1. LAND ENVIRONMENT
1.1. Will the existing land use get significantly altered from the project that is not
consistent with the surroundings? (Proposed land use must conform to the
approved Master Plan / Development Plan of the area. Change of land use if
any and the statutory approval from the competent authority be submitted).
Attach Maps of (i) site location, (ii) surrounding features of the proposed site
(within 500 meters) and (iii) the site (indicating levels & contours) to
appropriate scales. If not available attach only conceptual plans.

1.3. What are the likely impacts of the proposed activity on the existing facilities
adjacent to the proposed site? (Such as open spaces, community facilities,
details of the existing land use, disturbance to the local ecology).
The proposed site is rocky and barren land with sparse vegetation.
As per the memo no. 22349/I, 2010, Municipal Administration & Urban Development,
14th June, 2011, the land use of the proposed site is categorized under Public and
Semi Public use zone. A copy of the same is enclosed as Annexure - I.
Hence there will not be any impact on the existing facilities
1.4. Will there be any significant land disturbance resulting in erosion, subsidence
& instability? (Details of soil type, slope analysis, vulnerability to subsidence,
seismicity etc may be given).
Soil type: Rocky area
Slope analysis: The topography of the site more or less flat without many
undulations.
Seismicity of the Project site: The proposed project site falls in Zone II, as per the
Bureau of Indian Standards IS 1893: 2002, Zone II is moderately active area.
1.5. Will the proposal involve alteration of natural drainage systems? (Give details
on a contour map showing the natural drainage near the proposed project site).
There will be no alteration of the natural drainage systems due to the proposed
Hospital cum Hospitality building project. However effective storm water drains, rain
water harvesting pits and rain water storage tank will be provided to prevent runoff.
1.6. What are the quantities of earthwork involved in the construction activity-
cutting, filling, reclamation etc. (Give details of the quantities of earthwork
involved, transport of fill materials from outside the site etc.)
Quantities of earthwork involving cutting, filling etc operations are approximately
5,05,000 cum. The excavation will be stacked properly at site. Part of the
excavated soil will be used for backfilling and balance quantity will be either
dumped into dump yards or it will be land filled in the low lying areas

1.7. Give details regarding water supply, waste handling etc during the
construction period.
Bore wells will be the main source of water supply during construction phase. The
estimated water requirement during construction phase would be 3 KLD.
Domestic solid waste generated during the construction phase is expected to be
very low, as mainly local laborers will be employed. Construction debris will be
collected and suitably used on site as per construction waste management plan.
Impact will be negligible, as constructional wastes generated will be reused for
construction activities.
Waste handling during the construction phase will be done by the site contractor
whose responsibility lies with collection, storage and disposal of construction
waste to the nearest disposal site. We will also ensure and regularly monitor the
disposal of solid waste to nearest municipal solid dump bins.
1.8. Will the low lying areas & wetlands get altered? (Provide details of how low
lying and wetlands are getting modified from the proposed activity).
No. The proposed project will not involve any alteration of low lying areas and
wetlands.
1.9. Whether construction debris & waste during construction cause health
hazard? (Give quantities of various types of wastes generated during
construction including the construction labour and the means of disposal).
No health hazards are expected due to the waste generated during the construction
phase. There will be no demolition work involved. Construction debris will be
collected and suitably used on site as per construction waste management plan.
Impact will be negligible, as constructional wastes generated will be reused for
construction activities.

2. WATER ENVIRONMENT
2.1. Give the total quantity of water requirement for the proposed project with the
breakup of requirements for various uses. How will the water requirement
met? State the sources & quantities and furnish a water balance statement.

2.2. What is the capacity (dependable flow or yield) of the proposed source of
water?
The water required for the proposed project during the construction phase will be met
from ground water resources and during operation phase of the project from
Municipal supply.
2.3. What is the quality of water required, in case, the supply is not from a
municipal source? (Provide physical, chemical, biological characteristics with
class of water quality)
Water required for the Hospital cum Hospitality building will met from Municipal
supply (HMWSB).
2.4. How much of the water requirement can be met from the recycling of treated
wastewater? (Give the details of quantities, sources and usage)
The total treated water reused will be about 55.6% of the total water requirement,
which will be utilized for non-potable purposes.

