BHP launches 10 year partnership with Wates

Wates appointed as new repairs and maintenance contractorBrent Housing Partnership (BHP) have appointed Wates Living Space as our Asset Management partner for up to ten years. This is a £15m per annum repairs and maintenance contract which was officially launched on Wednesday 23 July at Brent Civic Centre.

The affordable housing contractor was appointed after a robust tendering exercise which involved residents throughout the whole process. Wates’ appointment will provide the opportunity for:

• 450 jobs in Brent

• 100 apprentices

• 60 employment placements for unemployed local people

• Engagement with Brent schools such as delivering anti-bullying programmes

This contract will provide savings of £1m a year and investment of an additional £1m a year into the local community, which will deliver an extra £20m benefit for Brent over the 10 year period.

As part of the partnership launch, BHP and Wates, with the support of Wates Giving, commissioned a community film called ‘Perceptions’ which was filmed on St. Raphael’s Estate and had its UK Premiere at the launch event.

The film was directed and written by local resident, Samuell Benta who also directed the award winning series ‘All About the McKenzies’ which is currently showing on London Live TV (see interview with Samuell Benta on page 13).

There was entertainment from Brent based street dance group, First Impressions. The dancers, all between the ages of eight to 15 also participated in a UK dance championship called Street Dance XXL which was held in SSE Arena, Wembley.

'Cleaner Brent' smartphone appResidents can now also make use of the new ‘Cleaner Brent’ smartphone app which can be downloaded from the Apple store. The app allows you to take photographs of problems such as litter, fly-tipping and dog fouling to send these directly to Veolia for action. A message will be sent to your phone advising you when the problem has been sorted. 4

From September, Veolia has taken over responsibility of the grounds maintenance on all BHP estates.

Veolia was awarded a nine year Public Realm contract by Brent Council on 1 April 2014 for all public areas including parks, open spaces and land managed by BHP.

Wettons are responsible for providing internal cleaning, external cleaning and communal window cleaning on BHP managed estates.

If you have any issues or concerns, please contact Wettons directly on 020 8830 2412.

BHP’s Estate Inspectors monitor the work of Wettons to ensure that estates are cleaned to a good standard and that residents are happy with the service they provide.

Food bank referralsBHP is now able to offer food bank referrals and food vouchers to residents.

These referrals will be made to community food bank and kitchen, Sufra NW London who have been working closely with BHP and are based on St. Raphael’s Estate in Stonebridge.

Sufra aims to support disadvantaged individuals and families to have access to a healthy and nutritious diet and to enable them to access wider opportunities and play an active role in society.

BHP operates a policy where referrals to Sufra can be made for any individual or family who do not have sufficient funds to pay for a healthy, nutritious diet after paying for all other essential household expenditure including rent, utilities, basic clothing and travel costs.

If you need to use this service, please contact a member of the Financial Inclusion Team on 020 8937 2324. Any requests received will be treated in confidence and residents will also be offered the opportunity to receive advice on managing their finances better.

Abandoned VehiclesWe are committed to working with Brent Council and partner agencies to achieve a cleaner, safer, greener environment for the benefit of all residents.

Abandoned vehicles are a blight on the landscape, and can be a target for vandalism and arson.

Garage checksWe will be carrying out an audit of garages managed by BHP in the next six months. This will involve inspecting all the garages and asking all garage agreement holders to provide the necessary documentation for their motor vehicle.

Garages are intended for the storage of a motor vehicle only! They are not sufficiently weathertight or secure for the storage of any other goods. You should not store petrol or any other inflammable materials in your garage and you should not subletyour garage to anyone else.

These garages are in high demand and we want to make sure that they are being used appropriately.

BHP to build new fa m i ly homesBHP, acting as the London Borough of Brent’s development agent, has successfully been awarded funding from the Greater London Authority (GLA) to build a programme of new affordable homes. BHP bid for £4.3m to support the construction of 100 homes, approximately half of which will be larger family homes.

