EWM’s first quarter 2013 market update indicated a promising time for South Florida real estate, as it noted more residences are being sold this year
than were sold in 2012. Miami-Dade County enjoyed a 10% increase in the number of single family homes sold, as well as a 2% increase for condos. Prices are also on the rise. Com-pared to last year, the median price of a single family home in the County increased 18% to $204,000 during Q1 2013, and the median price of a condo for the same period increased 25% to $163,000.
Similar increases are also evident in Broward, according to the update. The median price of a single family home during Q1 2013 was $233,000, a 25% in-crease, and the me-dian price of a condo over the same pe-riod increased 27% to $95,000. The first quarter update also illustrated the current inventory landscape. In Miami-
Dade and Broward Counties, three to six months of supply are available, compared to the optimal six to twelve months. With
inventories having dropped nearly 75% in the last five years, today, more buyers are chasing fewer
sellers—providing a ripe selling season in South Florida.
In a gathering to celebrate the com-pany’s top producers of 2012, EWM recently hosted its Chairman’s Club luncheon, held at Miami Beach’s Joe’s Stone Crab. Membership in EWM’s
Chairman’s Club is reserved for the com-pany’s most successful associates and reflects dedication to their clients and as well as the real estate industry. EWM continues to be the #1 seller of homes and condos priced in excess of $1million in Miami-Dade and Broward Counties, selling an average of one lux-ury property per day.
In a stride to support the community it has served since opening its first office in 1964, EWM joined 25,000 runners in the 2013 Mercedes-Benz Corpo-
rate Run. The 5k event, in its 28th year, took place on April 25th along the streets of Downtown Miami. Many EWM associates and staff members partici-pated in the evening’s activities, using the time to be active and strengthen their local network.

EWM’s first quarter 2013 market update indicated a promising time for South Florida real estate, as it noted more residences are being sold this year
than were sold in 2012. Miami-Dade County enjoyed a 10% increase in the number of single family homes sold, as well as a 2% increase for condos. Prices are also on the rise. Com-pared to last year, the median price of a single family home in the County increased 18% to $204,000 during Q1 2013, and the median price of a condo for the same period increased 25% to $163,000.
Similar increases are also evident in Broward, according to the update. The median price of a single family home during Q1 2013 was $233,000, a 25% in-crease, and the me-dian price of a condo over the same pe-riod increased 27% to $95,000. The first quarter update also illustrated the current inventory landscape. In Miami-
Dade and Broward Counties, three to six months of supply are available, compared to the optimal six to twelve months. With
inventories having dropped nearly 75% in the last five years, today, more buyers are chasing fewer
sellers—providing a ripe selling season in South Florida.
