At the recent cross-country series of Housing Outlook Conferences presented by Canada Mortgage and Housing Corp. (CMHC), with a stop in Calgary in late November, a central theme was discussed: How does
Calgary measure up? As one of Canada’s healthiest housing markets, Calgary is an interesting study.
CMHC analysts used local data to provide an honest assessment. “Supported by low mortgage rates, strong job growth and a sharp increase in
net migration, demand for new homes in Calgary will remain elevated over the next two years,” says Richard Cho, CMHC’s senior market analyst for Calgary.
Housing starts in Calgary are forecast to increase 33 per cent to 12,400 units for 2012, before moderating slightly to 11,900 units in 2013, CMHC says. Starts in single-detached homes will rise about 3.5 per cent in 2013, while starts in multi-family homes will slow. Meanwhile, employment growth is among the best in Canada – 2.9 per cent in 2011, 3.2 per cent for 2012 and 2.3 per cent in 2013.
If you’ve been reading New Home Guide in recent weeks, or otherwise following news and developments in real estate, such numbers likely won’t surprise you. Some short-term challenges aside, the fundamentals that support the Calgary housing market – strong economy, employment and immigration growth among them – are solid. Calgarians who bought their new home earlier this year will likely be anxiously waiting for the finishing touches to be complete so they can move in for Christmas.
Planning a move at Christmas is one of the most difficult times of year, because not only do you have the festive season to prepare for, there is the added pressure of unpacking and ensuring the home is ready for you and your family. And a move during the holidays can be especially confusing for young children, who worry about whether Santa can find their new address or if he can fit down the chimney (if you even have one). So you’ll need to take the time to tell them that all will be well. Keep up traditions such as putting out milk and cookies for that jolly old elf to reassure them.
Once you’ve gone through the final inspec-tion with your builder and have taken possession of the keys, the race to get into your new home begins. At this time of year when you’re already facing the chaos of Christmas, it’s often best to get professional movers to help you rather than tackling the job yourself or enlisting the help of friends and family – who are also likely facing their own festive pressures. You can even hire the pros to help with the packing and unpacking chores to lessen your load.
When you’re packing at your old place, it’s a good idea to make sure your Christmas decorations are packed together and clearly marked so they are easily accessible when you get to your new home. This way you might not have time to unpack everything before the big day, but at least the new place will be decorated with festive cheer.
If this is your first home and you don’t have decorations, or can’t locate the old ones, don’t fret. It doesn’t take a lot to make the home look festive by hanging a wreath on the front door and putting up
a tree – even if it’s a small one. Several stores sell trees that are already decorated or at least have lights and they’ll do in a pinch – next year you can get a real tree or a bigger artificial one that better suits your family’s traditions.
There’s also a lot to be said for buying all new decorations – it’s a new home so why not go with a new look.
Adding a few festive scent candles, hanging up the stockings and playing some Christmas music are a few easy ways to make the new abode seem more festive and comfortable.
Entertaining during the holiday season with stacks of boxes still to unpack may be daunting, but it also doesn’t have to be elaborate. Have some egg nog or other festive cheer on hand, serve a simple tray of cheese and crackers and/or veggies and dip and you have the makings of a party that will toast a new home and a new year.
It’s also easy to agonize over cooking the traditional Christmas meal when your dishes still need unpacking and you can’t find your favourite roasting pan. Rather than stress yourself over how you’re going to get it done, consider ordering in a festive meal, or having take out. You can still make the table festive with candles and a colourful paper tablecloth and napkins – remember it’s the people you’re with that make the day special, not what’s for dinner. Alternatively, you can ask another relative to host the Christmas dinner – that would take all the pressure off trying to put something together.
Moving in at Christmas time also gives you a chance to start some new traditions and celebrate a new beginning in your new home. Take the time to record the event so you have lasting memories of your new home – one that you and your family will enjoy for years to come. Merry Christmas!

