Umhlanga Sands resort overlooks the Umhlanga Rocks beachfront and is a pop-
ular destination for local and international holidaymakers.
The Resort closed on 14 January 2012 to commence with the refurbishment of
237 hotel rooms and corridors. Teams started with demolition works on 18 Jan-
uary 2012.
Demolition works included removing of all furniture of 237 rooms, doors, door-
frames, bathroom ceilings and wood and glass panels.
New installations will include cretestone plastering of all walls, state of the art
LED down lighters set in a flush skimmed ceiling and new doors and frames
with the latest electronic Vingcard locks to give the rooms a luxurious finish.
The plumbing infrastructure will be completely replaced including hot and cold
water supply. The fire hydrant feeder pipe is also replaced. The rooms will be
fitted with a new airconditioning fancoil unit, grills and control panel.
Corridor walls will be smooth plastered and new carpets will be laid, bulkhead
ceilings and LED down lights will be giving the curved corridors a new look.
In the public areas and restaurants all wooden shopfronts and doors will be re-
placed with aluminium shopfronts.
The tight programme is a challenge to the team, but with Betts Townsend’s ex-
cellent time management skills the completion date of 5 April 2012 will be
achieved and the hotel will be open in time to welcome their guests for the East-
er weekend.

Park Inn Foreshore is a 120 room, 4 star hotel with conference facilities branded
under the Rezidor Hotel Group. The hotel consist of a ground floor incorporat-
ing RBG, the food & beverage component to the hotel along with associated
front of house and back of house facilities.
The hotel is centrally and strategically positioned in Cape Town CBD on the
corner of Heerengracht Street and Hans Strijdom Avenue. Level 1 and Level 2
hosts the parking (accommodating 41 parking bays) as well as technical BOH,
storerooms, staff canteen and general operational areas. Park Inn Foreshore em-
ploys a valet service to cater for conferencing and functions.
Levels 3 through to level 10 are populated with general room arrangement of
varying room types. A 70%-30% split of double to king room types form the
mix accompanied with pause-like breakaway meeting rooms to allow informal
meetings on each level. The signature of the hotel is the roof top area. Confer-
ence/banqueting facilities is housed at roof level, further allowing for a roof top
entertainment platform, plunge pool and associated pause areas. Further to this a
roof top bar and boutique gymnasium.
The building underwent a radical façade upgrade, making use of Hula bond pan-
eling and infill paneling with a complete new window installation to both
Heerengracht street and Tulbagh square side.
A full consultant design team was in place including an MEP appointment inter-
nally with Rezidor offering valuable expertise with regards to sustainable initia-
tives along with life cycle costing experience. Trade commenced on 04 Novem-
ber 2011. The hotel had a 100% occupancy rate in the first week of opening
and is a successfully completed project.

In October 2009 the Fairmont contract at Zimbali in Durban, South Africa came
to a standstill due to legal matters.
Betts Townsend’s proven track record and capability in delivering Construction
Management type contracts were then approached by the client body and thus
the basis for the appointment. Betts Townsend were mutually appointed in both
a Project Management and Construction Management capacity to fast track the
internal fit and external works completion of the Fairmont Zimbali Resort.
Betts Townsend were further charged with an internal fit-out appointment to all
finishes including approximately 120 rooms, 2 Royal Suites (both +300m²), 2
fine dining restaurants, tea room, all pause and formal lounges, main entrance
foyer, spiral “feature” staircase, banqueting hall, pre-assembly, public toilets, lift
lobbies, spa, gymnasium – 92 Cores on 6 Levels, Sales Office and Related BOH
to all areas.
The dry run on the resort took place on the 1st May 2010 with practical com-
pletion scheduled on the 31st May 2010.
Betts Townsend’s direct labour force was in excess of 800 personnel driving the
project to completion.
External works included all hard and soft landscaping, 5 private external luxury
suites, totalling 25 rooms, main pool area, deli, main entrance and pool area.
Programme Management was the critical part of the delivery process, having
reduced the initial fit out delivery programme substantially to safeguard the sales
and pre-opening original target date. Betts Townsend’s effective programme and
resource management ensured that the Hotel opened its doors on time and at
the original programme date.
Betts Townsend, having reduced the delayed programme by over 3 months, re-
confirmed to all that no matter the complexity or timeframe, it can be done!