The funding is part of an initiative called the Mayor of London’s Housing Covenant which aims to support new affordable housing that is to be built from April 2015 and completed before March 2018.

We are very excited about building more homes to help deal with the acute housing shortage in the borough. The Development Team are now progressing the design and construction of these new homes on sites across the borough. We are currently working on ten infill and garage sites, drawing up planning applications with our architects.

Our focus has to be on underused land and semi derelict garages, which offer the potential to provide new homes, regenerate estates and make the best use of council land assets. Many of our existing garages are admittedly in poor condition, but we simply cannot afford or justify investing limited funds in improving these, when the priority is to provide homes for people and not garages. We are aiming to submit our first planning applications in October 2014 and start the programme of construction by summer 2015.

We are conscious that the development of new homes within existing communities can be extremely concerning to local residents, however we are striving to develop high quality homes which are in keeping with the existing areas and that BHP’s new and existing residents will be proud of. We would like to work with local communities and councillors to discuss the new schemes, to explain the housing need and agree workable solutions.

The cost of both owning and renting homes in London has now gone beyond the reach of many people. BHP are looking to investin a number of different tenure options to address this issueas part of the council’s wider aspirations to develop 700 new homes over the next six years.

Home swap event attracts 800 residents

Mary Kennedy, a first time visitor to the event, said: “This is my first time coming to an event like this. I’ve got a three bedroom house, but because of some health issues I’m looking to downsize and move into a ground floor flat or bungalow. I think that events like this are great – and I’m going to follow up on some that I’ve seen.”

BHP’s Financial Inclusion Team helped to organise the UK’s largest ever ‘home swap’ event in the UK which took place on 30 July at the Welford Centre, Chalkhill Road, Wembley.

Home swapping events are sweeping across the social housing world as tenants look for ways of moving home in response to their changing needs and to help manage the impact of housing benefit reforms.

Over 800 social housing residents attended and over 500 properties were registered at the event.

This event was organised in conjunction with the London Boroughs of Brent, Harrow and Barnet, Genesis, L&Q, Innisfree, Metropolitan, The Hyde Group, Catalyst Housing, Network Stadium, Circle Housing Group and Barnet Homes.

Representatives from Homeswapper also attended, helping the residents to register their properties online.

Be prepared for the winter: Check your central heating system

During the summer months, most boilers are used for hot water only and you don’t have to worry about central heating. Now with winter on the way, BHP’s Gas Monitoring Team recommends that you switch on your central heating system before the weather turns too cold. You should do this so that you know how to switch your boiler on and more importantly, so that you are able to test the system and its controls.

We would recommend that once you switch on your central heating system, let it run for a full hour to make sure that there are no faults so that it will be ready for the winter. If you do find any issues, please call the Customer Response Team on 020 8937 2750 and choose option 1 for central heating and hot water queries.

If you live in a block with communal heating, don’t worry, your heating should be on by now but if you ever have any problems with it please contact the Customer Response Team as above.

We need good quality, affordable housing in Brent

Brent has been my home for many years and I’m proud to be a BHP Resident Board Member. When we

signed our new management agreement with Brent Council last year, the ability for BHP to build new

homes was one of the things we wanted to see.

It is very difficult for many of the people I meet to find housing and standards can be very low. That is why

affordable housing is so important. Homes that give local people increased opportunity and where young

people are able to settle, bring up their families and become part of the community are so important.

The council has supported us in our aspirations. We are now starting to consult residents about our plans

to build many affordable, family council homes in our communities. With our new Development Team we

have been working on the plans and good design is one of the things we look carefully for.

We hope residents will talk to us about the proposals and really get behind our aims and help us to deliver

the homes we need.

AROUND THE BOROUGHLONDON BOROUGH OF BRENT

Local residents, BHP officers and Wates Living Space representatives celebrated the end of the first stage of a very successful community gardening project on the CAM Estate in Cricklewood over the summer.

