HIT BY BOTH THE SUMMER DOLDRUMS and

economic uncertainty, sales activity was

sluggish in all sectors of the Calgary real estate

market in August, according to figures released

by the Calgary Real Estate Board (CREB®).

Total combined sales in the city of Calgary

were 1,643 in August, a 27 per cent drop from the

2,250 recorded in August 2014, and down 17.6

per cent from the 1,995 in sales recorded in July.

The overall combined new listings added in

August also fell in the city, sitting at 2,733, a 12.7

per cent decline from August 2014’s 3,131 and a

drop of 8.3 per cent from July’s 2,981.

And, while sales and new listings dropped,

the combined benchmark price in August

remained relatively unchanged in both year-

to-year and month-to-month comparisons,

sitting at $456,300 in August up from July’s

$455,400 and a fraction lower than August

2014’s $456,700.

“When you look at the decline in sales, it’s

difficult to discern whether it was a normal

August where we typically see a slowdown

in sales or it was because of the persistent

weakness in the energy sector, which is creating

economic uncertainty,” says CREB president

Corinne Lyall. “I think it was a little of both.”

Lyall notes the condo apartment and the

detached market in the $600,000-plus category

saw higher sales decline mainly due to more

competition in these sectors. Sales activity in

the $600,000-plus price range represented 18

per cent of all the sales last month, down from

nearly 20 per cent last year, while apartment

sales fell close to 40 per cent.

Detached (single-family) sales in August

were 1,000, a 21.8 per cent drop from the 1,278

tallied in August 2014, and an 18.2 per cent

decline from July’s 1,222.

Meanwhile, attached (condo townhouse)

sales were 364 in August, a 29.5 per cent

decline from 516 in August 2014, and down

18.9 per cent from July’s 449.

Condo apartment sales was the hardest hit

in year-to-year comparisons in August with

279 in sales down 38.8 per cent from the 456

in August 2014, and a 13.9 per cent drop from

July’s 324.

“Combined with slow sales, we also saw that not as many listings

were absorbed in August, causing a monthly rise in inventory levels,”

Lyall says, especially in the condo markets.

Overall inventory in the detached market in August was 2,801

up 5.5 per cent from the 2,654 in August 2014, and the months of

supply increased from 2.08 to 2.8 in year-to-year comparisons.

The overall inventory in the attached market in August was 1,130,

up 24.3 per cent from August 2014’s 909, while the months of

supply rose from 1.76 to 3.1 in year-to-year comparisons.

Meanwhile, overall inventory in the apartment market in

August was 1,215 up 10.7 per cent from August 2014’s 1,098, and

the months of supply jumped from 2.41 to 4.35 in year-to-year

comparisons.

Despite weaker absorption rates, benchmark prices remained

relatively stable.

“The benchmark prices in the detached sector continue to be

strong in the $400,000 to $500,000 range, which is a tighter market

and really the sweet spot price-wise for buyers who want a single-

family home, and in the attached market,” Lyall says. “But we’re

seeing a price decline in the apartment market due to increased

competition from new projects that are now coming on the market.”

The detached benchmark price in August was $516,000, the

same as August 2014’s and up from July’s $515,300, while attached

homes benchmark price in August was $356,700 up from August

2014’s $355,000 and June’s $355,300.

The apartment benchmark price in August was $294,100 down

1.4 per cent from August 2014’s $298,400, but up slightly from

July’s $293,300.

Paramount Homes crafts high-end custom-built homes

HARVINDER SINGH KHAIRA started

out doing stucco work after arriving

in Canada in 1993, but his enthusiasm

and hard work eventually allowed him

to fulfil a dream of building custom-

crafted new homes.

The immigrant from India first

settled in B.C., but in 1998, Harvinder

moved to Alberta and started his own

company, Paramount Stucco, which

he still operates today.

He learned alot in his many years

working in the construction industry

and got to know a number of other

tradespeople, so it was a natural

progression for him to move into

renovations in 2001 and into new-

built custom homes a year later.

“Doing custom homes was always

a dream,” he says. “Every property

we build is different and we put a

signature piece in every one.”

Paramount Homes Inc., which has

crafted 40 to 50 custom homes over

the years, started building a couple of

homes a year, but now does five to

seven. In fact, Harvinder is just putting

the finishing touches on a home in

Mystic Ridge, a new estate community

west of Springbank Hill, and has four

other properties on the go.

“In the Mystic Ridge home,

everything is high end – appliances,

built-ins, granite, hardwood – it’s a

very nice home,” Harvinder says. “It

has five bedrooms, so it will be great

for a large family, and it has a finished

basement with a wine room, wet bar,

an open family/games room and a

separate media room.”

