People join the GHBA for a variety of reasons. We are always look-ing for new members, as well

as opportunities to further engage existing members, so in this article I will highlight some of the many benefits of membership and illustrate some great opportunities to get further involved.

By joining the GHBA, you also become a member of the Texas Association of Builders and the National Association of Builders. This creates three tiers of member benefits as well as three entities, each focused within their respective areas of legislative and regulatory advocacy (local, state, and federal).

Membership also provides a wide array of avenues to promote positive a image to your customers through sponsorships, trade shows, annual awards, the Houston Remodeling Guide and Houston Builder magazine.

Your membership also affords a num-ber of ways to keep up to speed in our complex industry. We work with products, techniques, and technolo-gies that are evolving at an exponential rate. These things make continuing education incredibly important. Our industry is also dramatically cyclical, so understanding trends is crucial. Course offerings, committee/council meetings, trade shows, and newslet-ters provided by the GHBA, TAB and NAHB provide the most accessible and well-versed means to stay up to date.

Community involvement is another great benefit of membership. The GHBA has a history of giving back to the community in a variety of ways, and our member volunteers contrib-ute their resources to making our communities better places in which to live, work and play. Members raise hundreds of thousands of dollars every year to support local charitable causes.

The GHBA also provides a great vehi-cle for expanding your professional network. Membership affords you opportunities to increase business and connect with other construction industry professionals. The GHBA hosts more than 200 events annually, including membership luncheons, after-hours mixers, golf tournaments, political advocacy events, educational seminars, and more.

For an engaged person or company, membership can easily pay for itself. By taking advantage of product and service discount programs offered through the local, state and national associations, you can offset the cost of membership through savings. These

discounts range from insurance, office supplies, car rentals to manufacturer vehicle discounts. Along with mem-bership, you also have access to our contracts which are vetted by industry experts and annually updated without bearing the cost of hiring your own law firm.

Large annual events have become hallmark opportunities for members to network, learn and just kick back for a good time. Starting in June, on the 4th is the SMC Battle of the Builders, on the 7th is the BABA Fishing Tournament and Crawfish Boil, on the 18th is a Young Professionals Networking, on the 20th the Custom Builders and Remodelers Joint Luncheon, and also on the 20th is SMC's inaugural REALTOR Rendezvous which has generated a lot of interest.

As we move into summer, I ask that you get further engaged and pass along the message of the many benefits of mem-bership to your friends and colleagues. The GHBA website has an updated calendar of events and many notices should be reaching you via email up-dates, the Houston Builder magazine, and the weekly e-newsletters.

If you would like to engage further, GHBA’s board members make rec-ommendations to the Leadership Committee each year of members we believe can contribute to our industry on higher levels. If you’re interested, reach out to a board member or con-tact me directly. Serving the GHBA, our industry and our community is a great pleasure of mine that I would be happy to share. n

member companies contribute substantial dollars to support the campaign’s efforts. Following the successful passage of that measure and with an upcoming l e g i s l a t i v e s e s s i o n , H o u s t o n Stronger pivoted to make a push for a substantial allocation from the Economic Stabilization Fund (Rainy Day Fund) for both recovery and mitigation projects. Our group worked throughout the fall prior to the start of the legislative session in January to develop a plan and strategy to maximize the best use of monies from the Rainy Day Fund. The plan was two-pronged. First, it would help provide communities the matching funds required to draw down substantial federal recovery dollars. And second, to create a Texas-wide flood infrastructure fund to help pay for future flood mitigation projects. In addition to that being the centerpiece of our Ral ly Day advocacy in March, the GHBA has been lobbying throughout the legislative session for appropriating money from the Rainy Day Fund to help with both Harvey recovery and fund flood mitigation infrastructure. The legislature can and needs to help rebuild and protect communities across Texas as it supplements the funds to cover unmet recovery needs and provides funds for future capital mitigation projects.

stakeholders from around our region. The group’s initial purpose when it formed shortly after Hurricane Harvey was to push for what became the $2.5 billion Harris County Flood Control bond election to help fund a comprehensive regional flood control plan. That proposal was overwhelmingly approved in August of 2018. Houston Stronger and the GHBA took a prominent leadership role in the Fight Flooding campaign that supported the bond package. We participated in strategy planning and fundraising efforts throughout the campaign and not only did the GHBA HOME-PAC contribute, we had dozens of GHBA members and

