Another TJL project currently in progress is the redevelopment of existing offices at Telfer House, Miller St, in the Merchant City area of the city, converting the building into an Ibis Styles Hotel. This project sees the formation of 101 bedrooms, including 12 new bedrooms within a new rooftop extension overlooking Glasgow. The contract entails significant buildersworks to reconfigure the building structurally including the reformation of the central atrium, installing two new lift shafts, the stripping off of existing roof and formation of a brand new one storey structure. Programmed for opening Summer 2015 the works include the bespoke manufacturing of all case goods by TJL’s factory. TJL currently onsite at Ibis Hotel, Telfer House, Glasgow. This development will see the conversion of the building into a 32 apartment residential block, these works also include the addition of a new floor to the building. Once more in Edinburgh, TJL are excited to be working for the Royal College of Surgeons, in the redevelopment of an existing listed building at 19-20 Hill Place. The works consist of the creation of a facility for holding events (eg. receptions, meetings, training, etc). One of the Sample Rooms constructed by TJL for Hilton Docklands, London. TJL looks set for a prosperous 2015 with a number of significant contracts secured in recent weeks. TJL’s expertise and experience in the Hospitality sector has helped to win a number of prestigious Hotel projects including the refurbishment of the Apex Hotel, Edinburgh, the redevelopment of an existing building into a new Ibis Hotel, Glasgow and refurbishment works at the Hilton Docklands, London. The company are already on site at the Apex City Hotel in the Grassmarket area of Edinburgh. The project involves the internal alterations and refurbishment of the existing entrance, reception, bar and restaurant, levels 1, 2, 3 and 4 bedrooms and the installation of a new VRF cooling system to the front elevation bedrooms. The project will take place over a 34 week period programmed into a series of phases to ensure minimum disruption to the on-going trade within the hotel. Completed Reception Area at Pacific House, Glasgow The project included applying a new felt layer to the roof surface, parapet upstands, with new insulation laid and the existing ballast weeded out and re-laid. On Levels 6, 5 & 2 the existing floors were stripped out to a bare shell and screed topping removed. On the soffit structural steel was installed with localised downstand removals to create additional space to accommodate a/c units to achieve a floor to ceiling height of 2.6m. New suspended ceilings were installed with a pir lighting system. Completed Roof Garden Area at Pacific House, Glasgow All openable windows were replaced with new locks and restrictors fitted. Reception area screens were fully removed and replaced. The main staircase was fully refurbished, all carpet floor finishes were removed and replaced with new carpet and new nosings. New SS balustrading was installed to the outer face of the stringer. New tiled floor finishes were installed to the landings. All common areas toilets were completely refurbished to a more modern contemporary styling with new tiled, mirrored and laminated finishes. New Interplan cubicle systems were installed to provide a sleek look. Completed Office Area at Pacific House, Glasgow Citizen M Hotel Reception – Before Citizen M Hotel Reception - After Busy Times Ahead… TJL’s London Division continues to thrive with more projects underway with strategic partners Santander and Prudential across various premises. The aforementioned works at the Hilton Docklands are about to start on-site. This project involves the refurbishment of 113 bedrooms, with significant decoration, M&E, tiling, and plumbing works, after we successfully constructed two sample rooms for the client. Another high end project currently in its infancy is the development of three luxury apartments, at 17-21 Hereford Road, in the affluent Notting Hill borough of London. The three premium quality residential properties will retain their existing façade and be constructed with environmentally friendly materials and to a high standard of energy efficiency. The properties will be fitted out to a premium standard with underfloor heating, tiled or engineered hardwood floors, solid hardwood doors and stair treads. Kitchens and bathrooms will have high quality branded fixtures, appliances and sanitaryware and stone finishes where specified. With lots of exciting projects either underway or commencing shortly, it is a strong end to the year for TJL with lots to look forward