    Raising Funds, defning Who We AreIn 2009, we initiated our rst-ever undraisingcampaign. This challenged the perception omany o our members who assumed that the

    ees they pay or services cover the costs othe organization.

    O course, we do much more than simplyhold classes and certi y homes. From thethousands o hours it takes to design andupdate the GreenPoint Rated system to ourpersevering work with dozens o governmentagencies, its clear to the people who work atBuild It Green that were a nonpro t that doestremendous work or the public good.

    Going orward, we will work to trans ormthe perception o our organization among ourmembers. As we nd new ways to promote

    the bene ts o our organization to the com-munity, we intend to emphasize our role asa nonpro t that deserves charitable nancialsupport.

    Looking ForwardSince Build It Green was ormed rom themerger o two nonpro ts in 2005, we havehelped our partners accelerate the surge ogreen home building practices in Cali ornia.That experience has made us well aware othe tremendous work ahead o those whomake it their business to improve the environ-ment, especially those outside o Cali ornia.

    Emboldened by achievements in a stateknown or its environmental leadership, aswe look to the uture, we believe that ourunique ocus and down-to-earth approachwill continue to o er enormous opportunitiesto improve individual homes and our sharedenvironment through green building practices.With this belie , we developed a new strategicplan in 2009.     Progress amid AdversityAs we pause to refect on 2009, we at BuildIt Green look back on a time o remarkablestrides orward, even as the economy shookthe con dence o the homebuilding industryand challenged the determination o localgovernments.

    While the events o the past year impactedBuild It Green in many ways, 2009 also pre-

    sented opportunities amidst adversityespe-cially in light o the publics growing interest ingreen homes, coming changes in Cali orniasbuilding and energy codes, and a massivein usion o ederal unding or energy retro tso existing homes.

    GreenPoint Rated grows, evolvesDespite the adverse conditions in the housingmarket, our fagship program achieved its bestyear since its start in 2006. More than 1,800homes were Green Point Rated in 2009,bringing the total number to 3,500. We alsowitnessed astonishing growth in the numbero new housing starts that will be rated: cur-rently there are 9,200 homes under construc-tion that have applied to be GreenPoint Rated.

    This exponential escalation in applicationsrefects the thriving public interest in greenhomes, a development that helped to attracta wider range o builders to the program overthe last yearincluding many o the nationslargest homebuilders.

    As we continually reach toward our visiono every home being built green and healthy,we conduct an overhaul o the program everythree years. In 2009, we reached out todozens o stakeholdersincluding builders,local governments, utilities, and manu actur-ers o green productsas we conductedthe most recent update to the GreenPointRated program. As in the past, the 2009update strengthens the value o GreenPointRated while helping builders to stay ahead ochanging techniques, technologies, and code

    requirements.More Municipalities adoptGreenPoint RatedIn our ongoing e ort to expand GreenPointRated, our Government Relations team helpeda record number o Cali ornia municipalitiesadopt the program. In 2009, we added 29municipalities to a total list o 70 that encour-age or require GreenPoint Rated, a 41 percentincrease.

    Stimulus Package encouragesEnergy RetroftsAt a time when the market or new homesexperienced mind-blowing challenges, weinitiated new opportunities that will allow ourorganization to work toward retro tting exist-ing homes or energy e ciency.

    With Build It Greens ocus on greenhomebuilding and one o the most respected

    education departments in Cali ornia, we wereuniquely positioned to partner with severalorganizations to propose programs that willextend the reach o our training program,including our debut in community collegesall while supporting the larger goals o theAmerican Recovery and Reinvestment Act.

    O the grant proposals that we were a parto , several were awarded and will bring atleast $1.1 million to our organization in 2010.

    Consumers drive DemandAs public policy moves orward to encour-age green building practices, there are signsthat buyers are starting to demand green andhealthy homes, too. In studies completed inSeattle and Atlanta through the rst hal o2009, green rated homes sold aster and orpremium prices over non-green homes. Thiscon rms anecdotal evidence weve heard rommany builders o GreenPoint Rated homeshere in Cali ornia.