2.5. Will there be diversion of water from other users? (Please assess the impacts
of the project on other existing uses and quantities of consumption)
Not Applicable as the water required for proposed Hospital cum Hospitality building
will be supplied Municipality (HMWSB).
2.6. What is the incremental pollution load from wastewater generated from the
proposed activity? (Give details of the quantities and composition of
wastewater generated from the proposed activity)
The total waste water generation from the proposed Hospital cum Hospitality building
will be 494 KLD. The waste water generated will be treated in Sewage Treatment
Plant and will be utilized for non-potable purposes like flushing, HVAC and Greenbelt
development.

2.7. Give details of the water requirements met from water harvesting? Furnish
details of the facilities created.
Site is proposed to have rain water storage of 250 Cum. Excess rain water will be
diverted to recharging pits. A total 16 nos of recharging pits, each with 1.83 dia will
be provided.

Rain water harvesting structures will be constructed to harvest the run-off water from
roof tops by laying a separate storm water drainage system for recharging of ground
water.

Artificial recharge or ground water rainwater harvesting is a process by which the
rain water from paved areas will be collected through a storm water network. And will
be connected to Rainwater harvesting pit.

Rooftop rainwater harvesting system: In rooftop harvesting, the roof becomes the catchments, and the rainwater will be
collected from the roof of the building. Rainwater from roof or terrace will transported
using PVC gutters. Rainwater harvesting pits collect all the rainwater. So that
groundwater table will be recharged and utilized for future use.
2.8. What would be the impact of the land use changes occurring due to the
proposed project on the runoff characteristics (quantitative as well as
qualitative) of the area in the post construction phase on a long term basis?
Would it aggravate the problems of flooding or water logging in any way?
The proposed project will include paved areas and thus the runoff from the area is
expected to increase due to reduced infiltration. The quality of the run off is expected
to improve. However, the increased runoff will not cause flooding or water logging
because a well-designed storm water network will be provided. The runoff will be
finally discharged into the rainwater harvesting structures and will be used to
recharge the aquifers.
2.9. What are the impacts of the proposal on the ground water? (Will there be
tapping of ground water; give the details of ground water table, recharging
capacity, and approvals obtained from competent authority, if any)
Water required during construction will be met from ground water resources and
during the operation of the project from Municipal water supply. Water permission will
be obtained before drawing water from the competent authority.
Hence there will not be any impact on ground water table.
However in the site premises, we will be provide rain water structures to recharge the
ground water table and rain water storage tank will be provided in the site premises
to utilize the stored rain water.

2.10. What precautions/measures are taken to prevent the run-off from construction
activities polluting land & aquifers? (Give details of quantities and the
measures taken to avoid the adverse impacts)
Adequate control measures will be adopted to check the surface run-off, as well as
uncontrolled flow of water into any water body: The following management measures
will be adopted to protect the water quality during the construction phase.
Storm water drains
Care will be taken to avoid soil erosion during construction period
Any area with loose debris within the site will be planted.
To prevent surface and ground water contamination by oil/grease, leak proof
containers would be used for storage and transportation of oil/grease. The floors
of oil/grease handling area would be kept effectively impervious.
Collection and settling of storm water, prohibition of equipment wash downs, and
prevention of soil loss and Hazardous wastes from the construction site will be
adhered to minimize water pollution.
All stacking and loading areas would be provided with proper garland drains
equipped with baffles to prevent run off from the site.
2.11. How is the storm water from within the site managed?(State the provisions
made to avoid flooding of the area, details of the drainage facilities provided
along with a site layout indication contour levels)
The storm water produced on site will be harvested for ground water recharge, thus
proper management of this resource is a must to ensure that it is free of
contamination. Storm Water Management Plan will include the following:
Clarifiers or oil/water separators will be installed in all the parking areas. Oil /
water separators installed for parking areas and garages will be sized according
to peak flow guidelines.
Regular inspection and cleaning of storm drains.
Conducting routine inspections to ensure cleanliness.
Provision of slit traps in storm water drains.
Good housekeeping in the above areas