The Peter Mokaba Football Stadium now stands as one of the most iconic Stadi-
ums in South Africa completed for the 2010 FIFA World Cup.
FIFA rules and regulations called for an extremely stringent execution with no
room for programme delay or quality concerns. Our appointment was based on
our PM capacity and successful track record.
Interface with Government structures together with management implementa-
tion of the Municipal Procurement Act was a requirement from the Limpopo
Province and Polokwane Minucipality, being the client.
A comprehensive pre-contract programming exercise took place to ensure that
the master programme deliverables were delivered flawlessly. Early budget con-
straints resulted in a redesign of a substantial portion of the stadium, however
positively adding to the final product.
Construction of the stadium boasts some of the most technologically advanced
techniques and operational systems available. Specialized consultants were con-
tracted from a global panel to ensure that the stadium would meet the FIFA re-
quirements.
In a project of this nature, the management of a global team makes for both a
resource and procurement challenge. All aspects of procurement complied with
the Municipal Procurement Act requiring effective program, quality and budget
management.
The Peter Mokaba stadium was delivered on time. The delivery well within the
mandate and criteria ensured that BT secured the ongoing facilities management
contract as well as the precinct management upgrade. BT prides themselves in
delivering a project of this nature with FIFA having commended the team on an
above the norm delivery.

Betts Townsend were appointed as Project Managers to the construction of a
Southern Sun Premier Brand (4*) hotel of 132 keys located at the exclusive
Hyde Park Shopping Centre in Johannesburg on behalf of Hyprop Investments
Ltd.
The hotel is constructed primarily on top of the existing main public parking
garage on the north western corner of the property. The main hotel structure
consists of 3 floors of guest rooms (mixture of standard king rooms, executive
rooms, suites and disabled rooms) and a public, mezzanine floor all located on
top of the parking garage with excellent views to the north and east of Sandton
and Randburg. The main hotel reception is located at ground level and guests
access the main hotel facilities via north facing scenic shuttle lifts. Dedicated
hotel parking is provided within the existing parking garage.
The public facilities include an international a la carte restaurant, with sushi bar,
island bar and a whiskey/cigar bar overlooking the pool terrace. In addition there
is a business centre, boardroom and conference facilities and a rooftop gymnasi-
um with breathtaking views of the surrounding environs.
The extent and complexity of the structural alterations required within the exist-
ing structure proved challenging especially whilst maintaining continuous access
to the parkade and the shopping centre. The nature of the work undertaken, in a
‘live’ up market retail environment, brought the issues of cleanliness, noise con-
trol, access and traffic control and, of course, safety to the forefront. Effective
time management and continuous communications with the various contractors,
the shopping centre's management and their service providers was required to
minimize disruption to the centre's operations and to address the public's ques-
tions and concerns.
The hotel currently stands as an iconic trendy entertainment platform, a signa-
ture Hotel that has transformed the Hyde Park Skyline.

Betts Townsend were charged with the Project Management and Construction
Management of the refurbishment of the signature multi-storey Southern Sun
Elangeni Hotel in Durban, South Africa. Betts Construction, a division of Betts
Townsend (Pty) Ltd were responsible for the construction management of the
Refurbishment.
The refurbishment required a total upgrade of the entire Hotel, including re-
modeling of the internal, WC’s of the 449 rooms, including all King and Junior
suites, Conference Centers, Lift Lobbies and Lift Car Upgrade, Pre-assembly
areas and all public areas as well as alterations to BOH and FOH administration
areas.
Betts Townsend’s experience in the leisure industry, with specific reference to a
live environment and public interface control was the basis of the appointment.
The Elangeni Hotel’s incredibly high occupancy levels proved to be a challeng-
ing exercise to ensure a zero impact on fit out.
Betts Townsend’s team spearheaded by lead Project Manager John Townsend
and Construction Manager George Betts were responsible for the build procure-
ment and logistics management as well as Programme Management of the refur-
bishment.
Project commencement commenced in early 2007 and the refurbishment was
completed in December 2008 on time and within budget.
Examples of this nature have ensured repeat business with the Southern Sun Ho-
tels and Resorts.

