New Building ProductsUPDATES FOR BUILDING AND REMODELINGWRITTEN BY NANCY ROZUM

New building products are introduced each year. Some solve traditional building challenges while others enhance the

beauty and style of new homes. HBA members with building materials expertise have provided a round-up of their builder favorite products, as well as innovative new products.

There has been considerable discussion within the home building industry about the benefits of panelization and pre-cut and prefabricated building components as solutions to help mitigate skilled labor shortage issues and improve quality and cycle times. While ISTAIR manufactured stair systems have been used in west Michigan homes for 10 years, ISTAIR is now being sold locally by Carter Lumber. "We have never offered an engineered stair product that is as innovative as ISTAIR," said Rick Ditzek with Carter Lumber. Shipped from the factory to the lumber yard and then to the job site, ISTAIRs weigh about 250 lbs. and can easily be installed by two framers in

less than 15 minutes. "This frees up the main carpenter to work on other projects instead of spending four or more hours building stairs,

and ISTAIR provides no-cost jobsite installation training," said Rick. This patented product is

IRC code compliant and the product quality is factory-controlled. "ISTAIR products are glued and screwed which virtually eliminates squeaks -- a common callback issue -- when installed properly," said Bob Anderson with ISTAIR. "Using plans or measurements, our ISTAIR factory can build almost any residential stair configuration."

James Hardie Building Products launched the Aspyre Collection on May 1. "Aspyre brings together the contrasting elements of James Hardie's Artisan® siding and the Reveal Panel System to create unique single and multi-family home designs," said Chase Middler with James Hardie. "The 5/8" thick Artisan siding provides deeper shadow lines, which resemble cedar siding profiles, and allows corners to be mitered at 45 degree angles for a streamlined look." The Aspyre lock joint system, which enables faster, cleaner looking installations, can be oriented vertically, horizontally or used on soffit/ceiling applications. Lock joint profiles have been expanded to include V-groove, bevel

channel, square channel and shiplap. The Artisan profiles include both lap siding and beaded lap siding. "The Reveal® Panel System offers smooth, 7/16" thick panels that come in 4' x 8' sheets which can be cut to size in the field, and Reveal has multiple trim and fastener options," said Chase. The Aspyre Collection fiber cement siding is climate-engineered for Michigan weather and is water, fire, insect and mold resistant.

In January, LP Building Solutions introduced LP SmartSide Smooth Trim & Siding. "The addition of the new pre-primed smooth siding and trim expands the LP line and design options for homeowners," said Bill Gutherie from Gutherie Lumber. The new smooth trim and siding, like its cedarmill predecessor, comes with LP's industry leading warranty and provides all of the advanced durability of LP SmartSide, including resistance to termites and fungal decay. "One of my favorite products is the LP vented soffit," said Bill. "The SmartSide soffit, just as the siding and trim boards, comes in 16’ lengths so there are far fewer seams and it is simply the best looking soffit product available!!" Another new and innovative product recommended by Bill is the A&F Wood Products soft-close pocket door hardware kits. "This new Michigan-based product is a really cool solution to the slamming pocket door issue," said Bill.

When it comes to innovative wall coverings, the H.J. Oldenkamp Company has some unique options. "For instance, plankwise® interior hardwood wall coverings are real wood veneer with a high-end feel that are offered at a moderate price," said April Parker with H.J. Oldenkamp Co. "This company is based in Petoskey, and the product is designed for vertical applications or ceilings." It comes in a variety of finishes including Maple, Walnut, White Oak, Grays Reef, and Whiskey. "The tongue and groove design is easy to install with two sizes, one that goes over drywall and one that can go right to studs – perfect for remodeling or new construction," said April. ATI Decorative Laminates offers decorative thermoplastic and metal laminates. "ATI's MirroFlex™ Structures can be used for walls, ceilings, and backsplashes, and are made of plastic composite materials that closely resemble metals, like copper and stainless

steel," said April. "The design and color options are endless. They have a realistic finish making it very hard to tell that it is not made of metal." Another way to create a showpiece wall or focal point is by installing M.R. Walls 3D wall panels. "Artist Mario Romano takes a sheet of Corian® Solid Surface and creates an art piece out of it based on the client's vision," said April. "Romano's work would be an eye-catching addition to a feature wall in a luxury home or office setting."

Steep slope roofing manufacturers like GAF and CertainTeed have organized their products into three main categories: standard, performance and aesthetic. "The standard is your traditional architectural shingle that replicates cedar shake," said Rob Hoffman with Wimsatt Building Materials. "The performance steep

slope roofing looks like the standard, but includes styrene butadiene styrene (SBS) modified asphalt, which has a rubber-like consistency that holds the granules better and protects against ultraviolet damage. This

increases the life of the roof by 50 percent, enabling a traditional 15- to 18-year-old roof to last 8 to 10 years longer. Performance steep slope roofing has taken off in the remodeling sector and more custom home builders are offering it as an option. The aesthetic category includes roofing that replicates slate or shake, using asphalt as composition." The trend is toward mixing products and surfaces on home exteriors and vinyl is moving toward darker colors. "They have figured out the pigmenting in vinyl so they can get dark-colored vinyl siding and trim to perform well," said Rob. "Dark