To achieve these outcomes, the GHBA supported House Bill 13 by Representative Dade Phelan (R-Beaumont) which would have created a $3.26 billion fund that would allow communities to apply for state dollars for the construction of flood mitigation projects. The GHBA has also supported Senate Bill 7 by Senator Brandon Creighton (R-Conroe) which would have created the “Texas Infrastructure Resiliency Fund” to help eligible political subdivisions receive matching dollars to receive additional federal recovery funds. As both bills progressed through their respective chambers, the GHBA Government Affairs team and committee members met with numerous members of the House and Senate to advocate on behalf of the bills, as well as attend and testify during committee hearings. After both bills were passed to the opposite chamber for consideration, we continued to work with House and Senate leadership on a compromise that would be beneficial for both Houston and the state of Texas. After months of negotiations, on May 16 the Texas House passed SB 7 by Senator Creighton. Representative Phelan, the House sponsor, amended the bill to include the language from his HB 13 along with the original SB 7 legislation. The consolidated SB 7 will

now establish two funds that will provide grants and loans for flood control and mitigation projects as well as Hurricane Harvey recovery. The Flood Infrastructure Fund, which was included in Phelan’s original HB 13, will draw money from the Rainy Day fund and will allow eligible political subdivisions the ability to apply for money to help construct future flood mitigation and protection projects. The Texas Infrastructure Resiliency Fund, which was included in the original SB 7will allow cities, counties and other political subdivisions to apply for grants and low- or zero-interest loans. These dollars will be for matching funds for federal recovery monies, Hurricane Harvey specific projects, floodplain management and flood plan implementation. Following its passage out of the House Senator Creighton said,

"Today, the Texas House passed historic flood mitigation legislation that will benefit the state for generations. Hurricane Harvey was the worst storm in U.S. history and exposed serious weaknesses in our infrastructure, and this bill is a strong step forward to ensuring a more resilient Texas."On May 22, the Senate concurred with the House amendments to SB 7, which means this unprecedented legislation will now head to the governor’s desk for his signature. After he signs it into law, a constitutional amendment to create the Flood Infrastructure Fund will go to the voters in November. It cannot be overstated that this legislation is truly historic. We have not seen the state government take a proactive role in preventing future flooding devastation since maybe the construction of the Galveston

seawall following the storm of 1900. These funds are absolutely critical to helping protect our region from future flood events as well as helping to continue our recovery from Harvey which will last for years to come.

Government Affairs Committee Meeting June 18The GHBA’s Government Affairs Committee will hold its next meeting on Tuesday, June 18 at 2:30 p.m. in the GHBA boardroom. This meeting will cover a wide variety of topics both at the local, state and federal levels. We will provide a recap of the 86th Legislative Session, as well as an update on the committee’s work on changes to the Harris County Flood Control’s Policy, Criteria and Procedure Manual and a recap of the GHBA’s advocacy efforts in Washington, D.C. as part of the NAHB’s 2019 Legislative Conference. n

World Growth is Increasingly China Dependent

The global economy got off to a weak start in 2019. Equities went into a tailspin, the U.S.

government was closed for over a month, the weather was terrible and trade disputes seemed intractable. But of late, things have turned around. The government is open, the U.S. and China seem on the brink of a trade deal, domestic stock markets are at an all-time high, and Q1 GDP came in at a surprisingly strong 3.2%.

That said, the global economy really is cooling. At the start of 2018, there was broad-based synchronized global expansion, the broadest since at least 2010. Recently, forecasters have yet again reduced their growth estimates for 2019 and 2020.

It’s tempting to blame President Trump for the reversal. After all, the global deceleration began around the time President Trump raised tariffs on washing machines and solar panels and then worsened as America slapped tariffs on steel and aluminum, and then on an increasing range of Chinese goods. But there is more to the global swoon than Trump’s trade war.

The current global downturn bears a striking resemblance to the economic troubles of 2015. Then too manu-facturing faltered and markets also swooned. While it was partly due to the collapse in oil prices, China also played a big part. After massively stim-ulating its economy during the global financial crisis of 2007-08, by 2015

China’s leaders sought to wean their economy off easy credit, which had grown at mind boggling rates from 2009-14. At the same time, China also liberalized its financial markets, which led to massive capital flight and a stock market collapse. Financial turmoil radiated outwards, threatening to tip large swaths of the world economy into recession.