The estate home is listed with Chris

Zaharko of Royal LePage Foothills,

who met Harvinder years ago. “I sold

him some lots in the Ranches in

Silverado, and then sold the homes

he built. I’ve done a half-dozen sales

or more for Harvinder since then,”

Chris says. “He’s a small builder who

does spec homes and custom homes

for clients and the craftsmanship and

his attention to details are incredible.

He’s the builder I’d get to build my

own house.”

Harvinder and Chris are actually

working together on a spec home

in Kelvin Grove. They purchased a

property and gutted much of it to

create a 3,400-sq.-ft. custom home,

which is currently in the framing stage.

Paramount Homes is also building

three new properties in Chestermere,

which Harvinder expects will be

completed by February 2016.

Q: I just moved into a new home – what should I do to prepare my home for winter?A: Before the cold weather hits, there are several things you should do inside and outside to prepare for winter, says Ron Heggs, director of special projects for Shane Homes.

“First, if it hasn’t been done lately, clean your furnace system, including the ducts, and change the furnace filter, and make sure the space is clear around the furnace before it starts running.”

While downstairs, also check to make sure there’s water in your floor drain as it may have evaporated over the summer months, and if you have a humidifier, clean it, turn the water on and set it to the proper setting for winter.

“Change the batteries in your programmable thermostat, and check your smoke detector and carbon monoxide detector to make sure they’re working properly,” Heggs says, adding you should also check your fire extinguishers.

Make sure the bath fans are clean and running properly, as well as ensure the dryer vent is clear of lint so that it will close completely, preventing cold air from getting in. Inspect your windows and exterior doors to ensure they’re closing tight and the weather stripping is in good condition.

economic uncertainty, sales activity was

sluggish in all sectors of the Calgary real estate

market in August, according to figures released

by the Calgary Real Estate Board (CREB®).

Total combined sales in the city of Calgary

were 1,643 in August, a 27 per cent drop from the

2,250 recorded in August 2014, and down 17.6

per cent from the 1,995 in sales recorded in July.

The overall combined new listings added in

August also fell in the city, sitting at 2,733, a 12.7

per cent decline from August 2014’s 3,131 and a

drop of 8.3 per cent from July’s 2,981.

And, while sales and new listings dropped,

the combined benchmark price in August

remained relatively unchanged in both year-

to-year and month-to-month comparisons,

sitting at $456,300 in August up from July’s

$455,400 and a fraction lower than August

2014’s $456,700.

“When you look at the decline in sales, it’s

difficult to discern whether it was a normal

August where we typically see a slowdown

in sales or it was because of the persistent

weakness in the energy sector, which is creating

economic uncertainty,” says CREB president

Corinne Lyall. “I think it was a little of both.”

Lyall notes the condo apartment and the

detached market in the $600,000-plus category

saw higher sales decline mainly due to more

competition in these sectors. Sales activity in

the $600,000-plus price range represented 18

per cent of all the sales last month, down from

nearly 20 per cent last year, while apartment

sales fell close to 40 per cent.

Detached (single-family) sales in August

were 1,000, a 21.8 per cent drop from the 1,278

tallied in August 2014, and an 18.2 per cent

decline from July’s 1,222.

Meanwhile, attached (condo townhouse)

sales were 364 in August, a 29.5 per cent

decline from 516 in August 2014, and down

18.9 per cent from July’s 449.

Condo apartment sales was the hardest hit

in year-to-year comparisons in August with

279 in sales down 38.8 per cent from the 456

in August 2014, and a 13.9 per cent drop from

July’s 324.

“Combined with slow sales, we also saw that not as many listings

were absorbed in August, causing a monthly rise in inventory levels,”

Lyall says, especially in the condo markets.

Overall inventory in the detached market in August was 2,801

up 5.5 per cent from the 2,654 in August 2014, and the months of

supply increased from 2.08 to 2.8 in year-to-year comparisons.

The overall inventory in the attached market in August was 1,130,

up 24.3 per cent from August 2014’s 909, while the months of

supply rose from 1.76 to 3.1 in year-to-year comparisons.

Meanwhile, overall inventory in the apartment market in

August was 1,215 up 10.7 per cent from August 2014’s 1,098, and

the months of supply jumped from 2.41 to 4.35 in year-to-year

comparisons.

Despite weaker absorption rates, benchmark prices remained

relatively stable.

“The benchmark prices in the detached sector continue to be

strong in the $400,000 to $500,000 range, which is a tighter market

and really the sweet spot price-wise for buyers who want a single-

family home, and in the attached market,” Lyall says. “But we’re

seeing a price decline in the apartment market due to increased

competition from new projects that are now coming on the market.”