OPRAH WINFREY LEADERSHIP ACADEMY FOR GIRLS
The Oprah Winfrey Leadership Academy for Girls is synonymous with the lead-
ers of the future . As the leading South African Construction Project Manage-
ment firm Betts Townsend were appointed as Project Managers on behalf of the
Oprah Winfrey Foundation to safeguard the project spend and programme man-
agement to ensure that the institution was delivered to the highest standard on
time and within budget.
Amenities and facilities were built to the highest standard encompassing six dor-
mitories totalling 450 rooms, a fully furnished library and archive centre, an Au-
ditorium linked via streaming audio and video conference (for online lecturing
via Chicago), fully equipped theatre with modelling ramp and dance studio. Ex-
ternal sporting facilities include tennis courts, netball courts, sports fields and an
Olympic swimming pool. The facilities make the school one of the most ad-
vanced schools in the world.
Procurement administration was overseen by Betts Townsend with a direct per-
sonal involvement and approval process via Chicago with direct selection by
Oprah Winfrey herself. All FF&E and OS&E was procured and manufactured in
South Africa making the school a proudly South African product.
The Oprah Winfrey Leadership Academy for Girls opened gates on the 1st Janu-
ary 2007, following an 18 month build programme.

Betts Townsend’s project management appointment of the Hemingways Shop-
ping Mall was at the time one of the largest construction commissions in South
Africa.
Betts Townsend’s function began with a substantial bulk earthworks contract,
which ran concurrently with an equally substantial piling operation (an excess of
1400 piles). The project ran from September 2007 until the opening in Septem-
ber 2009. It was a challenge to meet the originally programmed opening date,
and required a huge input and commitment from the Betts Townsend team and
the contracting teams.
Hemingways stands as the first regional shopping center in East London, and has
a prime location on the N2 freeway, and located directly next door to the luxuri-
ous Hemingways Hotel and Casino complex. The building is constructed with
two retail levels, each approximately 500m in length owing to the narrowness of
the site. The parking is primarily located on basement, mezzanine and roof lev-
els that translate to five storey's of building area, making up the GBA of
150,000m2. The GLA is 74,000m2.
A Caribbean-like architecture was employed by the architects to match the adja-
cent hotel and casino, with a bold and contemporary design on the interior
providing a unique and very distinctive appearance.
The tenant mix is varied, and amongst the 206 line shops, the anchors are Wool-
worths, Edgars and Pick n Pay.
The project was delivered one month ahead of schedule off the back of an in-
credibly fast tracked building programme.

Betts Townsends’ ongoing project management function at Canal Walk Shop-
ping Center most recent mandate was to deliver the Retail Pods Extension pro-
ject on behalf of Hyprop Investment Limited and Ellerine Bros.
The build involved an additional 16 000m2 of Retail GLA with an approximate
structured parking build of a further 50 000m², taking the total center to the
largest Retail Center in South Africa to 151 000m².
The “Lanterns” as coined by the press was the 1st of it’s kind in South Africa as a
strip retail offering. A very sensitive and technical build across all accesses to the
existing shopping center made for a challenging interface with both public and
tenants alike.
Traffic Management and Public Liability were two of the biggest challenges due
to surrounding ring road infrastructure that feeds the main artery from Century
City to the adjoining highways.
Betts Townsend (Pty) Ltd and associated team delivered the project on time and
under budget allowing for a smooth transition for Tenant Fit Out.
Following the success of the base build, Betts Townsend followed with the fit
out and tents fit outs with their tenant co-ordination appointment.
Canal Walk stands as the largest Retail Center in Africa, and Betts Townsend are
proud to retain the ongoing Project Management function at the center.