Q: Do you have any tips for decorating my home for the holiday season?A: “I love the Christmas season and decorating for the holidays,” says Kal Macdonald, interior designer for Shane Homes and Creations by Shane Homes. “Putting in a little effort can go a long way to create a feeling of joy and celebration in your home.
“There are a number of simple things you can do besides having a Christmas tree, like adding a poinsettia. Both are very nice for this time of year,” he says.
Wreathes – artificial or natural – are a perfect symbol of Christmas and they aren’t just for the front door, he says. You can hang them in the front entry, above a fireplace, on the chimney above the hood fan in the kitchen or lay them flat and place candles in the middle and use them as a centrepiece for your table.
“I also love to add fresh pine boughs and garland to my decorating because they smell so great at Christmas,” Macdonald says, but you can also add scented candles and potpourri.
Macdonald suggests picking a style or colour theme for Christmas and carrying it throughout the home whether it’s traditional red, white and green, or a more modern colour – “we’re seeing turquoise and black this year and it looks great if you have a very modern look.”
On the fireplace mantle, add hurricane lamps, garland or a glass vase filled with Christmas balls that match your colour theme. Of course, he says, hanging stockings from the mantle is a Christmas tradition, and “you can turn it into a fun project to do with the kids by buying plain stockings and decorating them together.”
Some other fun and inexpensive activities to do with the kids include making construction paper chains and stringing popcorn that can then be used to decorate the Christmas tree.
And don’t forget the outside, Macdonald says. “Decorate the trees in your yard with large scale ornaments and lights and dress up the front porch with a Christmas mat, a wreath and fill empty flower pots with willow branches and pine boughs.”

In our house, the holiday party is a not-to-miss affair, I take this season very seriously and expect nothing less from my guests. It’s the one time of the year where everyone clears their schedules and unites together.
Much like interior decorating, we suggest planning your holiday décor in advance. Deco-rating for the holidays goes beyond just dressing your tree and hanging the lights. It also means setting your holiday table, decorating your entrance and creating a festive atmosphere around your house, especially if you are expecting guests. Prepare yourself for the amount of guests, the length of their stay and how many events you’ll be hosting. If you’re not hosting but rather attending, you still may want to make your home look and feel festive. The same

principles apply to decorating your home day-to-day as they do to decorating your home for the holidays. The most impor-tant rule of design is consistency. Allow your holiday décor to reflect, in this case, a new season and embrace the spirit of the holidays.
Start with a theme. Usually, I would say to stay away from any themed décor however, when it comes to the holidays I say, “Go wild!” Generally there is an excitement when it comes to the holidays and when entertaining I like to bring that excitement out in the details. For luxuri-ous touches, what screams luxe more than glitzy gold or shimmering silver? You can add silver-rimmed wine or cham-pagne glasses accompanied with gold leaf charge plates at the dinner table. This year – we would suggest mixing your metals similar to what we are seeing in fashion, you don’t just have to choose one. Want to try a new spin on tradi-tional hues? You can incorporate royal jewel tones like emerald green and deep amethyst with silver accents and create your own classic design. However, if it’s fresh and modern décor you’re ready to implement, try black and white punctu-ated with crystal accessories or gold fin-ishes. Incorporate things that are simple with something somewhat special. It
could be your grandmother’s antique china mixed in with modern flatware, or historic family ornaments decorated in new apothecary glass vases.
When it comes to tabletop décor, a real statement comes from adding volume and height with various vi-gnettes. If you want to leave your dining table strictly for tableware then decorate around the room or on the buffet table. You can add one large centrepiece in the middle and several smaller ones around the room or across the table. While flowers are typically thought of as common centrepieces, we like to add contemporary details like birch trees cut down to size, faux antlers, lots of candles and even fur throws on dining seats.
Whether it’s Christmas, Chanukah or New Year’s Eve – be sure to deck your halls, dress your mantle, accessorize your tree, and set your tabletop.

