ 18 / EB IEQ 19 Room Acoustics – 1 credit

• Based on the nature of the building, relaxation should be allowed in considering the acceptance of this credit. The applicant should provide full submission of the design and calculation to justify the relaxation. 29

Exclusion:Premises which are inherently noisy and unaffected by noise from adjacent premises

Objective:Improve the noise isolation to reduce impact ofunwanted noise

Requirement:

• Comply with noise isolation requirements

• For residential only: Bonus credit for complying with Impact Noise Isolation requirements

Objective:Control as far as practicable the background noise in premises at levels appropriate to the intended use of the premises

Requirement: Demonstrate background noise levels are within the prescribed criteria

Remarks:

NB – IEQ 21 Indoor Vibration – 1 credit

Exclusion:

None

Objective:Avoidance of excessive vibration from building services equipment and external sources.

Requirement:1 credit for demonstrating background noise levels are within the prescribed criteria.

Remark:Consideration of building services equipment.

NB IEQ 22/EB IEQ 22 Access for Persons with Disability – 1 credit

Exclusion:

None

Objective:

Ensure full access to pertinent building facilities for persons with disability.

Requirement:

1 credit for providing at least 3 enhanced provisions.

Remark:

Recommended measures as stipulated in latest version of Code of Practice for Barrier Free Access

NB IEQ 23 Amenity Features – 2 credits

Exclusion:

None

Objective:

Improve the standard and quality of buildings.

Requirement:

a) Amenities for the benefit of building users.1 credit for providing at least 3 amenity features that enhance the quality and functionality of a building to the benefit of building users.

b) Amenities for improved operation and maintenance.1 credit for providing at least 3 amenity features that allow for improved operation and maintenanceof the building and its engineering services.