Our function began once the bulk earthworks contract had been completed by
the Client. The project ran from a very muddy March 2007 until the opening
April 2008.
It was a challenge to meet the originally programmed opening date, and required
a huge input from our team and the contracting teams. The centre is the first of
its kind in Mdantsane (the second largest township in the country), and has a
prime location on a key arterial route with a substantial taxi ramp, for the con-
venience of the township dwellers.
The building is single storey for the most part, and the Architects have em-
ployed a contemporary design with high quality materials, that has resulted in a
well lit and extremely attractive mall. The tenant mix is varied, and amongst the
106 shops, the anchors are Woolworths, Shoprite and Pick n Pay. The GLA is
37,000m². Contract final account value R190m (September 2008).

Eastgate Shopping Center (101 000 GLA) is one of the premier Super Regional
Centers in South Africa servicing the East Rand of Johannesburg. It ranks as one
of the highest trading malls in South Africa, both in terms of foot-count and
turnover.
When Betts Townsend where appointed as Project Managers, a special request
was made that a Construction Management function was also facilitated due to
the sensitive nature of the refurbishment.
A live super regional refurbishment requires a strong team to manage the works
especially in view that a 24hr programme was required to limit and reduce im-
pact on tenant and mall trade.
Careful consideration on planning was required, with a heavy focus on contrac-
tor management and public liability in terms of high level refurbishment works
and general mall works.
The internal fit out scope of works included refurbishment of all mall areas and
void areas, WC Block Refurbishments, New WC Block creation, Food Court
Reconfiguration and Refurbishment, New Structural Canopies and Entrance Re-
configuration.
The total project was delivered in under 11months, in time and within budget.
The choice to partner with the client on a risk sharing basis on a CM function
attributed to the successful completion of the project.

With their longstanding relationship with Hyprop, Betts Townsend was the Pro-
ject Managers of choice for the construction of a new 32 000m² single level
shopping centre in Shelly Beach on the South Coast. The greenfields site is lo-
cated in a prime position alongside the main N2 road.
The construction process also included filling of 150 000m² of excavated area to
create the building platform.
The construction programme was extremely fast track with the actual build pro-
gramme being 11 months, without including 37 rain working days.
Anchor tenants include Game and Checkers Hyper on either side of the centre.
The entrance facing the Indian Ocean is an external piazza area surrounded by
restaurants with stunning sea views.
The structure of the building is a standard steel column and roof with infill
brickwork. Finishes are bright and in line with the sunny coastal feeling.
The mall currently stands as a destination shopping centre on the South Coast
area.

continuous repeat business with the fund.
With the demand for retail space outstripping supply Betts Townsend have been
involved with several on-going extensions at the Pavilion Shopping centre add-
ing in excess of 20 000m² of recent.
Phase 5 constituting the latest extension called for a further 10 000m² along with
the Truworths extension of a further 4512m² making the centre’s expansion pos-
sibility just shy of 5000m².
On all extensions to date Betts Townsend (Pty) Ltd have been appointed as both
Project Manager and Principle Agent and continue to serve Pareto on several
other developments around South Africa.

Managers on the refurbishment and extension of La Lucia Mall in Durban.
The lower level of 2 000m² was demolished and reconstructed into new retail
space of 2 500m² for Fruit & Veg City. The work included the removal of 2 es-
calators and closing of the openings, installation of reticulation and services.
The new extension also made provision for a new restaurant.
The upper level of approximately 5 000m² was demolished and reconstructed to
accommodate Mr. Price Sport who covered an area of 1 500m². Work included
relocating elevators to create a new entrance to the store from the parking area.
A new public lift was also installed in the basement parking area to provide cus-
tomers with easy access to the new store on the upper level.
The new public mall extension also provided retail space for Standard Bank, the
Post Office and Yamaha Music with a new public toilet block. A staircase and
lifts connecting the new extension to the upper level was also installed.
The structural modification of the centre proved to be a challenge with the cen-
tre continuously trading, but with Betts Townsend’s carefully planned pro-
gramme no trading was affected during the construction period.
The extension to La Lucia Mall transformed “dead” space into a viable solution
and impressive mix of tenants.

