Two complete sets of blueprints drawn to scale are required at the time of application. In the case of a log home, both sets of blueprints must be certified by a professional engineer and a letter of assurance from the professional engineer submitted. The drawings submitted must contain the following: a. Site Plan indicating the: civic address and full legal description of the property, location and name of the street(s) abutting the site, north point (northern direction), contours and grade of the property, proposed and existing elevations at the corner points of the property and dwelling, location and dimensions of any right-of-ways/easements registered against the title, location and distances of the proposed building from all property lines and watercourses (creeks, lakes, ditches, etc.), width, location and grade of proposed and existing driveways. b. Foundation and Floor Plans c. Exterior Elevations (exterior view of the building). d. Sections and details indicating the construction - including size, spacing and species of framing materials. e. Details of the rainscreen wall assembly. 2. Roof truss layout complete with point loads. If any of the point loads are 5000 lbs. or more, structural engineering will be required, and Schedule B’s from a professional engineer must be submitted. 3. Sealed document from Homeowner’s Protection Office. This form and additional information are available from the Homeowner’s Protection Office, PO Box 11132 Royal Centre, Vancouver, BC, V6E 3P3, phone 1-800-407-7757, www.hpo.bc.ca 4. Proof of ownership of the property to be presented in the form of a copy of the Title dated not more that 30 days, along with copies of any pertinent documents listed on the title (restrictive covenants, easements, right-of-ways, etc.). This is available through the Land Title Office, phone number 604-660-8141. There are private firms available (listed in the yellow pages under “Title Service”) who can obtain a copy for you. We can also do a title search for you at a minimal additional charge to be added to your building permit fee. Interim Agreement/Sales Agreement is required if the sale has completed recently or is due to complete in the near future. If the sale has not completed, a letter of permission from the vendor is required along with a copy of the Interim Agreement/Sales Agreement. An “Owner’s Undertaking – Schedule B” form is also required. (see attached form)

BUILDING PERMIT APPLICATION FOR ONE & TWO FAMILY DWELLING UNITS

5. Should a person other than the owner wish to make application for the building permit, i.e.

contractor, agent, etc., they are required to complete a “Letter Appointing Agent” form, signed by the owner(s), permitting them to act as the agent. We will also accept a copy of the contract between the contractor and the owner, provided that stipulation is included. (see attached form)

6. A non-refundable deposit of $200.00 will be required at the time of application for residential

dwelling permits, a $50.00-$100.00 deposit for accessory building permits. However, this money will be applied to the building permit fee provided the permit is issued within 60 days of the applicant being notified that the permit is ready for issuance.

7. Where Municipal sewer is not available, a copy of the Record of Sewerage approved by the

Ministry of Health is required. The sewage disposal system must be designed by a qualified professional. The Health Office is located at #207-2776 Bourquin Crescent W, Abbotsford, B.C. V2S 6A4 phone 604-870-7900.

8. Where Municipal water is not available, written confirmation that an adequate supply of

potable water is available on site. This form is available at the Inspection Services Department.

2012 BCBC Requirements for

Seismic Design of Houses

The 2012 B.C. Building Code, which comes into effect on December 20, 2012, will introduce new requirements for “Seismic Design of Houses”. Any applications made on or after December 20, 2012 will be required to comply with the new requirements. A guide to these requirements has been prepared through a partnership between the Building and Safety Standards Branch, the Homeowner Protection Office, Canadian Home Builders’ Association of BC, FPInnovations and other agencies. Lateral Bracing Requirements Part 9 BC Building Code 2012 These new requirements are meant to help bring a higher level of safety in the event of an earthquake or other significant seismic activity. Home designers will need to consider these requirements when creating the form of exterior walls as well as the dimensions and locations of interior walls. Builders will now have to understand the materials required and construction techniques needed to build braced wall panels at specified points throughout the home.

Code Compliance Checklist

BC Building Code.

Wall assembly calculations & details for effective insulation values are to be noted on the drawings (for all wall assemblies above and below ground).

Basement walls are to have full height insulation.

Show the slab insulation value and details (including slab edge).

Identify location of the main electrical panel and insulation levels behind it.

Identify heating duct locations and the minimum effective insulation levels in outside walls.

Identify the plumbing pipe (water and drainage) locations and insulation levels behind them.

Identify the location of the air barrier and how it will tie into the air barrier on the ceilings.

All air barrier joints are to be overlapped, sealed and secured over structural members.

Windows are to have a maximum U value of 1.8.

Skylights need to meet the new energy rating of U 2.9. Skylight shafts are to meet the new effective insulation levels for the wall assemblies.

The attic insulation level can be tapered for a maximum of 1.2 meters from the edge of the outside walls. However there must be a minimum R20 value at the joint of the top floor wall plates and the trusses. Truss heal is to be a minimum of 7.5 inches to allow for the insulation and ventilation baffles.

Ducts located outside of the insulated area are to be sealed and insulated to the wall insulation levels.

Water piping must be insulated for 2 meters on either side of the hot water tank to a minimum of at least 12 mm thick.

Piping outside the heated envelope must be insulated to not less than the effective R-value of

the exterior walls.

Heated garage requires weather-stripped garage door.

Gasketed electrical boxes require the wires into the box be sealed.

Metal chimneys are to be sealed with high temperature sealant at the vapour barrier location.

Heating and air conditioning equipment must be located in the conditioned space unless it is designed to be located outside. Documentation will be required if it proposed to be outside.

Heating and cooling thermostats must be accurate to plus or minus 0.5 degree Celsius.

The principal ventilation fan is to run continuously. It is preferred that the switch for the low speed is located in the mechanical room and is labeled PRINCIPAL VENTILATION EXHAUST FAN.

The bedrooms are required to be ventilated continuously.

A 4 inch diameter smooth or a 6 inch flex duct is to be tied into the return air plenum a minimum of 10 feet and a maximum of 15 feet from the furnace.

The furnace fan is to run continuously.
