Property History:The property was originally acquired and developed by D.R. Horton. In August 2008, BrookwoodGroves, LLC acquired a total of 214 finished lots (130 single-family lots and 84 twin villa lots)from D.R. Horton, in a cash transaction. D. R. Horton remains an active builder in thecommunity, but does not have an exclusive to build in The Groves.

Property Facts:The Grove community is 102.2-acre residential project comprised of 197 single-family residentialand 190 twin villa lots. The amenities include a heated pool and a pool house with a fitness roomand equipment. The average single-family homes sales price is $231,000.

D.R. Horton is in the process of obtaining a final certificate of completion from Lee County for anadditional 40 single-family and 100 twin villa lots. Brookwood Groves, LLC will acquire thefinished lots and will make the finished lots available for sale.

The community offers builders and investors the opportunity to market and sell homes in acommunity with a securely funded HOA that is well-maintained and managed by a professionalproperty management firm.

By the numbers:Monthly HOA fees in The Grove are $165 per single-family unit and $123 per twin villa unit. Thecommunity is zero maintenance and fees include cable, lawn maintenance, irrigation and use ofall amenities. 2008 real estate taxes averaged $258 per lot.