colors in vinyl are really popular now." Huber Engineered Woods offers innovative

specialty building products. "Our builders have been really satisfied with Huber's products," said Gar Eddings with N.A. Mans & Sons. "The Huber ZIP System® roof and wall sheathing has a built-in vapor permeable, water-resistant barrier which eliminates the need for house wrap or felt. The Zip® System R-sheathing is popular with the green builder community because it has foam attached to it which produces an all-in-one water and air barrier which increases energy efficiency." The sheathing comes in 1", 1.5", 2" and 2.5" thicknesses, with the 2.5" rated at a 12.6 R-value. Zip® System sheathing has consistently been the top product for overall quality in the exterior sheathing category in BUILDER magazine's 2019 Brand Use Study of builders and remodelers. "The Huber AdvanTech® subflooring (and subfloor adhesive) is also popular as it virtually eliminates floor squeaks," said Gar. "It is made with advance moisture resistant resin technology so it holds nails better and won't swell when exposed to the elements during framing, unlike OSB. It even has a 500-day no sanding guarantee." n

In mid-July, the Michigan Supreme Court issued a unanimous opinion affirming HBA of Michigan’s

(HBAM) position that the City of Troy charged excessive fees for building permits and used that money improperly. The following is a letter from HBAM CEO Bob Filka:

Section 22 of the Michigan Single State Construction Code requires a building department to charge fees that must “bear reasonable relation to the cost” of providing building department services. Further, Section 22 specifies that municipalities “shall only use fees generated under this Section for the operation of its building department and construction board of appeals,” and “shall not use the fees for any other purpose.” This state law has been overlooked by literally hundreds of communities across Michigan in recent years and HBAM took action nearly a decade ago to try and halt it.

This precedent setting decision is huge as it relates to how communities across the state assess fees in the future. So it’s not just a victory for members doing business in Troy. It is a victory for all of our members in every community across the state. HBAM will communicate with every local government in the state advising them of this decision, asking them to examine/correct their schemes. Background on the Troy Case:• In 2010, the City of Troy entered into an arrangement

to receive a kick-back (up to 25%) on every permit their contractor issued on their behalf. HBA Michigan and two other construction organizations filed suit saying this was a violation of State Law;

• Troy argued that this money was being used to allegedly fund past deficits of the building department;

• The case was bogged down for years because of technical challenges made by the City;

• Early this year the merits of the case were finally heard by the Supreme Court;

• On July 11th the Supreme Court issued its opinion, agreeing with HBA of Michigan in saying that Troy violated state law and was assessing inappropriate fees.After ruling the fees violated state law, the Supreme

Court remanded (sent back) the case to the Oakland Circuit Court to determine how the proper amount of overhead expenses Troy could charge against the fees and for HBAM to show its members actually paid these fees which would allow our additional Headlee complaint to be heard.

Your state and national associations have invested more than $300,000 on this case and we’re about to see that investment pay off. It is an example of strength in numbers that needs to be echoed loud and clear to members and non-members alike. This is what can be done when we stick together and support our HBAs.

This is a tremendous victory with far reaching implications. You certainly will see and hear more on this from HBAM as the year goes on. n

HBA and the Construction Association of Michigan (CAM) have joined

forces to present Michigan’s largest construction industry event,

the Great Lakes Design and Construction EXPO 2020 (EXPO). This

two-day statewide event will bring together residential and commercial

designers, contractors, suppliers and service providers, offering networking

opportunities and educational workshops designed to support the continued

success of Michigan’s building industry.

The EXPO will be held on February 12 and February 13, 2020 at the Suburban Collection Showplace, 46100 Grand River Avenue in Novi, Michigan. Thousands of industry professionals are expected to attend. They

will have the opportunity to learn about innovations in technology, products,

supplies and services from over 150 exhibitors. Industry specific educational

workshops and safety training will be offered, as well, to maximize their

skills, competency and professionalism.

During each of the past nine years, CAM and HBA have partnered to present

a joint Mid-Year Economic Forecast that provides valuable information for the

members of both associations. “The success of our partnership on the Mid-

Year Economic Forecast led to our decision to bring together CAM’s Michigan

Construction & Design Tradeshow and HBA’s Great Lakes Builders Show to

create the EXPO,” said Kevin Koehler, president of CAM.

Michael Stoskopf, CEO of HBA agrees and added, “While there are

differences between those involved in residential construction and those

involved in commercial construction, there are many areas where our interests

intersect. By combining our efforts to present the new EXPO, we will be

providing value and opportunity that exceeds the scope of what we have

offered in the past.”

The EXPO will also host CAM’s 134th Annual Meeting, the Home Builders

Association of Michigan’s Board of Directors Meeting and an Economic

Forecast Breakfast featuring keynote speaker Robert Dietz, Chief Economist

for the National Association of Home Builders in Washington, DC.

