Pivotal Property Fund is an internally managed property investment and development company,
listed on JSE main board, with an A-grade portfolio of completed, income producing properties
and developments. Pivotal focuses on creating sustainable value for investors by achieving
above average growth in the capital value of its portfolio.
The company’s strategic partnerships and joint ventures with Abland will ensure a continued pipeline of high quality, value
added development opportunities that meet the company’s investment criteria.
AmutuallybeneficialrelationshipexistsbetweenAblandandPivotal,withAbland’sdevelopmentsforminganassetpipeline
for the fund. Pivotal in turn creates further development opportunities for Abland, whilst delivering consistent growth.
Pivotal Property Fund’s steadily growing market value allows investors to participate directly in the capital growth of a
professionally managed portfolio. The fund focuses solely on A-grade properties in the retail, commercial and industrial
sectors.

POD Property Fund is an unlisted property fund with a focus on high-end, premium developments
with values below ±R200 million.
As Abland produces developments below the R200 million value mark, POD will be the ideal place
to house these properties in order to create optimum value growth for investors. Since it is not a
strategic imperative of many of POD’s development partners to hold assets for the long term, POD creates a convenient
exit mechanism for development partners and shareholders.
POD is built on the knowledge gained from assembling Pivotal and resulted in the creation of a tailor-made fund that will
serve POD’s partners and investors well, both in terms of their business requirements and the preservation of asset value.

In order to take full advantage of the opportunities offered north of South Africa’s borders,
Abland established Abland Africa which is responsible for sourcing and undertaking work in a
variety of countries on the African continent.
Abland Africa is open to viable opportunities across the continent, but for the moment has concentrated its efforts on Tanzania,
Kenya, Uganda, Nigeria, Mozambique and Namibia. As the company gains more traction in these markets and develops its
understanding of others, it will actively pursue property development opportunities in other countries.

At Abland we see participating in social responsibility
projects as an integral part of a healthy, purposeful
business environment. Over the years we have
supported a variety of different organisations and projects such as HIV/Aids clinics, animal
shelters as well as a number of schools in under privileged areas.
We have recently expanded our Corporate Social Investment (CSI) initiatives by purchasing
a property near Diepsloot which will be used to develop homes for Aids orphans, an HIV/
Aids clinic, a crèche, schools and training facilities. This Abcon Group Foundation Precinct
will create meaningful opportunities for us to have a positive impact in our local community.
Abland strongly believes in giving back to the communities around us because doing this
ties in with the ethos of enthusiasm, integrity and commitment embraced by our company.

At Abland we see BEE as a pragmatic growth strategy that
aims to realise the country’s full economic potential. We
therefore strive to promote greater representation at an
ownership level, to build a talent pipeline and to strengthen
enterprise development both within the economic sector and
the construction industry.
The main focus of our BEE strategy is aimed at enabling
previously disadvantaged groups to participate in the economy
in a meaningful way and to increase the extent to which
communities, workers and co-operatives are able to own,
manage and develop new enterprises. We have also set our
sights on helping to increase access to economic resources,
infrastructure and skills training for previously disadvantaged
individuals and communities.
On the home front, we uphold our BEE principles amongst
employees by offering scholarships, encouraging suppliers to
transform through preferential procurement and by supporting
emerging businesses through enterprise development.

As members of the Green Building Council of South
Africa (GBCSA), we are committed to creating a better
built environment. Through our Strategic Green Building
Philosophy,weapplyandimplementkeyenergyefficiency
principles in all aspects of our projects and we have
successfully implemented a number of these, together with
other green building measures, in our projects.
Whilethebenefitsto theenvironmentalmostgowithout
saying,therearealsonumerousbenefitstoourclients–
costsavingsthroughenergyefficiency,healthierbuildings
and environments to work in, and assets which are future-
proofed.ClientscanbenefitfromAbland’sknowledgeand
expertise and have a greener building which contributes to

Abland stays abreast of the latest technologies and
research in energy saving, sustainability and carbon
footprint reduction. Asamarket leader in thisfield,we

new project is approached with an eye on energy saving,

A number of our buildings have already achieved Green
Star SA ratings from the GBCSA. Recently rated four star
buildings include Alice Lane Phases One, Two and Three
(70 000m2 in total); Nedbank Lakeview (22 000m2); Monte
Circle Phase One (5 500m²) and Rosebank Towers (25
000m²). Current developments being submitted for Green
Star SA ratings include Loftus Park (20 000m2) and Monte
Circle Phase Two (4 400m²). Towers (23,000m²), Loftus
Park (45,000m²) and Monte Circle (50,000m²).
