Big shift to city’s outer northTHE urban renewal of innerBrisbane is continuing to cre-ate a “whole new industrialworld” in the city’s outer north.
Large secondary industrialoccupiers are increasinglylooking further afield andmaking the big shift to Bren-dale and surrounding suburbsto cater for their requirements.
In a trio of recent leasingdeals, industrial space totallingabout 10,000sq m has been se-cured across properties atSouth Pine Rd, Brendale,Radon St, Narangba, and Nud-gee Rd, Banyo.
The tenants include CSR,Computer Trans and a nation-al infrastructure group.
CBRE’s Dan Munnich andHugh Adnam were involved innegotiating the deals, whichwere struck at leasing rates of$100-$125/sq m net.
Mr Munnich said the com-mitments reflected the trend ofsecondary occupiers beingsqueezed further out.
Each of the tenants initiallybegan seeking out premises inareas like Eagle Farm in Bris-bane’s northern airport pre-cinct but ended up in facilitiesin the burgeoning outer north.
“That’s the common themewith these three deals,” MrMunnich said.
“Each user was able to sacri-fice their initial preferred lo-
cation in order to secure alarger facility that would allowtheir business to run moreefficiently.
“And the flip side to all thisis it’s creating opportunities forthese outer northern areas.
“There’s a whole new worldemerging of industrial prop-erty up there. It’s becomingone of Brisbane’s premier in-dustrial areas
“You’ve got big users likeAldi, ARB, Super Retail Groupand Bunnings. They’re all up inthose areas now.”
Mr Adnam said the drift ofsecondary occupiers to theouter north had gained mo-mentum over the past sixmonths.
“Consistent feedback fromeach user related to the factthat each saw a need to be lo-cated within close proximity tomajor arterials and havinggood access for trucks to ma-noeuvre into each property asparamount,” he said.

Leases of convenience in demandA CONVENIENCE shoppingcentre under constructionsouthwest of Brisbane is al-most leased up and strong de-mand is continuing for itsremaining few retail tenancies.
The IGA-anchored Augus-ta Village – about 30km fromthe Brisbane CBD – at Augus-tine Heights is due to opennext month.

Eight of the 12 tenancieshave been leased to a range ofoperators, including IGA,Thirsty Camel, Apar Hair Stu-dio, Augusta Dermal Clinicand Fish Burger.
In recent weeks, three re-tailers have committed to five-year leases in deals negotiatedby Andrew Birkett from Col-
liers International at rentsabove $850/sq m.
They include Noodle Para-dise and Brookwater Pool andSpa Care, who have both se-cured 60sq m, and Sushi On,which has taken 50sq m.
Mr Birkett said there hadbeen strong inquiry for thecentre due to its high profile
position within an affluenttrading area.
He said negotiations wereunder way with prospectivetenants for the remaining fourspaces in the retail complex,which has a strong focus on al-fresco dining.
“Augusta Village is sur-rounded by six premium hous-
ing developments, includingthe prestigious Brookwater Es-tate, which is rapidly growingat approximately nine per centper annum,” he said.
“There is also a large dis-cretionary spend in AugustineHeights, with average incomes60 per cent higher than theBrisbane average.”