There is no charge to attend the EXPO and visit the exhibit area from 10

a.m. to 7 p.m. on February 12 and 10 a.m. to 3 p.m. on February 13. There will

be fees for some of the additional meetings and workshops featured during

the EXPO. Credentials will be mailed to those who register before January 31,

2020. After that date, on site registration will be available.

An office can seem like a safe place

to work compared to an industrial work environment, however, many serious accidents and injuries occur on a regular basis in offices everywhere. Slips, trips and falls are one of the most common causes of workplace injuries. They can occur anywhere, whether you are in the production area or in the office.

Office workers can be injured by falls, fires and electric shock, receive cuts and bruises from office tools and furniture and can develop long-term injuries from repetitive work such as keyboarding. SAFE WORK PRACTICES

• Watch for obstructions which can cause tripping accidents. Cords and cables should not be placed across traffic areas. Even cords going to a power bar located next to a work station can trip a person getting up from the desk.

• Materials should be stored in designated storage areas, not in boxes on the floor.

• Briefcases, handbags and other personal items should be stored where no one will fall over them.

• Keep drawers of desks and cabinets closed.

• Clean up any spills, such as coffee or water, right way. If a spill cannot be taken care of immediately, arrange a barricade and a sign to warn people. Floors which are wet from cleaning should also be blocked off and marked by warning signs.

• Load file cabinets from the bottom up.

Work Practices To Promote Office Safety

Serious accidents have occurred when top-heavy filing cabinets have fallen over.

• Use safe lifting techniques. It is just as easy to receive a back injury in the office as it is in the warehouse. To pick up a heavy item, squat down beside it. Use the strength in your legs, not your back, to raise it up. Bend your knees, not your back.

• Store sharp implements such as scissors, and letter openers separately from other items to prevent cuts and puncture wounds.

• Be alert to electrical hazards which can cause fires and electrocution. Check for any frayed or damaged cords or plugs. Electrical repairs should be made only by qualified personnel.

• Don't overload electrical circuits. Extension cords are meant to be used

only temporarily, so make sure the area is wired adequately for all of the electronic equipment such as computers, copiers and printers. Breakers which trip frequently are a sign of overloaded circuits.

• Don't use makeshift scaffolds such as a chair balanced on a desk when you are reaching for something overhead. Take the time to get a stepladder or stepstool.

Repetitive strain injuries are increasingly common in offices. When doing work such as computer keyboarding, keep your hands and

wrists straight and relaxed. Frequently switch to other tasks to give your hands a rest. PROPER OFFICE ERGONOMIC SET UPOffice Furniture Positioning

• Ensure your chair fits correctly. There should be 2 inches between the front edge of the seat and the back of your knees. Ideally, the chair should have a lumbar support.

• Sit with your knees at approximately a 90 to 110 degree angle. Using an angled foot rest to support your feet may help you sit more comfortably.

• Your elbows and hips should be at 90 degree angles.

• Position your computer monitor so the top of the screen is at eye level, with adequate lighting and no glare.

• Keep your wrists in the neutral position, not angled up or down, while you type. Your mouse should be positioned in close proximity to the keyboard to avoid over reaching.Employee Movement (Stretching)Stretching is a key element to a healthy life style in the office or at home. Here are some example of stretches that may be done during work or at home.

• We need to get up and move during the day, at least every couple of hours. It is as simple as standing in place and reaching for the sky or standing and touching your toes.

• Take frequent short breaks (micro-breaks) every 20-40 minutes for at least 30 seconds to 1 minute.

• Stretching is so important for our bodies and mind to relax. We shall see results over time as we become more productive with a well-rested and stretched body. n

Bedbug Legislation Introduced

Legislation has been introduced in Michigan

House of Representatives to address bedbug

infestations in rental property. House Bill

4777 proposes to add a section in the Landlord

and Tenant Relationships Act (Public Act 348 of 1972) to provide for the

responsibilities of tenants and landlords in situations where bedbugs

are suspected and/or present. This is the same legislation that has

been introduced in previous legislative sessions. The bill provides that

a landlord shall not enter into a lease if the landlord knows the rental

unit is infested with bedbugs, and, when entering a lease agreement the

landlord shall supply the tenant with information relating to identification

of bedbugs and keeping a rental unit free of bedbugs. The landlord has 7

days from receipt of written notice of suspected infestation to schedule a

unit inspection, and if the inspection confirms infestation then the landlord

has 7 days to begin control measures and schedule inspection of adjoining

units. Treatment is to be carried out by a licensed pest management

professional. After written notice to the landlord of suspected infestation,

a tenant shall grant access for inspection/treatment and comply with

the control protocol established by the landlord or the landlord’s pest

management professional. The bill also bans tenant treatment of a

rental unit. Furthermore, if the tenant or the tenant’s guest causes an

infestation, the tenant shall pay the cost of treatment for that unit and any

other areas where bedbugs have spread. The bill specifically states the

landlord is not liable, except in cases of negligence, for damages arising

from an infestation or treatment. The legislation also allows a landlord

and tenant to agree in writing how responsibility is to be assigned for

costs associated with an infestation. Finally, there is a preemption of

local ordinances for control or treatment of bedbugs in conflict with the

provisions of the bill. The legislation has been referred to the Committee

on Regulatory Reform for action. n
