1.0 INTRODUCTION This report provides a Building Code of Australia 2016 (BCA) compliance assessment of the proposed new six storey mixed use residential building at 30-32 Pomeroy Street Homebush. The primary purpose of this report is to identify the non-compliance matters contained in the proposed design against the current Deemed-to-Satisfy (DTS) Provisions of the BCA and to provide compliance recommendations to overcome the DTS non-compliance. This report provides a detailed BCA assessment table in Section 3.0 that summarises the identified non-compliance matters and offers specific compliance recommendations. 1.1 Basis of Report This report is based on a desktop assessment of the following information:

Architectural plans prepared by Nexus Architecture P/L DA01 to DA23 dated 01/07/2017 The Building Code of Australia 2016, published by the Australian Building

Codes Board and The Guide to the Building Code of Australia 2016, published by the

Australian Building Codes Board. 1.2 Purpose of the Report The purpose of the report is to:

Provide a Building Code of Australia (BCA) assessment of the proposed development against the Deemed-to-Satisfy (DTS) Provisions of the BCA 2011 with specific regard to Section C (Fire Resistance), Section D (Access and Egress), Section E (Services and Equipment), and Section F (Health and Amenity) of the BCA 2016, and

To identify the DTS non-compliances with the BCA 2016 that could affect the proposed development, and

Make compliance recommendations to address the identified DTS non-compliance with the BCA 2016, specifically by either design changes to accommodate DTS compliance or suggesting Alternative Solutions to demonstrate compliance with the relevant Performance Requirements of the BCA.

1.3 Limitations of the Report This report excludes any works not outlined above, however specifically excludes the following:

Detailed access assessment against Part D3 of the BCA and the new Premises Standards.

Reporting on hazardous materials, OH&S matters or site contamination,

2.0 BCA ASSESSMENT DATA The following is a summary of the Building Code of Australia (2015) assessment data in relation to the proposed six storey building at 30-32 Pomeroy Street Homebush West. BCA Building Classification Class 2 Residential and Class 7a Car park and Class 6 retail (determined in accordance with A3.2, A3.3 and A3.4 of the BCA) Building rise in storeys 6 Type of Construction Type A (determined in accordance with C1.1 of the BCA).