China quickly reversed itself and re-imposed capital controls and their stimulus taps were turned back on. Monetary policy was eased, and their deficit skyrocketed to well over 10% of GDP. Having survived that close call, China once again began to focus on stemming the ever-growing pool of fiscal red ink. To that end, lending to

highly-indebted firms was restricted, and the government embarked on a bout of fiscal tightening on a scale rarely seen. Like clockwork, the deficit fell, but domestic demand weakened along with imports.

In short, the world economy’s recent ups and downs are most closely related to China’s on-again off-again struggles to reform its economy and curb unruly borrowing.

China should not matter as much as it does. Its tight capital controls keep its financial links with the rest of the world modest, and it’s not yet the engine of global demand that the United States is. The problem is that the rest of the world is simply unprepared to lean against any Chinese headwinds. Interest rates remain at extraordinarily low levels, and as a result the United States has little room to cut rates while Japan and Europe have none. While fiscal policy could pick up the slack, Europe is unable to coordinate their policies and thus nothing gets done, while the U.S. is already running unconscionably high deficits.

Fortunately, China is once again turn-ing on the stimulus taps, and in the process boosting growth and business and consumer sentiment. As a result, the current slowdown may well be as fleeting as that of 2015, if you even remember it. That said, these episodes show that the developed world has essentially chosen to put itself at the mercy of the fiscal management of the Chinese Communist Party! n

restoration. Insurance restoration is when an insurance company pays for the repairs on a home or business by construction professionals in the event of a fire, natural disaster, water or mold.

The insurance company, much like a consumer, needs a construction company to handle these issues. Many times they have their own compa-nies they’ve built relationships with over time take care of these matters, sometimes exclusively. It will take some work but you can become one of those companies.

Insurance adjustment work is great because unlike a consumer who may only use you once, insurance companies need you all the time. This type of repeat business can be scarce in the construction industry when dealing directly with consumers. Insurance restoration relationships keep paying dividends.

Starting a Career in Insurance Restoration“I began working in the construction industry two decades ago. Before this, I was an insurance adjuster, working in Florida to help people restore their homes after devastating hurricanes,” says Richard Lee with Lee Brothers Construction.

“When I started in the construction industry, insurance restoration was an easy step for me to take considering where I had come from. Yet, many construction companies had no idea how to tap this market. This made it easy for me as I knew what the insur-ance companies wanted, so getting in the door was easy. Once I was in, I did good work and that’s how it all started,” Lee adds.

Here’s how you too can be on the receiving end of that call to begin getting work in insurance restoration.

Initial Outreach and Networking with AgentsIf you want to take the next step by working in the insurance restoration industry, one of the easiest ways to begin is by contacting your local insurance agent. Insurance agents are always looking for reputable general contractors to assist their clients.

The best way to approach an insurance agent is by showing your ability to go out of your way to help them. Take them out to lunch and talk about your company and what you do. Explain that you can make their job easier by meeting with their client and giving them a quick estimate for their insur-ance adjuster. Show them you’ll make their life easier by doing the work right the first time so everyone is happy. Let them know you’ll work with their insurance adjuster if there are any discrepancies on pricing.

are happy to have a local contractor that will provide their clients with an estimate for their adjuster to give them more options.Many adjusters are willing to meet with you onsite and review any inconsisten-cies or items they may have missed in haste. They’re easy to work with and want the same thing you do—to make the client happy and complete their job on schedule. One thing most people forget is that now when you go networking, your pool is much wider. Where you may not have networked with insurance agents before, now they’re a gold mine. The same is true for restoration companies, of course. If you haven’t been networking in the first place, now you have a reason. Don’t be shy. Get out there!By investing a few weeks’ worth of time contacting local agents and water remediation companies, you can begin to build mutually beneficial relationships. Remember, everything takes time to build. If you put in the time and reach out to as many agents and water remediation companies as you can, you’ll see results and your business will build quickly.