    Going orward, it will become even easierto market and track the sales o green homesas the real estate industry begins to includethird-party veri ed rating systems like Green-Point Rated in their Multiple Listing Servicelistings, as San Francisco did in 2009.

    Membership tops 1,000Our membership more than doubled in 2009,with 589 new members joining 435 renewingmembers, or a total surpassing 1,000 or the

    rst time in our organizations history. Viewedin light o the years signi cant challenges, we

    are delighted that our organization experi-enced such energetic growth, validating ourgoal to remain a vital and relevant resource tothose who advance green building practices.

    Southern Cali orniaTo expand our presence in Southern Cali-

    ornia, David Blank became our rst DivisionDirector. He will work to acilitate the adoptiono Build It Green programs throughout South-ern Cali ornia. Since his position started in

    We embarked upon this update with theintention o maintaining our status as abuilder- riendly programwhich is why westarted the process by seeking massive input

    rom a wide range o people who are involvedin building homes. This grassroots researchincluded talking to hundreds people, includingthose who work or builders, s tate regulatoryagencies, utilities, even building scientists andthe suppliers o materials used in homebuilding.

    With the insights gained in this process,we revamped GreenPoint Rated, includingupdates to stay ahead o changing regulationslike the Cali ornia Title 24 energy code andthe new CALGreen building code.

    For example, we updated GreenPointRated to increase the number o pointsawarded or products and practices that aremore widely available since our last update,including:

    New solar and wind power generation productsNew technologies designed to reduce water usein landscaping, including submetering and rainwater harvestingLower levels o Volatile Organic Compounds(VOCs) in composite wood productsHigh e ciency lighting across 100% o ahomes xturesIncreased rate o recycling o construction waste

    Energetic GrowthAs interest in green building has moved intothe mainstream, consistent ocus on the qualityo our fagship program resulted in remarkablemomentum, even during a very di cult year

    or homebuilders.Since the program launched in 2006,

    3,500 GreenPoint Rated homes have beenbuilt. In 2009, we saw the program gain

    incredible traction as 9,200 homes joined ourapplication pipeline, a number that will triplethe number o GreenPoint Rated homes asthey are built out.

    Adding to this remarkable growth, 2009also brought 29 Cali ornia municipalitiesto Green Point Rated, each adopting theprogram as a voluntary or mandatory ratingsystem or new homes and growing the totalnumber o Green Point Rated cities andcounties to 70.

    As policy changes and interest rom thepublic trigger increasing demand or greenhomes, our builder- riendly ocus continues togive our organization a unique ability amonggreen advocates to advance a pathway orcontinuing environmental progress.

    The success o this approach was provenagain in March when our organizationachieved another incredible milestone. Asbuilders have demanded more in ormationabout green homes, the trades power ulstatewide organization, the Cali ornia Build-ing Industry Association, ormally endorsedGreenPoint Rated to its members in March.

    While this backing was truly exciting, webelieve that the wide range o homebuilderswho already have put GreenPoint Rated intopractice is a testament to the programscare ul design.

    Existing HomesIn 2008 we launched GreenPoint Rated

    or Existing Homes. Existing homes are thegreatest proportion o our housing supply,providing a huge opportunity to reduce en-ergy use and green house gas emissionsincluding the 70% o homes that were builtprior to Cali ornias Title 24 energy code.

    Our existing home program got a boostin 2009 as our organization worked toshape massive new ederal and state pro-grams designed to retro t existing homes

    or energy e ciency.Many o these programs are part o

    the American Recovery and ReinvestmentAct and ocus on energy e ciency. WhileBuild It Green will be a part o severalo these contracts in various capacities,GreenPoint Rated was also included as arecognized rating system within several othese programs.

