Larry H. Larry lives on Long Island with his wife and their four sons. Bed Bugs have made a comeback in large part due to people and goods traveling the World far and wide more than ever. Think of them as the accidental tourist, as they are nocturnal , small, can go without food for nearly 6 months, and consequently, they are the perfect stowaways in luggage and shipping crates!

combine a variety of practical techniques and products posing the lowest risks to the environment, your employees and family members.

Chapter 1

POINT #1: KNOW YOUR ENEMY!

Make sure you know what a bed bug looks like! They can be flat as a piece of paper or like an animated blood drop. Regrettably, the most common form of Bed Bugs are found in homes and buildings throughout the Northeastern United States! Also know they are like, with props out to the B-52’s, a “Party Gone Out of Bounds”, as you very well will find Bed Bugs young and old alike along with their eggs in the same location.

Point # 2: Bed Bugs enjoy the Four Seasons and like to breed year round. Their lifespan is generally 10 months to a year and a female can lay 200-400 eggs in that time.

POINT #3: Because the range differs greatly as to how people react to their bite and how some are and some are not aware they have been bitten, the presence of Bed Bugs can go undetected for months! And because they, unlike Dracula, can survive up to 6 months without a little nosh of blood, Bed Bug infestations thrive in vacant or seasonally used offices and buildings.

POINT #4: I don’t want to make it as if Bed Bugs are Like Elvis, you know like everywhere, but to properly inspect for their presence, a room needs to be examined thoroughly in a logical pattern.

Aside from the seams and tufts of a mattress, once they get a bit of traveling on their minds bed bugs are commonly found in gaps behind base boards, pictures, window and door casings, wallpaper and other similar shelters. Look for the bugs themselves, the skin they shed and their eggs near crevices and using a flashlight, make like Sherlock Holmes and inspect both behind and underneath furniture, woodwork and anything attached to or leaning against a wall. Channeling Mick Jagger, other places that bed bugs look for a little Gimme Shelter include areas behind electrical switch plates and cracks in plaster, underneath rugs and edges of carpet and even inside newly delivered furniture-which by the way if you have a case of “Invasion of the Body Snatchers Paranoia”, inspect that furniture OUTSIDE of your office!

POINT# 5: All Tenants must not only practice being a 3 headed version of Mr. Clean and T.V. sitcom icons Alice & Hazel, they should insist that Landlord’s implement at the Landlord’s own cost an IPM Program throughout their office building. Cleaning is the foundation of getting rid of and preventing bed bugs.

Attempt to have the landlord’s cleaning specs for the Building to include on their dime vacuuming on a regular basis! Most don’t even come close to including this. Bed bugs are vertically challenged and can’t fly, nor do they jump, so having furniture away from any wall will make it harder for the creepy crawlers to stay off of your bed, couch chair, desk and other furniture. Simply put, where feasible try and make any piece of furniture an island on to itself!

POINT # 6: Seal Crevices, fill in cracks in furniture, replace or repair peeling wallpaper, and because Bed Bugs travel along routes created by pipes and conduits, paraphrasing the Talking Heads, turn those paths into a Road to Nowhere by sealing any openings into your building, office or home where pipes, wiring or other utilities enter.

Sensible Solutions for Leases During Challenging Times

POINT #7: Quoting Ben Franklin, “diligence is the mother of good luck”! As long as diligence is practiced using an IPM approach, elimination of any bed bug infestation should hopefully occur. Remember the acronym I.I.C.R.R. (Indentify, Inspect, Clean, Remove & Repair)! If hiring a P.M.F. (better known to some as a PEST MANAGEMENT PROFESSIONAL or an EXTERMINATOR), make sure they follow an IPM Approach & if using pesticides, please choose the least toxic one available. Unless of course like Robert Duval in Apocalypse Now, you love the smell of napalm or its equivalent in the morning!