to in 2015. TJL have demonstrated their experience and skill in successfully delivering another commercial office project on time and on budget. The refurbishment to the 6 storey office block, Pacific House, Glasgow comprised works to three floors of office space, common areas such as reception / lobby, toilets, main staircase and additional roof and external works. The reception area walls were oversheeted with new plasterboard and taped to a decorative finish. Feature tiled sections installed with led halo lighting to the perimeter. New tiled floor finishes installed on top of the terrazzo floor. A new reception desk was installed with the store area behind desk also refreshed. New revolving door and new secondary fire escape door were also installed. Completed Stair Area at Pacific House, Glasgow Before and After Photos of the TJL constructed Open Glasgow Future Cities Engagement Hub TJL recently constructed an interactive hub packed with films, apps and pioneering technology from Future City Glasgow to pop up around the city this Autumn. Visitors were able to get hands on with the technology: • Viewing films which show why data isn’t as daunting as it sounds! • Checking out Glasgow’s new walking app and re-discover your own city. • Learn how new intelligent street lights will shine brighter as you approach and monitor noise and air pollution to help us breathe easy and stay safe. • Get a behind-the-scenes peak at Glasgow’s world class city operations centre. • Find out what the heck a hackathon is and create a personal Glasgow dashboard for their mobile phones or tablets. • Share local knowledge to map interesting places, facilities and services in their communities. The completed Open Glasgow Future Cities Engagement Hub Teams were available in the hubs to explain the Future City Glasgow programme -making the city a world leader in innovation. Councillor Gordon Matheson, leader of Glasgow City Council and Chair of Future City Glasgow, urged everyone to visit the hubs. He said: “These interactive exhibitions are exciting ways for people to explore the Future City Glasgow projects and find out what they mean for their families or businesses. “The word ‘data’ can sound daunting but people access it every day - possibly without realising it and the hubs will explain the opportunities offered by greater sharing and smarter use of data.” The TJL Construction Process of the Open Glasgow Future Cities Engagement Hub Workshop Winter Workload The completed Reception Desk for the new Johnstone Town Hall TJL’s 30,000sq ft workshop continues to be very busy, producing a wide variety of bespoke manufactured furniture components for a number of high profile clients. Indeed, TJL are delighted to be playing a prominent role in BAM’s £14.5m new Johnstone Town Hall project. The new Town Hall will be home to range of modern community facilities including Johnstone library, a theatre space, marriage suite, conference space, a cafe and meeting spaces, with TJL producing bespoke items such as Reception Desk, Customer Advisers Desk, Marriage Suite, Corridor, Café & Bridge Wall Panelling, Mail Room Unit and Cash Desk among others. The Manufacturing process of the new Johnstone Town Hall Reception Desk Another significant client TJL are working with are Space Solutions as we have manufactured an array of bespoke desks, storage cupboards and retail units for their client Black & Lizars. Another Space Solutions project has been bespoke joinery manufactured for Pure Spa a new inner city beauty spa opened on West Nile St, Glasgow. These works have involved a mix of Oak Veneered boards, black gloss and aluminium laminates along with some bespoke metal work and S/S signage with bespoke furniture produced for the project including Reception Desk, Treatment Rooms, Kitchen Areas, Nail Bar, Pedicure Bar, GHD Unit and Laundry Units. Bespoke units in production for Black & Lizars An interesting project TJL are involved in is the Aberdeen International Business Park for Aker ASA via our client Tsunami Axis. TJL have been contracted to manufacture an array of bespoke furniture including Bespoke Tapered Hi Mac Seating Unit, Print Rooms – storage cupboards & hi-mac worktops, Tray Return Units, Various Hi-Mac High Tables, Bespoke Oak Slatted Seating Units and IT Workbench’s. With a number of exciting projects on the horizon including for BAA Glasgow Airport – Eleven Bespoke Corian Check In Desk’s and Slatted Feature Wall, and bespoke works for Newark Museum, Sheraton Grand Hotel & Spa, Edinburgh and additionally for Advocates Close Development, Edinburgh the recent winner prestigious RIAS Andrew Doolan Award 2014.