The scope of the project consisted of demolition of the existing 17 000m² retail
shopping centre with anchor tenants such as Woolworths, Checkers and Mica.
Construction included a new 22 000m² GLA retail shopping centre, earthworks
and upgrade of a commercial Office Block, which houses the SARS offices.
One of the challenges of this project was to continue work in a live trade envi-
ronment, but with Betts Townsend’s careful planning and coordination this was
managed and planned successfully.

Managers on this new single storey retail development in Hammanskraal.
The first phase of the centre will be 38,000m²²and the design is an enclosed
mall providing for anchor tenants, Pick ‘n Pay, SuperSpar, Game, Edgars and
Cashbuild, accessible by three lead-in malls and one central mall.
Centre amenities include ample restroom facilities, security and centre manage-
ment offices, exhibition areas and a marketing help-desk. Sophisticated security
controls and CCTV cameras will ensure the safety of the customers in the mall
and parking areas.
Two access points for customer vehicles and separate access for deliveries is pro-
vided. The centre will have over 1 600 parking bays and drop off / collection
facilities for approximately 100 taxis.
This mall is situated in close proximity to Hammanskraal CBD and Temba and
located at a key high-volume local intersection.

ited & Ellerine Bros. and acts as the residential project manager for all refurbish-
ments, additions and extensions at Canal Walk Shopping Centre in Cape Town.
Canal Walk is the 3rd largest and one of the most iconic shopping centres in
Africa and Betts Townsend (Pty) Ltd plays a significant role in the development
of this shopping centre.
Projects included the refurbishment of the La Piazza area Phases 1 and 2.
A reconfiguration to the Foodcourt area was also done, which involved demoli-
tion of sheer walls to open up the mall space to a view of the canal, while mak-
ing better use of dead space and still extending valuable GLA. Working in a live
environment, which is sensitive to noise and dust, especially when it came to
demolition of 4m² reinforced concrete walls was one of the many challenges we
faced, but the extension was a successful one, coming in under budget, having
limited disruption to tenant trade and impacting positively on the centre.
Betts Townsend managed the Tenant coordination function for several years be-
fore it was internalized by Centre Management and we have successfully com-
pleted and handed over well over 300 stores, assisting the tenants and Centre
Management in demolition, designing and refurbishing stores.
Other major store developments include the new Mr. Price Home store, Dion
Wired, extending and upgrading Dis-Chem pharmacy, Incredible Connection
and the extension of Woolworths.
There are several new projects in design stage, including extension to Edgars
and Mr. Price.

The 8000m² Builders Warehouse was the first phase of the Festival Town Square
retail development in Kempton Park.
The site handover was in March 2009 and the Section 1 the pick-up yard and
internal was completed in August 2009.
Section 2, the delivery yard and Section 3, the garden centre was handed over in
August 2009.
Final completion of the project including parking and landscaping was 31 August
2009.
The Builders Warehouse component include the trading floor, delivery cages,
full office fit out with all public toilets, staff toilets, boardroom and support are-
as.
Phase 2 is the retail area with a convenience centre with food store anchors,
banking, restaurants, takeaway and line shops.
Festival Town Square is anchored by a flagship 2 500m² Spar supermarket and
supported by a mix of convenience and service-related shops that make everyday

Betts Townsend’s comprehensive knowledge and unmatched Retail experience in
both FOH and BOH were appointed to construct the new Longmeadow exten-
sion to cater for the national upsizing.
Not only was Betts Townsend appointed in a Project Management capacity but
Pick ‘n Pay’s decision was one of a risk sharing and trust approach whereby Betts
Townsend were further appointed in a Construction Management capacity.
The project brief was to extend the existing Distribution facility to accommo-
date an additional 34 000m² of Warehouse space.
The initial target programme was programmed over a 12 month period. Betts
Townsend’s construction management team delivered the project in under 9
months with a 6.5% saving on traditional programme and construction cost.
Added to the Warehouse extension, Betts Townsend were charged with addi-
tions and alterations to the existing Administration facility delivered and com-
pleted in the 1st quarter of 2010.
The Pick n Pay Longmeadow Distribution Centre stands as a prime example that
in sensitive yield driven times a joint PM / CM approach can be beneficial to the
client in both time and budget.

