Subject property is located in Bukit Kiara in Kuala Lumpur territory. Bukit Kiara is one of
the popular residential and commercial area in Kuala Lumpur. Residential such as Taman
Tun Dr. Ismail, Desa Sri Hartamas and Bukit Kiara Residence shown that area have a big
potential to develop.
Strategic location
Proposed property are located in Bukit Kiara in Lot number 54268 and lot number 54265
which is a slope property. Located in north of Bukit Kiara Equestrian and northwest Pusat
Sains Negara give a beautiful panoramic in the landhills especially in the sunrise and
sunset. Property have a strategic location in Bukit Kiara even located in landhills.

Property subject is surrounding by large residential area such as Taman Tun Dr. Ismail and

Existing residential majority are from medium cost housing and above. Of course

Safety issue
From DBKL officer, this area have safety issue which is about landhill area. From
terrain/contour plan maximum height in this property subject is 200 meter – 240 meter.
Safety issue will be the biggest threat to residential after property completion. Geotechnical
study (EIA), Slope Investigation are required before make any development in this area.
Land Use
From DBKL ‘Draf Pelan Bandaraya Kuala Lumpur 2020’ this area zoning as open space
after making many research. That why this area doesn’t have any plot ratio and density
because DBKL already gazette open space.