The gardening project started in April 2014 after residents had spoken to BHP officers about improving the aesthetics of their estate. Working closely with BHP and Wates, residents joined together to plant more flowers in the entrance areas, create a picnic area as a focal point on the estate and make use of hanging baskets in communal areas and balconies. They also created raised beds for food growing.

This project has been very successful in bringing residents together and creating community cohesion.

BHP would like to thank O2 Think Big, BHP’s Community Fund, Spark Award and Wates for their sponsorship. The Community Leadership Team is applying for more funding to keep this project going and residents have set up a working group which will continue to develop this initiative.

Fun in the sun ... BHP Residents' Roadshows The Community Leadership Team supported by Board Members and staff from across BHP hosted a series of roadshows across the borough. These took place on the Fiveways Estate (North Kilburn), The Explorers (Harlesden and Brentfield), Dickens House (South Kilburn), Gauntlett Court (South Wembley) and The Groves (North Wembley).

The roadshows have proved to be very successful with over 400 residents attending. As well as being a forum for residents to raise concerns and meet officers from BHP, the roadshows also provided a fun atmosphere with music, food and activities for the whole family.

Residents were able to enter competitions and win prizes as well as a chance to sign up to activities from the many organisations taking part such as Wates Living Space, Veolia, Brent Council, McDonalds, NHS, Bang Radio, Safari Pete, Mac entertainment and Queens Park Rangers.

Ice bucket challengeThe last roadshow at the Groves had an added surprise when Karin Jaeger, Vice Chair of the BHP Board completed a public Ice Bucket Challenge to raise money for sufferers of motor neurone disease and the MND Association.

Residents celebrate end of successful gardening project

NEW NUMBER FOR NEIGHBOURHOOD WARDEN SERVICE

You can contact BHP’s Neighbourhood Warden Service on 020 8937 2727.

Wardens patrol BHP estates and street properties offering reassurance and acting as a deterrent to crime and anti-social behaviour. They tackle nuisance including the misuse of communal areas, neighbour disputes and the unruly behaviour of individuals and groups. The Wardens also work in partnership with you the residents and agencies such as the police, Victim Support and CRI Brent.

You can use the hotline to report anti-social behaviour anonymously between 3pm and midnight (last call-out at 11.30pm) seven days a week.

Local people are being asked for their views on how the borough should evolve over the next five years given the continuing squeeze on public sector budgets.

Over the next five years, public services in Brent need to save more than £100 million due to Government cutbacks.

Brent Council and partners have opened consultation on the borough plan and are seeking residents’ views, ideas and personal commitments to help build a better Brent.

As part of the wide-ranging listening exercise, residents are being asked what their priorities are for Brent and being invited to offer ideas about how Brent could become better.

In some cases, prioritising one area may mean that something else has to be cut back, or stopped altogether.

Leader of the Council, Councillor Muhammed Butt, says: “Tough times mean we will inevitably be faced with tough choices and this is why the borough plan consultation is so important.

“We want to work with local people to make sure that our long-term plans for the borough are the right way forward given the limits we are all working with. Please get involved, we need your help to create a better Brent.”

Burglary articleAs winter is coming up we all know that the days get shorter and the sun sets a lot earlier than it does during summer. Which means it gets dark fairly early on in the day, so here’s some tips to plan ahead and stay safe in the winter!

B e aware of travel issues (i.e trains) due to the weather.

U nderstand that burglars like dark homes, so keep a light on at home when you are out.

R emember, three’s a crowd! So try to walk home with friends or family.

G etting your phone out whilst you’re out in the dark attracts burglars as they can see you have something valuable.

L ock your front door every time you leave and enter your house.

A larm systems are a great way to ensure the safety of you and your family. Just remember to change the batteries often to make sure it’s working.

R oads can get quite dark, so try to walk on main roads that have street lamps and many people.