Developing the RelationshipOnce you establish that relationship with your local insurance agent or agency, develop it by doing the little things: surprising them with lunch for their entire office, dropping by just to say hi, sending the office gifts during the holidays, etc. You won't be the only person seeking to gain their trust, and heartfelt actions will go a long way towards cultivating a lasting relationship.Also, and this is key, keep them happy. If there’s a potential snag that could cost them time or a client, obviously avoid those. Do anything you can to take things off of their plate and avoid putting more things on it.Remember, you’re going to make a mistake on a job. You’re human. There’s no way to avoid that. But take extra precaution to avoid those

mistakes. And when you do make a mistake, make it right. And don’t just even the playing field, go above and beyond. Fix the mistake for free and go right over to the office to apologize and make the relationship right. Most agents know mistakes happen. They’re not going to find the perfect contrac-tor. Most just want to know when you do make a mistake, you’ll fix it.Once you’re in the door with one insurance agent, don’t stop there. Ask them about other insurance agents they know that may need help and talk with them. Consider a referral fee as well.If you’re willing to put in the hours and effort to build a network, you’ll be well on your way to starting a successful business (or growing an existing one) into something that can become a blessing to all around you.

The Payoff for Construction CompaniesInsurance restoration can be a vastly rewarding and profitable business. On average, insurance restoration can provide a company with 8% profit margins or more, depending on their labor costs.Although this profit margin is on the smaller side, working in insurance

restoration has its benefits. Being directly referred to the homeowner by the insurance agency allows con-tractors to spend much less money on marketing while still getting large vol-umes of work. When you establish an insurance or restoration relationship, they keep paying dividends.Also, something that no one ever really thinks about: insurance restoration work can be an integral part of growing your career and skills. You can always learn more and the more work you do, the better you become.

In its 39 years, the Benefit Homes Project has donated $11 million to local charities.

Bridgeland is the site of a 2019 Benefit Home. Bridgeland is a development of The Howard Hughes Corporation (HHC), and managed by The Woodlands Development

Company. HHC generously donated the lot for a Benefit Home that is being built by M/I Homes.

Each year two to three homes are built for the Benefit Homes Project with donated land, construction management, ma-terials, labor and services by GHBA members. These homes are constructed with upgrade materials and features and are sold at market value. Proceeds from the sale are donated to two local charities. The beneficiaries are HomeAid Houston and Operation Finally Home. Since the project began 39 years ago, over $11 million has been raised.

Bridgeland is an 11,400-acre master planned community located in Cypress, Texas. The community is consistently ranked one of the top-selling master planned communities in Texas throughout its 12-year history. The award-winning development offers a wide variety of housing options and extensive outdoor amenities, with a strong emphasis on con-serving and enhancing the natural environment. Bridgeland has over 3,000 acres dedicated to lakes, trails and parks, and offers a resort-style pool, disc-golf course, stocked lakes and complimentary use of kayaks, paddle boats and other rec-reational equipment for residents. Lakeland Village Center®, now open, is the first of four retail centers in Bridgeland, with additional plans for a future Town Center along Grand Parkway/Highway 99, which intersects the community.

M/I Homes is partnering with Bridgeland where they recently broke ground on the Roseville Plan. The Benefit Home will be built with the help of dozens of vendors, suppliers and trades who will provide materials, labor and services to ensure it is constructed at minimal cost.

"I am consistently inspired by the spirit of giving that resides in so many of our partners in the homebuilding industry," said Lona Shipp, director of residential marketing for The Howard Hughes Corporation. "The collaboration that is necessary to bring each Benefit Homes Project to life demonstrates the industry’s commitment to raising funds that help both Houston’s homeless and our wounded veterans. HHC is honored to participate in this project with M/I Homes and we know the donations will be instrumental in helping those in need, right here in Houston."

A second Benefit Home is currently under construction. Chesmar broke ground in February on its 2,746 sq. ft. Mesquite Plan. This two-story design features four bedrooms with a fifth bedroom/study option, three full baths, walk-in closets, a game room, an island kitchen and a two-story open family room off the kitchen. The home is being built on a lot in NorthGrove, located off FM 2978 in Magnolia, Texas in southern Montgomery County. Toll Brothers, the community's developer, donated the homesite.

GHBA Remodelers Give BackIn April the Greater Houston Builders Association’s

Remodelers Council continued its history of giving back to the Houston-area through its an-

nual charity renovations. Partnering with HomeAid Houston, the council renovated the facilities of Santa Maria Hostel and Lydia’s Place to better serve the residents and their families.

The mission of Santa Maria Hostel is to empower women and their families to lead healthy, suc-cessful, productive and self-fulfilling lives. Santa Maria has transformed lives by serving the women and children of Houston and surrounding areas since the mid 1950s. By offering vital services and life-changing support, the organization offers a pathway to success through recovery.