2.12. Will the deployment of construction laborers particularly in the peak period
lead to unsanitary conditions around the project site (Justify with proper
explanation)
During the construction phase, maximum number of laborers will be from local areas,
however temporary sanitary facilities like septic tank followed by soak pit will be
provided for sanitary waste disposal.
2.13. What on-site facilities are provided for the collection, treatment & safe
disposal of sewage? (Give details of the quantities of wastewater generation,
treatment capacities with technology & facilities for recycling and disposal)
Wastewater generated from the Hospital cum Hospitality building will be treated in
sewage treatment plant. And total treated wastewater will be utilized for non-potable
purposes like Toilet flushing, HVAC & Greenbelt development
We proposed to adopt MBBR (Moving Bed Bio Reactors) technology for treating
sanitary waste water.
2.14. Give details of dual plumbing system if treated waste used is used for flushing
of toilets or any other use.
During the construction of the Hospital cum Hospitality building, Dual Plumbing
system will be done. In this separate water tanks will be provided for storing the
treated wastewater & another is general. Separate pipeline system will be provided
to treated wastewater tank to pump the water for toilet flushing, HVAC & Greenbelt
development. There by net water withdrawal will be reduced.

3. VEGETATION
3.1. Is there any threat of the project to the biodiversity? (Give a description of the
local ecosystem with its unique features, if any.
As per the memo no. 22349/I, 2010, Municipal Administration & Urban Development,
14th June, 2011, the land use of the proposed site is categorized under Public and
Semi Public use zone.
The proposed site is dry and barren land with sparse vegetation. There are no
reserved forests / Eco sensitive zones with in the 10 Km. radius of the site. The
proposed site is located in Public and Semipublic zone area. However the local
ecosystem will not be disturbed. Hence there will not be any threat / impact on local
eco-system.
3.2. Will the construction involve extensive clearing or modification of vegetation?
(Provide a detailed account of the trees & vegetation affected by the project)
The proposed site is rocky and barren land with sparse vegetation. Vegetation will be
cleared during construction period.
However in the project site premises, good greenbelt will be developed to create
aesthetic environment.
3.3. What are the measures proposed to be taken to minimize the likely impacts on
important site features (Give details of proposal for tree plantation,
landscaping, creation of water bodies etc along with a layout plan to an
appropriate scale)
In the proposed project a greenbelt of 1895.07 m2 i.e. approximately 12.25 % of the
total site area will be developed. The green area development proposed for the
project is enclosed as Annexure-IV
4. FAUNA
4.1. Is there likely to be any displacement of fauna- both terrestrial and aquatic or
creation of barriers for their movement? Provide the details.
Not Applicable as there will not be any displacement of fauna- both terrestrial and
aquatic or creation of barriers for their movement is envisaged.

4.2. Any direct or indirect impacts on the avifauna of the area? Provide details.
The proposed project will not have any impact on the avifauna. Instead, landscaping
of the proposed project will benefit the avifauna.
4.3. Prescribe measures such as corridors, fish ladders etc to mitigate adverse
impacts on fauna
Not applicable
5. AIR ENVIRONMENT
5.1. Will the project increase atmospheric concentration of gases & result in heat
islands? (Give details of background air quality levels with predicted values
based on dispersion models taking into account the increased traffic
generation as a result of the proposed constructions)
PM, NMHC, NOx & CO are the primary emissions from DG set & light vehicles
travelling along on-site paved roads.
The increase in Ground level concentration due to the proposed project is assessed
by ISCST3 (Industrial Source Complex-Short Term; version-3) Air quality modeling
which is approved by EPA. The site plan showing traffic plan is enclosed as
Annexure – V.
The following are the details of predicted Incremental values with back ground air
quality levels along with NAAQS.