Y ou know you’re ready for any emergency when you have your phone! So remember to keep your phone fully charged.

Interview with Samuell Benta, Director of ‘Perceptions’I recently had the privilege to interview Samuell Benta, a 28 year old self taught director from Wembley who successfully directed and wrote 'Perceptions,' a short film based on St. Raphael’s Estate in Brent. ‘Perceptions’ addresses the sterotypes and prejudices held against people on council estates.

During the interview I asked Samuel the following questions:

1) What was the main purpose of the film ?“The main purpose was to show a different portrayal of people who live on council estates. It was also to make people think twice before they judge others. BHP and Wates Giving funded this project, and we all wanted the same aims which were to change perceptions of Brent and young people, break down barriers between different cultures, religions and races and show a positive future for everyone.”

2) Why was the main focus young people?"Although the main characters are young people, we did have people of different ages in this film as we wanted to reflect the whole community. However, young people do tend to get a negative press and we wanted to show young people in a positive light as they are the future generation who will become leaders of tomorrow."

3) Where did the title 'Perceptions' come from?"The title for ‘Perceptions’ came about during a brainstorming session with BHP’s Youth Editorial Board about the film. One of the young people mentioned perceptions and it fitted the message we were trying to portray.”

4) What do you intend to do in the future?"As well as pursuing my directing and acting career, I would like to have my own television and theatre production studio. I would also like to continue working with the local community and help young people who want a directing career but don’t know where to start. I wish someone could have guided me when I was younger, and I would like to impart the knowledge I have learned to others.”

Meet theTEAM

Roundhouse offers young people great opportunities

Camden’s Roundhouse is an arts performing venue since 1964, offering a wide range of events for people

of all ages, but it’s not only performances that the Roundhouse has to offer. There are also a vast number

of opportunities for young people to take part in diverse activities ranging from stage fighting to DJing.

I take part in weekly yoga sessions offered by the Roundhouse which has been brilliant for finding that

hour of peace which is desperately needed during school and exam time. I have also attended intermediate

acrobatics and circus/flying trapeze sessions which are great exercise and have encouraged my sports

career further. I recently auditioned for and received a place at the ‘National School of Circus Art.’

I wouldn’t have even known about this amazing opportunity if it had not been for the

Roundhouse. They have provided me with excellent training and fantastic teachers

which is all at an incredible price.

The history of HalloweenHalloween is approaching on 31 October, I wanted to explore the history and why it has become such a big celebration.The word Halloween is a shortened version of ‘All Hallows’ Evening’, which was celebrated on the 31October.The celebration of Halloween emerged from the ancient Celtic holiday which was called Samhain, and

this day was used to mark the end of the harvest season and the beginning of winter. There were also those who believed that this changeover of seasons meant that the boundaries

between the world of the living and the dead overlapped, and that the deceased would come back to

life and would wreak havoc, such as causing sickness or damaging crops. Masks and costumes were

worn as an attempt to impersonate the evil spirits and lessen their disturbance. Traditionally the holiday involves bonfires, and these would attract insects and bats, which are both

symbols of Halloween. However, nowadays the holiday is frequently celebrated with children going out

and trick-or-treating.

Let ‘the Challenge’ beginThe National Citizen Service (NCS) with charity ‘the Challenge’ have put together a programme which is designed to give 15 to 17 year olds the opportunity to take on new challenges, learn new skills and meet new people. Every year over 18,000 people are given the chance to take part in the NCS, either in summer or autumn.Both my older sister and I have taken part in the summer program which consists of three parts. The first part

is the personal challenge; this is the most active part where you get to take part in activities like abseiling and

rock climbing. After that you have the team challenge which was my favourite part of the NCS, on this part

you have the chance to experience what university life might be like and to help the community. Finally you

have the NCS campaign, where you design and pitch your campaign idea, and at a later date get to put your

campaign into action.