The Santa Maria project was headed by Melanie Heinrich with TriFection Remodeling & Construction and Remodelers Council President Sherry Pruitt, owner of Whodid It Designs & Remodeling. Volunteers removed doors and added drywall; painted all of the rooms, ceilings, baseboards and ceilings; replaced lighting and flooring; relocated the laundry area and installed two new refrigera-tors. Individual closets were built for the residents.

Lydia’s Place offers 15 single room occupancy apartments to drug-free males, at least 18 years of age, who are living with HIV/AIDS. Residents may reside at Lydia’s Place as long as they are compli-ant with program rules and guidelines. Support services are available to residents and their families.

The Remodelers Council, led by Will Cole, owner of Divine Renovations, replaced eight air conditioning units at Lydia’s Place, painted eight units and re-paired water-damaged walls and floors. Appliances were purchased for several units and for the office. Remodelers Council volunteers built a shed to house tools and are devising a plan to renovate the the walkway leading to the units.

Satterfield & Pontikes (S&P) and Newberry Architecture have scored big with kids who dream of toys and games and a playhouse just for them, with the 13th annual HomeAid Houston Project Playhouse design. Their

creation captured the imagination of kids and adults alike and was accurately named the Toy Box Playhouse.

The Toy Box Playhouse features a number of play areas such as a rock climbing wall, a TV and desk area with a mini fridge, a painting and chalkboard station, and a Minute Maid juice bar area for kids to “sell” juices. There is also a loft above with a play-net that can be accessed by a built in ladder or the rock climbing wall. The exterior features a slide that is accessible from the interior loft.

"The design elements in this year's playhouse are a kid's dream come true," said Patrick Mayhan, HomeAid president. "I can see kids of all ages spending hours enjoying their playtime, right in their own backyard."

The Toy Box Playhouse also includes air conditioning and interior/exterior decor that enhances the amenities.

HomeAid, S&P and Newberry Architecture have partnered with the Houston Astros and the Astros Foundation to help raise awareness of homelessness in the community. HomeAid's Project Playhouse is a fun way to engage with

supporters of giving back to the community,

created a program at their recent division meeting

that was designed to bring joy to children from

families working through crisis situations. The idea,

spearheaded by Amy Rino, division president, was to

assemble and deliver bikes to children from homeless

care agencies who have worked with HomeAid.

The idea became the Bike Assembly Project and was

a fun and rewarding team building exercise for the

company’s region-wide meeting, and was part of its

outreach into the community through HomeAid.

The attendees were organized into teams that worked

together assembling 47 bikes.

Three homeless care agencies were selected to receive

the bikes and the children's names and ages were

identified prior to their purchase. The agencies were

Family Promise of Lake Houston, Santa Maria Hostel

and Agape Development. The bikes were delivered to

the agencies and helmets were also donated. Taylor

Morrison/Darling Homes also presented HomeAid

Houston with a check for $5,800.

“HomeAid is near and dear to our Taylor Morrison/

Darling Homes family," said Amy. "Over the years,

we’ve been fortunate to be able to give to families in

need through HomeAid Houston in a variety of ways.

With summer on the horizon, it was important to us

to bring meaningful life experiences to these children

and their families as the school year comes to a close."

"Many children have never owned their own bicycle

and every parent remembers the pride of teaching

their child to ride a bike. We hope that our giving

hearts will make a difference, creating smiles and

memorable experiences for the children and families

who will start their summer with a brand new

bicycle," she added.

With the recent promotion of HomeAid's Kirsten Robbins to development director,

Emilee Proctor a Texas A&M graduate, has joined the HomeAid team as the new events and operations coordinator.

Emilee interviewed for the position as a Richardson, Texas girl but upon accepting the job, quickly became a Houstonian with her move south to dive in to her new role. Emilee graduated from Texas A&M with a Bachelor of Science in Psychology. She spent more than five years in progressive administrative and human resources experience.

For three semesters, Emilee served as a volunteer elementary reading tutor with the North Texas chapter of Reading Partners at two Dallas ISD schools. Reading Partner's mission is "to help children become lifelong readers by empowering communities to provide individualized instruction with measurable results."

She is also a regular volunteer with The Birthday Party

Project whose mission is "to bring joy to children living in homeless and transitional living facilities." Emilee will be the new volunteer party coordinator for a Houston agency. Her interest for non-profit work and volunteering inspired her to look for a job within that sector.