    What is GreenPoint Rated?GreenPoint Rated is a green homebuilding certi cation program. It provides anenvironmental report card to evaluate a homes design and construction techniquesacross ve categories: energy e ciency, water savings, indoor air quality, livablecommunity design, and stewardship o construction materials.

    Developed by Build It Green, GreenPoint Rated provides builders with a rame-work to design, construct, and market green homes. Backed up with our hands-ontraining program, it was care ully designed to inspire real world homebuilders to takepractical steps toward making greener, healthier homes. To assure that each homewas built as intended, GreenPoint Rated homes are veri ed by a third party be orereceiving a consumer- riendly certi cate that clearly outlines its green eatures.

    When GreenPoint Rated rst launched,

    custom homebuilders were pioneers in greenhomebuilding. Today, its clear that those earlyadopters were onto something big.

    In 2009 we saw our rst-ever large-scalecommunity homebuilders make a commitmentto GreenPoint Ratedand they came in awave. Our team o builders participating in theprogram grew to include well-known nameslikeKB Home, Lennar, Pulte, DR Horton, and Standard Pacifc Homes . As build-ers o large multi-home communities, thesecompanies contributed to the signi cant spikein the total number o homes that will soon beGreenPoint Rated.

    Thought ully updatedTimes are changingand GreenPoint Ratedhas been updated to maintain relevance inthe ast-changing eld o green homebuilding.From President Obamas call or a new greeneconomy to emerging real estate data show-ing that green homes are selling aster and

    or higher prices, its clear that green homesare moving rom a ringe o the market to themainstream.

    As we look toward the uture, GreenPointRated will stay in step with evolving trendsand technologies thanks to regular updates tothe program, like the one that was completedin 2009.

    Trans orming the Work orce or theNew Green EconomyBy 2009, Build It Green had developed oneo the most respected training programs orgreen building within the state o Cali or-nia. Capable o satis ying the ast changinginstructional needs o our clients, the programhas evolved rom its original ocus on trainingpro essionals in the building industry to one

    thats also helping Cali ornias work orcecatch up to surging demand or existing-homeretro ts.

    The retro t segment o our training pro-gram will continue to expand in the comingyears thanks to the massive infux o unding

    rom the American Recovery and Reinvest-ment Act. Intended to stimulate the economywhile delivering energy bene ts, the stimuluspackage recently provided the Cali orniaEnergy Commission with $387 million. O thatamount, $75 million will be spent to develop aclean energy work orce in Cali ornia.

    Known as the Cali ornia Clean EnergyWork orce Training Program, this initiative cre-ated several opportunities or our educationprogram, including bringing our curriculum intocommunity colleges or the rst time. By align-ing ourselves with other nonpro ts, grantsawarded under this program will provide $1.1million to our organizations budget in 2010. A

    ew examples o these grants include:

    Gateways to Green Buil ding Pre-Apprentice-ship Program, Southern Cali ornia:Our program will support Work orce InvestmentBoard training as part the residential green build-ing apprenticeship or unemployed and underem-ployed workers.

    Green Packages, Northern Cali ornia:We will educate real estate pro essionals, thehousing industry, and the public as part o aprogram to improve awareness o existing homeretro t options, including energy e ciency, waterand resource conservation, and indoor air quality.

    Energy E fciency Program, HomePer ormance, Sacramento Region:We will deliver green-collar energy retro t trainingaccording to national standards set by the Build-ing Per ormance Institute.

    Certifcation and TrainingSince Build It Green began its training pro-gram, we have continued to pursue our visiono widespread trans ormation o the housingmarket by expanding our training curriculumto harness the upturn in demand or greenbuilding.

    In a ew short years, we have gone romholding a single class just a ew times a yearto a broad range o courses and certi cationso ered in locations across the stateo ten tosellout crowds.

    This strategy poised our organizationto take advantage o shi ts in economicconditions. Even as the world o new homeconstruction deteriorated around us, thenumber o people who attended our trainingsheld relatively steady in 2009. In act, duringthis di cult year, many in the building industryviewed our training program as a way tostrengthen their value proposition to clients.