tion themselves in Cape Town to service both the Middle East and Africa.
Betts Townsend were appointed on a Project Management and Construction
Management basis with a co-ordination and interpretation of specification link
with the UK operation responsible for both Q&A and Design.
Harley Davidson nomination of their global marketing launch pad created a very
technical acoustic installation to allow for “start up of new motor cycles in the
marketing room”. Naturally with surrounding tenancies this was a very sensitive
matter. Betts Townsend’s input and procurement control of the acoustic design
team and installation made for a perfect installation and zero noise pollution.
With Harley Davidson’s main manufacturing arm being positioned in the United
States, integrated systems for procurement, VOIP, VC were required to support
the global ordering and procurement operations.
Betts Townsend’s experience in Commercial fit out of technical IT installations
made for a successful project using a raised access flooring system similar to their
global specification allowing for super duct cable tray systems and underfloor
reticulation of services.

very clear mandate for their Cape Town based office: crisp, clean and functional.
The internal fit out was controlled through Betts Townsend’s Construction Man-
agement Division. Procurement was a joint client and Betts Townsend exercise

The clients request for large open creative spaces called for a detailed controlled

The Coronation Fund Managers (CFM) move to the Montclare Building in
Claremont made for a very intensive IT infrastructure and co-ordination project.
Coronation Fund Managers is one of South Africa’s leading Fund Management
companies with global interests and operations.
Betts Townsend were appointed in both a PM and CM capacity and were
charged with the new build and relocation of the Coronation Fund Managers
Head Office and sub-divisions to the new premises.
As a technology and systems focused business, special attention and design was
placed on IT, VOIP and Data integration. A raised access anti-static requirement
in terms of flooring was implemented to assist with the ever-changing environ-
ment.
A disaster recovery site as well as line of site micro links were all part and parcel
of the move and implementation process. Coronation Fund Managers’ close
trade with the JSE/LSE/NYSE and the like made for a detailed and aggressive
management function.
Technically the site proved difficult both in deliveries and site logistics due to
the adjacent intersection of two main feeder routes into the Claremont/
Newlands Area. Betts Townsend were charged with the global site logistics as
well as security measures.
An incredibly fast track fit out process, Coronation Fund Managers’ 6 000 GLA
Office space went live in under 4 months with zero glitches.

To build a “greenfields” (from scratch) international airport is an unusual occur-
rence anywhere in the world and going live on a such an airport is an incredibly
daunting task
The passenger terminal building was designed to meet the International Air
Transport Association Level of Service C. This denotes a good level of service,
with conditions of stable flow, acceptable delays and good levels of com-
fort. Betts Townsend (Pty) Ltd was appointed to manage the full tenant installa-
tion thereby ensuring that the airport provided and delivered the necessary ser-
vices to achieve international recognition and, more importantly, impact on the
willingness of passengers to repeat the experience of both visiting and flying
through the new airport. Tenancies include national retail chains, food and
beverage outlets, government agencies, airline operators and services, car rental
operators, warehouse facilities and commercial space for ACSA Property ten-
ants. Special attention was paid to the airport lounges and external piazza
(which houses national food and beverage outlets) both areas identified for cus-
tomer comfort and convenience.
Ensuring that program demands were maintained and met have been extremely
challenging throughout this build as all ancillary services and supporting infra-
structure to the terminus were of equal importance in ensuring the successful
launch of such an auspicious airport. Over and above the customary pressure of
programme demands, the logistical exercise of moving the old Durban Interna-
tional Airport from 50 km away without disruptions to flight schedules, tenant
fit-outs and general airport operations, only added to the challenge.
