4. Short Term Items OHS Whatsapp Group is formed with simple guidelines. Prompt

attention and immediate follow-up actions within the same day.

5. Long Term Items Some items cannot be followed through at once, so an OHS

checklist with item details such as location, dept. follow-up

action/expected completion/actual completion date/remarks (e.g.

job card issuance no. and date) etc. is made to check progress.

6. Motivation Theory Use “Motivation Theory” (i.e. incentive/penalty scheme) to

encourage staff voluntarily and continuously apply OHS to all

level of works and keep our estate in a tidy, clean and safe

conditions.

His presentation topic is “Experience Sharing on the Palazzo by MTR Corporation Ltd, Gold Award Winner in Best Property Safety Management Award 2015 – 2016 organised by OSHC”. M.C.: Hello everyone. Let us introduce ourselves We are the MTR property management of the Palazzo I am Billy Wan. This is my colleague, Ben Poon So, let’s get started. First of all, we would like to thank the organiser for giving us the opportunity to share the experience in the last OSH competition Let me talk about: The Palazzo, built in May 2009 Our company pays a lot of attention to it Our top management is concerned about safety seriously. We want to provide not only a safe and comfortable working environment for our colleagues working in the estates, but also a comfortable living environment for our residents In order to comply with the company’s objective and commitment to safety we will post some slogans in our workplace such as “Safety Makes ‘Zero’ Accident” and some stickers on conspicuous areas to draw our colleagues’ attention In order to disseminate safety messages to our stakeholders effectively, there will be different policies and measures for different working partners to work out an effective safety management together. Next, I’d like to share a video with you for your better understanding of the details of our safety measures Please play the video As for the term of occupational safety and health I bet many of you have heard about it, but have never done it Or maybe you have done it, but you still haven’t achieved anything Today, “Safety Makes ‘Zero’ Accident” comes to the Palazzo We try to use six working areas of the estate

to illustrate the importance of occupational safety and health Now, let’s get started The corridor is long and stuffy Right, it is stuffy. There is poor ventilation Right, let’s take a look. The security guard feels dizzy Are you okay? I feel dizzy There is poor ventilation here Have you drunk enough water? Yes, I have. I have almost finished the whole bottle. Have one more I have watched the news of Hong Kong Observatory. A Very Hot Weather Warning has been issued It seems that you really need a rest Please do take a rest But, it is so hot and stuffy here I think we need to improve the environment There is no wind at all I will help you sort it out, okay? It is cooler now I feel much better now That’s great The dengue fever is raging this year But I heard that this year the property management of the Palazzo had been awarded the Champion in Prevention and Control Measures of Common Areas Could you please share the experience with us? Oh sure, thank you very much In fact, the prevention of puddles is the most important step in mosquito control measures Our workers were unwilling to take off the manhole cover to carry out cleaning as the drain covers are too heavy The manhole cover is 4 to 5 inches thick. No wonder That’s why a manhole cover lifting machine has been invented The lifting machine improves not only the hygiene of estates, but also reduces greatly the accidents incurred by lifting heavy manhole covers Once standardised, it can be promoted to other housing estates to enhance the quality of property management services I heard that the Palazzo’s garden is very beautiful Could you bring me there to have a look? Wow, I could see many vertical planters at high level on the way. When you are watering the flowers, will you encounter problems regarding occupational safety and health? Yes. I just asked the gardener

He said that although semi-automatic watering systems are installed in planters, some planters in high levels receive more sunlight So, they were insufficiently watered at all But planters at lower levels are excessively watered Hence, the operation time of systems cannot be too long The gardener is even required to water the plants through hoses manually every day for at least two hours in order to finish all in the garden When you are watering the plants, will you make the floor wet? and cause the floor slippery? Yes It’s tiring when I have to stand and keep the same posture for a long time Your back will suffer from fatigue Alright It could also cause muscle strain Alright How do you resolve this problem? With reference to extendable cleaning rods for high-level cleaning the gardener came up with an idea of a new watering device There is a 6-meter-long extendable rod with a water saving switch, a 3/8” wide water hose ,a curved copper hose and an arc-shaped shower head These components can keep the output volume of water steady After using this new device the watering time is reduced to less than 1 hour It is easy to carry, water-saving and safe. It can also improve the efficiency And the floor will not be slippery The time of erecting and operating a power-operated elevating work platform is also saved Are you taking me to bowling today, Gui Long? We usually keep zero distance from bowling Today, let’s have a perspective on occupational safety and health at clubhouse I want to share with you how we maintain these facilities in bowling court Regular maintenance and repair are handled by qualified contractors normally But when our colleagues are dealing with day-to-day operations they will inevitably touch the sharp edges of the machine So we provide protective gloves against cutting and our colleagues will wear them in daily operation At the same time, we will provide a user’s guide nearby for them to complete their jobs in a safe manner There is a saying “There is no way to make your hardworking hands beautiful Your hands are always behind me, keeping me warm” The management of the Palazzo starts by protecting our colleagues’ hands and bringing warmth to all our colleagues

There are problems of falling objects from height in many estates which threatens personal safety In order to determine the location and arrest the offender security guards need to use telescope outdoors But, if you keep your head upward for a long time your neck, hands and eyes will get hurt So, we have made a mobile CCTV car Wow, this car is incredible Could you demonstrate how to use it? No problem. First, we place the car at the location for observation with power connected and the angle and range of camera adjusted Then you can start monitoring Taking a camera for shooting “Zero Accident” everyday will hurt your neck and muscle strain of your hand Then you should learn from our colleagues in the concierge of the Palazzo Relax your waist Get ready and work The first move: step forward with your left leg for stretching Start, one, two, three The second move: yoga. One, two, three The third move: put your left hand on your waist, step forward with your right leg. One, two, three These simple stretching exercises before work help us concentrate on work and increase efficiency We can do these exercises while we are waiting for lifts, briefings or waiting to pour a cup of water. People say that Hong Kong is a high value-added place There is a gap between frontline staff’s performance and people’s expectation This leads to high working pressure that can affect psychological health But some research also shows that laughing can help our bodies produce endorphins, which makes us feel pleasant Our bodies cannot distinguish between real smiling and fake smiling Use our smiles to begin a day Let’s laugh Ha, ha, ha … Let’s laugh loudly Laugh every day when you go to work Do not wear a poker face when facing your customers Ha, ha, ha … Today’s presentation is coming to the end It’s hoped that the video can help raise your concern and understanding to occupational safety and health and achieve the target of “Zero Accident” Bye That’s all of our presentation Thank you all Thank you