    Overall, 1,361 people completed our train-ing programs in 2009, bringing the total num-ber o people our organization has ormallytrained to 5,347.

    We reached an even broader audiencethrough orums held around the state, includ-

    ing our Green Building Pro essionals Guildsand Public Agency Councils, which providedin ormation to more than 2,000 trade pro es-sionals and approximately 1,000 o cials romCali ornia municipalities.

    Although theres certainly reason to beproud o our accomplishments, the suc-cess o our education program is merely the

    oundation on which we will continue to buildindustry-leading programming, certi cations,and curriculum.

    Going orward, we are optimistic that ourocus on the undamentals o a quality educa-

    tion program will allow us to o er contrac-tors, engineers, real estate pro essionals, andcommunity colleges a straight orward pathwaytoward the new green economy.

    Shaping Cali ornias GreenBuilding PoliciesBeyond our work with local governments, wesupport policy that encourages green buildingat the statewide level. In 2009, two state lawsdominated our interest: the CalGreen BuildingCode and AB 32, Cali ornias climate changeprogram that aims to reduce greenhouse gasemissions to 1990 levels by 2020.

    The CalGreen code is a remarkableachievement or all o Cali ornia. It requiresthat all new buildings in Cali ornia apply greenbuilding practices, many o which we havelong encouraged. For example, 50 percento construction waste will be diverted romland lls to recycling. Also, new homes will berequired to install plumbing that cuts indoorwater use up to 20 percent. And now, regularinspections o heating and air conditioningsystems will be required to ensure ongoinge ciency.

    First passed in 2007, CalGreen will shi trom its current status as a set o volun-

    tary guidelines to the nations rst manda-tory statewide green building code in 2011.Throughout 2009, the law was shaped into its

    nal orm and Build It Green played a role inthe stakeholder input process.

    Our work ensured that the new codeincludes requirements that will have a mean-ing ul long-term impact. During this process,we also bene ted rom new alliances withother advocates or green building. In act, theevolution o this groundbreaking law broughtus closer than ever with an important ally: theCali ornia Building Industry Association. Wealso partnered with other environmental andsustainability groups to orm the CalGreenCoalition, a group that advocates or s trength-ening Cali ornias code to o er the greatestpossible impact. We expect these ties tostrengthen our e orts to advance our priori-ties now and long into the uture.

    In 2009, we were also interested in AB 32,the Cali ornia Global Warming Solutions Act,a law passed in 2006 to reduce the statesgreenhouse gas emissions to 1990 levels bythe year 2020. Set to go into e ect in 2012,its the nations toughest climate law (it is ac-ing a 2010 ballot initiative that could stall itsimplementation). But the law is already havinga signi cant impact.

    Armed with the coming orce o AB 32,in 2007 Attorney General Jerry Brown leda lawsuit challenging San Bernadinos car-

    centered urban growth plan. As one o theastest growing counties in Cali ornia, San

    Bernardino currently generates about 10 cartrips per household per day, and over 84% owork trips are made by car.

    The suit charged that the countys 30-yearblueprint or the physical development o landdid not address the e ects o new develop-ment on global warming, nor did it identi y

    easible mitigation measures. In response tothe lawsuit, the county created a smarter plan

    or growth. The attorney generals en orce-ment action prompted many municipalities tostart taking action on climate issuesand itis one o the reasons we credit or the rapidexpansion o our GreenPoint Rated systemacross so many municipalities in C ali ornia.

    An evolving Role as the PolicyLandscape changesIn the last year, policies related to green build-ing in Cali ornia changed drastically. Everyyearsometimes several times a yearweassess Cali ornias policy situation and weadapt our priorities. We strive to continuallyraise the bar or policy related to green homebuilding, creating a steady evolution o publicpolicy to help move our state closer to ourvision o a market made up o whole homesthat are healthy and green.