5.2. What are the impacts on generation of dust, smoke, odorous fumes or other
hazardous gases? Give details in relation to all the meteorological parameters.
During construction dust curtains will be provided to reduce the impact on
surrounding areas. Dust generation will be minimized during the operation of the
Hospital cum Hospitality building as all the internal roads will be grass paved and
greenbelt proposed to be developed will act as sink for gaseous emissions. D.G.
sets will be operated only as a backup power supply. Hence there will not be much
impact due to the Dust & smoke generated from the proposed project.
5.3. Will the proposal create shortage of parking space for vehicles? Furnish
details of the present level of transport infrastructure and measures proposed
for improvement including the traffic management at the entry & exit to the
project site.
The proposed project will not create any shortage of parking space for vehicles. As
per the norm we will provide 23,987.98 m2 of area for parking i.e. 35.71% of total
built-up area against the norm of 33%.
The site plan showing traffic plan is enclosed as Annexure - V
5.4. Provide details of the movement patterns with internal roads, bicycle tracks,
pedestrian pathways, footpaths etc., with areas under each category.
Please refer to Annexure – V details of the movement patterns with internal roads.
5.5. Will there be significant increase in traffic noise & vibrations? Give details of
the sources and the measures proposed for mitigation of the above.
There will be slight increase in traffic noise due to the proposed project. Greenbelt
proposed to be developed in the Hospital cum Hospitality building premises will aid in
mitigating the noise levels.
5.6. What will be the impact of DG sets & other equipment on noise levels &
vibration in & ambient air quality around the project site? Provide details.
DG sets will be provided with acoustic enclosure, which would restrict the noise level
to 75 dB(A) at a distance of l m from the acoustic enclosure. The DG sets would be

mounted on the anti-vibration pads to restrict the vibration. Hence there will not be
any impact on Noise environment due to the proposed Hospital cum Hospitality
building project.
6. AESTHETICS
6.1. Will the proposed constructions in any way result in the obstruction of a view,
scenic amenity or landscapes? Are these considerations taken into account by
the proponents?
The proposed Hospital cum Hospitality building project will not result in the
obstruction of a view, scenic amenity or landscapes.
6.2. Will there be any adverse impacts from new constructions on the existing
structures? What are the considerations taken into account?
The proposed project will be taken up in the Public and Semipublic zone area
categorized as per the memo no. 22349/I, 2010, dated 14th June, 2011 issued by
Municipal Administration & Urban Development. Hence there will not be any impact
on the existing structures.
6.3. Whether there are any local considerations of urban form & urban design
influencing the design criteria? They may be explicitly spelt out.
The proposed Hospital cum Hospitality building construction project will be designed
and constructed as per HMDA rules and regulations.
6.4. Are there any anthropological or archaeological sites or artifacts nearby? State
if any other significant features in the vicinity of the proposed site have been
considered.
No anthropological or archaeological sites are located in the immediate vicinity of the
site that may get affected due to the proposed development.

7. SOCIO-ECONOMIC ASPECTS
7.1. Will the proposal result in any changes to the demographic structure of local
population? Provide the details.
During construction phase, majority of the labour will be from local areas and only,
minimal skilled workers would be from outside, which is anticipated to be very small
and will not alter the existing demographic profile of the area.
During operation phase, mostly local people or people from the surrounding areas
will be employed. Hence the demography of the area will not get affected
significantly.
7.2. Give details of the existing social infrastructure around the proposed project.
The site of the proposed Hospital cum Hospitality building project is at Bachupally
village, in the outskirts of Hyderabad city.
- The site is well connected by Nizampet road.
- Good transportation, postal and telecom facilities are available in the area
- School and college facilities are available.
- Railway facility is available at Miypaur.
7.3. Will the project cause adverse effects on local communities, disturbance to
sacred sites or other cultural values? What are the safeguards proposed?
The proposed project will not cause any adverse effect on the local communities and
or disturbance to sacred sites or other cultural values as proposed Hospital cum
Hospitality building will be constructed as per G.O 168 rules & regulations.
8. BUILDING MATERIALS
8.1. May involve the use of building materials with high-embodied energy. Are the
construction materials produced with energy efficient processes? (Give details
of energy conservation measures in the selection of building materials and
their energy efficiency)
Fly ash-based lightweight aerated concrete blocks will be utilized for walls.
Pre-cast / aerated cellular concrete roofing slabs will be utilized. They have high
rating to fire resistance and provide better insulation
The roof will have above-deck 75mm extruded polystyrene insulation

