The Indiana Builders Association (IBA) has partnered with AssociationInsurance Partners to bring a health insurance program to our mem-bership. The Indiana Employers Trust is operational.

This product is medically underwritten and fully insured by An-them. It offers coverage utilizing the BlueCard network just like productscurrently offered by Anthem. There are 12 benefit designs across a widerange of deductibles, drug cards and high deductible health plans, allof which meet or exceed Bronze-level coverage.

The Indiana Employers Trust will give member firms the opportunity topossibly realize lower health insurance rates due to several factors, themost important of which is the aggregation of like industry companiesinto a larger group, creating buying power and spreading the risk of afew amongst many.

The prerequisite BAR (for builder) and PREP (for re-modeler) exams will be given throughout the year. If you are interested in taking these tests locally, call the office and asession will be set up. Basic Permit ProcessBuilders Association of Elkhart County

Elkhart City1. For new Single Family Residential or Commercial structures, address will be assigned by Eric Trotter (Zoning Department). 2. A commercial foundation-only permit requires a zoning clearance, a set of dimensional foundation plans, and a foundation re-

lease from the state to be submitted to the Building Department, 229 South Second Street, Elkhart.3. Building permit cost is based on square feet for new construction and cost valuation for alternations, remodeling, and repairs.4. A complete set of building plans and a copy of your State Release, if required, must be submitted for local Plan Review. If re-

ceived before 4:00pm Thursday, it will be reviewed on Friday.5. Applications for driveway permits may be picked up at the Permit Center, but must be submitted to Public Works and Utilities

at 1201 South Nappanee Street and approved by the Board of Works’ Traffic Engineers; a bond is required along with dimen-sional detailed driveway plans.

6. Temporary electric permits, moving a meter (gas/electric), upgrading service, and pools are separate from building permits.7. Mechanical, plumbing, and electrical permits must be obtained by licensed subcontractors and the costs of permits will be sep-

arate from the building permit. Note: A copy of the fee structure for Zoning Clearances is available at the BAEC office.Elkhart County1. For remodeling and new home construction, Zoning Clearance must be received. (No charge-takes 1/2 hour)2. Get Septic Permit from Health Department. Be sure to take detailed set of plans, otherwise permits will be delayed. (Normally

takes 24 hours)3. Driveway plans must be submitted and a $5,000 bond posted if the subcontractors doing the work are not on the “approved

Nappanee1. You must have a Water and a Sewer Permit before a Building Permit for a new structure is issued. Sewer permits must be ap-

proved by Board of Works for Commercial projects.2. You must have a “Certificate of Occupancy” and a copy for the Water Department before you can hook-up a water meter for

commercial. For residential permits, departmental approval/review is necessary 48 hour minimal turnaround approval. 3. New residential construction, 1,500 square feet- $100 permit; additional 100 square feet- $4 per 100 square feet.4. Commercial construction 1,000 square feet- $100 permit; additional 100 square feet- $4 per 100 square feet.5. Remodeling permits are required for structural changes only; $50 minimum permit fee; additional 100 square feet- $4 per 100

square feet; minimal assessment for $5. Note: Above permits include mechanical and plumbing. A separate permit is requiredfor electric. Electrical contractors must be licensed by the City of Nappanee.


BAEC Event ProgramsBuilders Association of Elkhart County

The following (suggested) guidelines are to be followed by all members, non-members, and mediacompanies/agencies to assure control and consistency of the BAEC brands, mission, and objec-tives regarding promotion, advertisements, and publications associated with BAEC Event pro-grams.

Members and non-members are to submit a “summary request” to the BAEC of their intent to pro-mote, advertise, or publish to businesses or to the public that would include content and/or graph-ics that identifies the BAEC and/or BAEC events in any form (web, newspaper, magazine, TV, radio,or other forms of media).

The summary must be submitted to the BAEC no less than 30 days prior to any release of the pro-motion/advertising to the public. The “summary request” will be reviewed by the BAEC. Recom-mendations, approval, or disapproval will be made within 7 days of receipt of the summary.

If the promotion, advertisement, or publication includes forms of “paid advertisements or promotions” the “summary request” must be presented 30 days prior to the scheduled “start date”of “advertising sales”.

The “Summary request” must state:1. The types of media(s) to be used, dates to be aired or made public.2. The purpose of the promotion, advertisement, or publication.3. If the proposed promotion, advertisement, or publication (in part or whole) will be used to pro-

duce revenue from the sale of advertising space, special event, and/or activity.4. Logos or other forms of graphics; brands, logos, or copy owned by the BAEC that will be

needed for use in the promotion or advertising media (all materials, logos, brands, and copyowned by the BAEC must be authorized for use by the BAEC).

5. If a promotion, advertisement, or publication will result in special events or activities(re: drawing, give-a-way, open house) and the scheduled dates of such special eventsor activities.

Parade of Homes PolicyAssociation members, whether participating in the event or not, shall not use the phrase “Paradeof Homes” without express permission in connection with any form of advertising or promotionalactivity outside of the Association sponsored “Parade of Homes.” Member will show further cour-tesy by not conducting an open house during the Parade of Homes hours, unless that open houseis normally a part of your open house schedule.