Emilee enjoys spending time with family and friends, trying new restaurants, doing the daily crossword, and reading.

"I am so excited to join the HomeAid Houston team," said Emilee. “I will be focusing on strengthening the community outreach and volunteer program, assisting the fundraising efforts, supporting the organization’s day-to-day operations, and simply raising awareness for HomeAid Houston’s mission."

HISTORYMAKER HOMES OPENS IN VANBROOKEHistoryMaker, which recently celebrated the grand opening of its Vanbrooke model home at 5111 Indian Pine Lane, is offering seven floor plans designed for 30-foot home-sites. Pricing is from the low $220,000s and sizes range from 1,445 to 2,828 sq. ft.“HistoryMaker rounds out available home designs in Vanbrooke, giving prospective

buyers a full range of possibilities priced from the $190,000s to more than $340,000,” said Tim Johnson, director of community sales and marketing for Land Tejas, developer of Vanbrooke.“This model has four bedrooms, four baths and two half baths,” said Mickey Pizzitola, division president for HistoryMaker Homes. “It’s a remarkable use of space for a home designed for a 30-foot homesite. An open-concept design and large windows add to the home’s spacious feel.”HistoryMaker joins three other builders in Vanbrooke — Anglia Homes, Long Lake and Westin Homes. Each has opened a model home. Sales in Vanbrooke started last summer, and builders have already topped 2018 sales numbers this year.

BUILDERS UNVEIL NEW MODELS FOR HERITAGE PARK IN SIENNA PLANTATION

Seven bui lders unvei led 10 model homes in Sienna Plantation’s new Heritage Park neighborhood, accom-panied by a grand opening “TexFest” in May. The new model home park showcases designs by Chesmar Homes, Lennar, M/I Homes, Meritage Homes, Newmark Homes, Perry Homes and Westin

Homes. Homes are priced from the low $200,000s to the mid $400,000s.Both Newmark and Chesmar are opening multiple models in Heritage Park. Newmark’s two models feature floor plans for homes situated on 45- and 50-foot homesites. Three model homes will highlight Chesmar’s designs for single-family homes built on 45-foot properties and townhomes designed for 28-foot homesites. M/I Homes also will build on 45-foot homesites, while Lennar and Perry will join Newmark in offering homes on 50-foot properties. Westin and Meritage will offer larger homes on 60-foot homesites. “All of the new model homes are spectacular,” said Alvin San Miguel, general manager of Sienna Plantation. “There are floor plans to fit every lifestyle and budget. We believe that once buyers see what is available to them in the form of home designs and amenities, Sienna Plantation will be their first-choice.”Currently, 15 builders have opened 21 model homes in Sienna Plantation, with pricing from the $250,000s to more than $1 million.

THE HOWARD HUGHES CORPORATION ANNOUNCES EXECUTIVE PROMOTIONSThe Howard Hughes Corporation recently announced that Jim Carman and Heath Melton have been promoted to continue leading the regional executive team for its master planned communities in the Greater Houston region: The Woodlands®, Bridgeland® and The Woodlands Hills®. Jim Carman was promoted to senior vice pres-ident commercial development, while Heath Melton was promoted to senior vice president master planned communities residential.

Jim Carman joined the company in 2012. He has led his team in the phases of development for the award-winning Hughes Landing, one of Houston’s premier mixed-use urban centers on Lake Woodlands, along with other projects. As senior vice president, commercial development, Carman oversees development of all commercial projects located within The Woodlands and Bridgeland.

Prior to joining The Howard Hughes Corporation, Carman gained diverse expertise on commercial development projects located in Las Vegas, Miami, and Grand Cayman. Carman is a board member of Leadership Montgomery County and serves on the Executive Committee for the Leukemia and Lymphoma Society.

Heath Melton joined The Howard Hughes Corporation in 2015. Under Melton’s leadership, Bridgeland was named #18 best-selling master planned community in the nation and #2 in the Greater Houston area, along with The Woodlands as #42 in the nation and #8 in the Greater Houston area, ranked by RCLCO. As senior vice presi-dent, MPC residential, Melton is responsible for

residential development in The Woodlands, Bridgeland and The Woodlands Hills. Before joining Howard Hughes, Melton was director of land devel-opment for Taylor Morrison in their Austin Division. He also held the position of general manager role for Travisso, a joint venture with Toll Brothers, to develop a 2,100-acre, 3,000 lot master planned community. Melton is an active member of the Urban Land Institute, serving on various committees.