The detached benchmark price in August was $516,000, the

same as August 2014’s and up from July’s $515,300, while attached

homes benchmark price in August was $356,700 up from August

2014’s $355,000 and June’s $355,300.

The apartment benchmark price in August was $294,100 down

1.4 per cent from August 2014’s $298,400, but up slightly from

July’s $293,300.

THE REAL ESTATE MARKET is a little

unpredictable right now, but interest

rates are low and there is a great

inventory for buyers to choose

from. As you drive around your

neighbourhood, you have probably

noticed there are new signs popping

up almost every day as another

property is available for sale. In my

own neighbourhood I noticed two

new signs on my way to the gym

this morning alone. This is definitely

a “buyer’s market” and that is okay

because the seller will be more than

likely purchasing another property

so it usually balances itself out in the

long run. A “buyer’s market” can also

mean there may be multiple offers on

a property if it is priced right from the

start and is presented well.

When inventory is high, it is very

important the property is staged and

every feature is highlighted. Your

property must show better than the

competition in the neighbourhood

both online and in person. Lately, I

have been hearing of properties that

are beautiful online but when the

potential buyers get there to actually

see the house, they are disappointed

When inventory is high, it is very important the property is staged and every feature is highlighted.

that the place is not as shown online.

It may be messy, not clean and

generally not showing well to buyers.

The buyers I have spoken to are so

upset about the seller having wasted

their time they would never make an

off er, especially because there are

many other listings to see.

Staging will ensure the property

will be ready for those buyers and

not give them the opportunity to

be annoyed with the seller. Every

room needs to be de-cluttered

and cleaned. This includes closets,

laundry rooms and pantries. Put away

seasonal items that are not necessary

and anything that is excessive.

Perhaps there are too many small

occasional tables or your husband

has a LEGO collection that he insists

should be in the living room — I see

this more often than you would think!

Each room should only have furniture

and accessories that highlight the

architectural features. Children’s

toys should be contained in a lovely

basket that has a lid, especially if it

is in the main living room. Have the

kids help choose the toys that get to

remain in the room, as long as they

fi t into the above mentioned box, is

a great idea and they feel like they

are included. I have been told this

method is also very eff ective in the

children’s bedrooms as they feel like

they are involved in the process of

getting ready to move. Especially if

you throw in the charity aspect and

that the “stuff ” they no longer need is

given to a child that will need it. This

procedure is less eff ective with the

husbands in my experience and it is

probably best if you take matters into

your own hands. Once I got three

large garbage bags of clothing and

shoes out of my house and right away

put them in my car and drove them

to a charity donation drop off . He

THE REAL ESTATE MARKET is a little

unpredictable right now, but interest

rates are low and there is a great

inventory for buyers to choose

from. As you drive around your

neighbourhood, you have probably

noticed there are new signs popping

up almost every day as another

property is available for sale. In my

own neighbourhood I noticed two

new signs on my way to the gym

this morning alone. This is definitely

a “buyer’s market” and that is okay

because the seller will be more than

likely purchasing another property

so it usually balances itself out in the

long run. A “buyer’s market” can also

mean there may be multiple offers on

a property if it is priced right from the

start and is presented well.

have been hearing of properties that

are beautiful online but when the

potential buyers get there to actually

see the house, they are disappointed

When inventory is high, it is very important the property is staged and every feature is highlighted.

that the place is not as shown online.

It may be messy, not clean and

generally not showing well to buyers.

The buyers I have spoken to are so

upset about the seller having wasted

their time they would never make an

off er, especially because there are

many other listings to see.

Staging will ensure the property

will be ready for those buyers and

not give them the opportunity to

be annoyed with the seller. Every

room needs to be de-cluttered

and cleaned. This includes closets,

laundry rooms and pantries. Put away

seasonal items that are not necessary

and anything that is excessive.

Perhaps there are too many small

occasional tables or your husband

has a LEGO collection that he insists

should be in the living room — I see

this more often than you would think!

Each room should only have furniture

and accessories that highlight the

architectural features. Children’s

toys should be contained in a lovely

basket that has a lid, especially if it

is in the main living room. Have the

kids help choose the toys that get to

remain in the room, as long as they

fi t into the above mentioned box, is

a great idea and they feel like they

are included. I have been told this

method is also very eff ective in the

children’s bedrooms as they feel like

they are involved in the process of

getting ready to move. Especially if

you throw in the charity aspect and

that the “stuff ” they no longer need is

given to a child that will need it. This

procedure is less eff ective with the

husbands in my experience and it is

probably best if you take matters into

your own hands. Once I got three

large garbage bags of clothing and

shoes out of my house and right away

put them in my car and drove them

to a charity donation drop off . He
