BUILDING INFORMATION MODELING—A CORPORATE STANDARDBOND’s use of BIM promotes the development of a common set of project goals, minimizing risk before construction begins in the field. Our shared 3D models facilitate a new level of transparency between BOND, our design & engineering partners, and our clients. Utilizing this powerful visualization tool, we virtually enact the building process to resolve design conflicts early, enhancing schedule efficiency and lowering cost. Perhaps most importantly, BIM serves as an excellent communication tool, spurring interaction between all members of our project teams and making the construction process easy. With 3D models, our clients can virtually “walk through” their project, proposing changes and understanding how design impacts outcome long before groundbreaking clients.

IN-HOUSE LASER SCANNINGOur in-house laser scanning capabilities have proven to be tremendously valuable to our clients, setting our teams up for success by providing the most accurate as-built documentation for fit-out and renovation work. We convert scan data into 3D Revit models, compatible with design and engineering models, to provide clash detection and logistics and safety planning services for our clients. During construction, laser scanning serves as a corporate quality control tool with a focus on proper installation and future facilities asset management.

GOING BEYOND BIMWe offer an in-house Virtual Design & Construction (VDC) Department to help our clients build more efficiently in today’s world. BOND integrates BIM into a company-wide technology platform. We streamline our estimates through On Screen Take-Off (OST), simulate our schedules through Primavera P6 Scheduling, provide critical pick planning to sequence work, and deliver 3D field layouts with the latest GPS technology.

The experienced professionals at BOND can provide initial feasibility assessments, analysis, and conceptual designs for steam, chilled water, and combined heat & power (CHP) projects. These range from central plant upgrades, renewal, and analysis of CHP alternatives to upgrades and expansion of thermal or electrical distribution systems. The BOND approach is to develop early concept level budgets and schedules that are truly representative of the technical options being considered. Couple this with BOND’s working knowledge and relationships with the gas and electric utilities, and our ability to bring a level of realism to the early feasibility analysis provides critical insight to support sound decision-making. The BOND approach mitigates risks associated with future budget or schedule unforeseens related to the Owner’s selected technology option. BOND can also deliver the selected technology option via a design/build arrangement. This method provides a focused management process around project risks while obtaining a competitive solicitation for the major cost centers.

DISTRICT ENERGY SERVICES FEASIBILITY ASSESSMENTS

The experienced professionals at BOND can provide Design-Build (DB) delivery for steam, chilled water, and combined heat & power projects. District energy and central plant related projects are not simple construction undertakings. They require a specialized team with the right skills and experience to ensure a seamless transition within the operating facility. Our team has a focused expertise on managing the critical components of these projects thus allowing the customer to stay focused on their core business needs.

The BOND team will design, build, and commission any central plant project including chillers, boilers, CHP (combustion turbine, steam turbine, or reciprocating engine) while the customer stays focused on their job. Our team understands the complexity of these undertakings. We have in-depth knowledge of the operations, engineering design, utility interconnections, environmental & local permitting, regulatory issues, fuel sourcing, construction, and commissioning.

The DB project delivery model is best suited for customers who want a single point of contact for the project. The BOND approach is a disciplined process to develop, design, and deliver projects on an expedited delivery schedule. This will allow the operational savings to be realized much earlier than alternative project delivery methods. The BOND process ensures consistent oversight and careful monitoring of quality, cost, and, schedule.

Engineering – BOND has worked with the premier engineering firms in this field and can solicit the design services competitively or work with the Owner’s incumbent engineer. Our approach is to select the right engineering team based on their current workload, project location, and any specialized requirements of the Owner or interconnecting utility company.

Equipment - BOND has a solid working relationship with the major equipment suppliers. Our team will work with the Owner to obtain a competitive price from their pre-selected equipment suppliers or conduct a competitive solicitation process.

Subcontractors – BOND maintains an extensive list of prequalified subcontractors. This ensures a competitive solicitation using construction partners that have the bandwidth to support the work and live up to the BOND standards of quality and performance. BOND will also work with the Owner to prequalify bidders from their pool of trusted subcontractors.

Using this project delivery method, BOND will provide the Owner with market competitive construction management services. In this case, BOND is responsible for managing all aspects of detail design and construction while ensuring the Owner’s goals in terms of quality, scope, cost, and schedule are met. For the customer, this process will:

Projects can be completed open book or with a GMP. As shown on the chart of typical cost centers, the sole-sourced component of the work is relatively small. This factor will be countered with the savings associated with a faster project delivery.