CHESMAR HOMES BREAKS GROUND ON NEW COMMUNITY IN ROSENBERGThe Central Fort Bend Chamber and Chesmar Homes broke ground on the new Chesmar Homes community of Seabourne Landing in April 2019. Located off of J Meyer Road, between Hwy 36 and FM 2218, residents will have access to shopping, restaurants and more. New homes will start in the mid-$200s and will vary in size from 1,500 square feet to over 2,600 square feet. Jessi Espiritu, VP of sales for Chesmar Homes – Houston South, spoke of how Chesmar Homes says, “Our concept for Seabourne Landing is to keep that small town feeling with the connection to neighbors and the community, while also providing the convenience to all that is in the surrounding area. We have also created a new collection of homes specifically for this new community that will give that unique, modern farmhouse feel.”Homes will soon be under construction, with sales beginning late 2019. June brings the longest day of the year. On the 21st, we have 14 hours,

3 minutes, and 30 seconds of daylight. The day is technically still just 24 hours, but with this additional daylight, we get extra time to accomplish more. We can take advantage of the evening hours to fit more in to our already busy days. In our industry, home sales heat up with the weather, so these extra hours of daylight also help us stay active in serving customers. We also get more time for involvement in the GHBA and all of the networking and committee service opportunities it has to offer.May was also an exciting month, and the Associate Council made it a great one. The council hosted four builders at its monthly luncheon: David Ebarb of Chesmar Homes, Alan Dossey of DR Horton, Scott Moore of Perry Homes, and Patrick Mayhan of Westin Homes. The room was full of associates and some builders, too, with a total of 98 attendees registered. We are headed into the peak of the new home selling season—June through September. Are

you ready? The first half of the year has flown by, but your Custom Builders Council still has some great programs ahead in which to participate.

Last month’s meeting gave great insights on family businesses. Both Jeff Paul with Jeff Paul Custom Homes and Robert Deutser with Park Lane Builders never thought about having their children join the company until the day it presented itself. Both felt that the second generation added a level of technical expertise to their home building enterprise.

Sons Steven Deutser and Kevin Paul also shared their journeys. A huge benefit of joining the family business was the knowledge that their fathers had their best interests at heart, and that mutual respect would help when difficult decisions had to be made.

You could feel the love, passion and mutual respect that these families have for each other, and that is the foundation that helped build these businesses into the successes they are today.

CBC’s next monthly luncheon is on June 20. We’ll discuss important updates and changes to the TAB contracts as a result of this past legislative session. School is out for the summer and the temperature is starting to creep into

the mid 90’s, all amid the sweltering sales season for new single-family homes. As we approach the middle of the calendar year, I'd like to take a moment to discuss events that have unfolded differently than people thought six months ago. After talking with various colleagues in homebuilding there is good news to report. Builders north of I-10 and Montgomery County are having one of the best first quarters in years. According to the Bureau of Labor Statistics, the unemployment rate in Montgomery County is down to 3.9% vs. 4.5% in June of last year. With the economy booming, if you want a job you can find a job. And when people know there is stability in the job market they are willing to make major purchases such as a home. Another major boon to the home market is interest rates. At the beginning of the year, there were fears that the Fed would continue to raise interest rates causing mortgages to skyrocket. Currently, the 30-year fixed-rate mortgage is trading at 4.25% while last year, the number was 4.75% and trending up. With many builders in the Greater Houston area experimenting with a smaller lot product (think 45’ and 50’ product)

current homebuyers are more sensitive to fluctuations in the price of mortgages. As that fear continues to dissipate, the entry level and first-time move up market continues to gain steam locally. These positive changes coupled with labor and supply costs have started to moderate. This has created a more profitable return for homebuilders and more opportunities for home buyers. I truly believe that building and developing in Montgomery County this year will turn out to be extremely lucrative.

RMC’s June 20 meeting at the Racquet Club, combined with the Custom Builders Council, will feature legal advice on TAB’s contracts from attorneys with extensive experience in the home building and remodeling markets. This is an excellent forum to ask questions and obtain legal advice from professionals.

The next council-wide event will be the AIA Sandcastle Competition in Galveston on Saturday, August 24. The event starts with a pre-party at Fisherman’s Wharf on Friday, August 23.
