Demand for secure
estates continues togrow
Back in the 1980s a gated estatewas a rari-
ty, and usually applied only to sectional ti-
tle complexes. In most cases normal resi-
dential properties werent even walled to
the road and you could almost always
walktothefrontdoorandringthedoorbell.
Even in the early 1990s I can
recall that Johannesburg buy-
ers would often remark at the
fact thatmost of ourproperties
didnt have high walls around
them, and electric fencing was
certainly never seen.
How things have changed.
Itsnowtheexceptiontobeable
towalk to a front door. Six-foot
walls surround almost every
home, and electric fencing is
not uncommon. Its a harsh re-
ality of our modern world that
most property owners have
gone to these extremes to pro-
tect their families and posses-
sions from crime.
Gated estates started to
make their appearance in the
1990s, but they were still the
exception and many buyers steered clear of
them as they didnt like the rules and regula-
tions of these estates. Today things are differ-
ent.
By far themajority of new developments are
now gated estates that offer their residents, at
a minimum, an enclosed boundary and en-
trancegatewithcontrolledaccess. Inmanycas-
es the level of security is increased to include
security guards, electric fencing, and security
cameras. Whilst no guarantee that you wont
be affected by crime, they are a very strong de-
terrent, and criminalswill usually go for softer
targets.
Its no surprise then that many purchasers
aremoving towardshomeswithin theconfines
of gatedestates. Inmanycases theseproperties
dont cost much more than similar properties
in the suburbs, with developers realising they
need to encourage sales in a competitive mar-
ket. Strong demand at Kelder-
hof Country Village, Croydon
Olive and Vineyard estates,
and the successes of Erinvale,
Boskloof, Schonenberg Estate
and Heritage Park prove the
point.
What are the possible nega-
tivesof livinginsuchanestate?
Every estate will have rules
and regulations, which are
there for the benefit and com-
fort of residents but in some
casesthiscouldrequireameas-
ure of cooperation and sacri-
fice.Youalsohave levies topay
for the benefit of the security,
maintenance of common prop-
erty, and general upkeep of the
estate.
In most cases these estates
have a Home Owners Association and specific
architectural and design guidelines have to be
adhered to so that there is a uniform theme in
the estate. This does limit one when it comes
tobuildingorimprovingahome butthebene-
fit is an estate with a strong identity andmini-
mum standards, which will ultimately protect
yourinvestment.Soyes thereisapricetopay,
albeitamodestone.Currentsalesshowthough,
that purchasers see the benefits as the demand
for properties in gated estates continues to

Planning amove?Get the basics right and save yourself a packet
Many people move house every
month,oftenusing bakkies, trailers
orahiredtrucksandtheirownman-
power. Many others need the help
of professional movers and ways
of limiting the cost of such services.
If this is the route youre taking
youshouldtrynottoplanyourmove
for the end of amonth or during De-
cember or January, says Shaun Ra-

At other times of the month, or
in winter, when the moving compa-
niesarenotsobusy,youwillusually
get a better rate. You should also get
quotes from three different moving
companies and their agents should
preferably visit your home to make
their estimates as accurate as possi-
ble, noted Rademeyer.
Secondly, try to get rid of every-
thing you dont need to take to your
new home. Aim to reduce the
number of items to be transported
by at least half, because weight and
bulksreabig factors indetermining
the price of a long-haul move:
theres really no point in paying
someone to transport something
you dont use or that wont fit into
your new home.
The third step is to get boxes and
packasmanysmall itemsasyoucan
yourself, toreducethetimethemov-
ers take to pack, and hopefully re-
duce their charges as well.
And finally, you need to make
sure that yourpossessionsareprop-
erlyinsuredwhileintransit,asroad
and weather conditions, hijacking,
robberies, strikes and riots can un-
do thework of even the bestmoving
companies.

Ford todebut EcoBoost engineatDaytona in2014

As part of its continuing strategy to intro-
duceproduct-relevant technologyintorac-
ing, Ford announced today plans to bring
its 3,5 F V6 EcoBoost racing engine to the
2014 TUDORUnited SportsCar Champion-
ship series in the US.
Thenewengine,whichwill debut at the 2014
Rolex 24 at Daytona on January 25-26 and run
the entire 12-race season, will power a new-
lookDaytonaPrototype car, createdwithFord
corporate design influence. Michael Shank
Racing is on-board as the first team to putEco-
Boost power into its Daytona Prototype car.

sis on on racing production-based vehicles as
well as production-based technologies, said

Racing engine engineer. We can do full vehi-
cle simulation in racing conditions in a way
some of our other cells arent capable of doing.
Its very, very specific to high-performance
racing engine programmes.