Double paned windows with blinds are ideal for all seasons.
8.2. Transport and handling of materials during construction may result in
pollution, noise & public nuisance. What measures are taken to minimize the
impacts?
All the raw materials will be sourced from local areas. The major raw materials will
be transported by covered trucks. Dust curtains will be provided all around the
construction site to control the dust emissions on surrounding areas. The
construction materials will be transported at night times to avoid inconvenience to the
public. No construction activity will be taken up during night times.
8.3. Are recycled materials used in roads and structures? State the extent of
savings achieved?
The waste generated during construction activities will be used in flooring & laying of
internal roads and developing landscapes in the site area.
8.4. Give details of the methods of collection, segregation & disposal of the
garbage generated during the operation phases of the project.
During operation phase, waste generation will be mainly municipal & bio-medical
waste.
Municipal waste expected to generate from the project is estimated to be 1364 kg
per day [@1.5 kg for patients, 0.15 kg per capita per day for the Out patients/visitors,
0.25 kg per capita per day for the employees, 0.5 kg per capita per day for the
hospitality rooms]. Bio-medical waste generation will be around 281 kg/day
Waste Segregation, Collection & Disposal
Different color bins will be provided in each section & floor for collection of different
type of waste. Three color bins will be provided in wards (green, red & blue) for
collection of food waste, medical waste like bandages, medicine covers,

generation points to storage points to protect waste handler from direct exposure.

Efforts will be made for minimum use of glasses. The glass will be double glazed and
spectrally selective, allowing adequate daylight while cutting out the heat and solar

transformers and motor efficiencies, lighting intensity and air-conditioning
load assumptions? Are you using CFC and HCFC free chillers? Provide
specifications.
In the proposed Hospital cum Hospitality building construction project, water
chillers will be installed for HVAC purpose.

9.8. What are the likely effects of the building activity in altering the micro-

There will not be any impact on microclimate of the area. In the proposed project
major pollutants will be from D.G. Set and movement of vehicles.
1. As the D.G. set will be operated as Back-up power supply. Hence the impact due
to the D.G. set will be minimal.

To maintain thermal comfort and minimize internal cooling / heating loads, the
building envelope needs to regulate and optimize heat transfer through roof, walls,
windows, doors, and other openings. Effective insulation of roof and walls,
appropriate selection of glazing and framing for windows, and suitable shading
strategy will be used in designing.
9.10. What precautions & safety measures are proposed against fire hazards?
Furnish details of emergency plans.
Hospital building is categorized under the Group of Institutional Buildings (C1) as per
National Building Code of India 2005, Part – 4.

Fire Safety Requirements in a Multi Storied Hospital as per NBC
The following fire safety measures will be provided as per National Building Code,
Part IV.
1. Fire extinguishers as per BIS-2190.
2. Hose reel on all floors.
3. Wet riser system with landing values on all floors.
4. Yard Hydrant system.
5. Automatic sprinkler system.
6. Manually operated electric fire alarm systems.
7. Automatic Detection and alarm system.
8. Underground static water storage tank of 50,000/1,00,000 lts Capacity.
9. Terrace water tank of 10,000/20,000 lts. Capacity.
10. One electric and one diesel pump of 2280 LPM/min and one Jockey
(electrical) pump of 180 lts/min.
11. Emergency lighting and exist sign boards.
EXIT FACILITIES: Not less than two exits of one or more of the following types shall be provided for
every floor, including basement, of every building or section.

9.12. What is the rate of air infiltration into the building? Provide details of how you
are mitigating the effects of infiltration.
Some of the means employed to control infiltration include use of vestibules or
revolving doors, use of air curtains, building pressurization and sealing of windows
and doors. Infiltration is specified in terms of number of the Air changes per hour
(ACH) values and are related to the outside wind velocity and the temperature
difference between the indoor and outdoors.
9.13. To what extent the non-conventional energy technologies are utilized in the
overall energy consumption? Provide details of the renewable energy
technologies used.