Durability is probably the most overlooked trait of a home. Products that last a long time minimize waste in our landfills and save you money. If you are more concerned about getting the most square footage for your dollar today, you are likely costing yourself a lot more money in the long run. I see quite a few builders offering homes in this category. I can’t blame the builder totally—if people didn’t buy the product, builders wouldn’t produce it. All I can do is show you why this isn’t necessarily the best way to buy a home.
Consider the following scenario: You are looking for a home in the 2000 square foot range. You have been to many showhomes and have seen a few nice layouts that would work for your family. Most of the homes have durable features: hardwood/tile floors, heavier baseboards and trims, good quality kitchen cabinets and appliances, durable exterior finishes, and (of course) some energy saving items. Then you see another home. This home is 2200 square feet! The builder has finished the home with a lower quality package than the others but it’s still acceptable: carpet/linoleum floors, small/thin baseboards and trims, lower quality cabinets and appliances, exteriors meeting minimum code standards, and no energy saving items to speak of. This home is the same price as the others, maybe even a bit less! Sounds like a deal doesn’t it? Let’s look a bit deeper.
Fast forward seven years—this is the average time a family spends in a home. The first group of homes still show well. Your hardwood may have a few character marks, but is still in good shape. Your baseboard and trims have survived the rigor of a busy family life very well. Appliances are out of warranty but have worked without fail and have many years of service ahead of them. Kitchen cabinets and components are still in good shape. The exterior looks as good as the day you moved in and the energy saving items are still saving you money. The larger home may not have fared so well. At seven
years, carpet is looking a little worn in the high traffic areas and the linoleum has a few cuts and marks. The trims may need some replacing from the day-to-day family activities. Your appliances are occasionally needing repair. The hinges on your cabinet doors are sitting lop-sided and your drawers don’t slide as well as they used to. The exterior still looks presentable, but could use a little touching up, and you don’t have any energy saving features to speak of.
At this point, if you want to sell your home, you have two options: renovate before you sell or sell as is. If you renovate, you will spend more money than you can hope recover in the sale price. If you sell as is, the buyer will look at what needs to be done, figure out the cost, add a percentage to it “just in case”, and make you an offer based on that. Either way you will not receive the best return on your investment.
The energy saving items are of importance only because of legislation being implemented across the country. This requires sellers to have their home Energy Rated to show what the operational cost of a home is compared to another. This exists in Ontario and Atlantic Canada and is on the books right here in Edmonton (see Edmonton’s Green Building Plan).
You’ve heard many times that your home is the largest investment you will make. Buying quality and durability is almost always a better long term strategy than buying quantity.

“If you can land safely within these parameters, then homeownership is an affordable and realistic option,” says Laura Parsons, mortgage expert, BMO Bank of Montreal.
Parsons added that Canadians looking to buy a home should choose a shorter amortization, which will save them thousands of dollars in interest over the life of the mortgage and ensure they can begin building equity in their home faster.
For those looking to buy a home, BMO suggests trying its mortgage calculator (bmo.com/calculators) to determine how much you can realistically afford.

Hiring a landscape contractor should be exciting and satisfying. However, this can be a very discouraging time for some homeowners, unsure of where to begin, what you want it to look like and who to talk too. Have a plan. You can never call a company too early to plan for the following season’s project. Many landscaping com-panies are limited in the number of jobs they can do in a season. Having a plan and beginning the process early can allow for
your project to be started in the spring. Custom woodwork is one of many
options to incorporate into your landscape. Decks, pergolas, fences, retaining walls can all be built a number of different ways. Like most aspects of landscape construc-tion, choosing the right material is key. Your options include spruce, which can be used for decks and fences but is a lower grade lumber and typically requires a solid or semi solid paint or stain.
Pressure treated spruce or pine – which is chemically treated with wood preserva-tives – is another great option. This pro-vides the lumber with protection from the elements and provides greater longevity of your wood. Pressure treated lumber is ex-cellent for retaining walls and fences.
Cedar is strongly recommended for decks, pergolas and privacy screens/walls. It withstands our climate and has an ex-traordinary natural beauty. Cedar needs to be treated with stain or oil to prevent

the wood from turning grey. It requires more maintenance than your other options but the sacrifice we feel is worth it. You should expect to stain your cedar deck every other year depending on sun expo-sure, traffic, pets and usage.
Kayu is also an option for homeowners craving that high-end deck. It is an exotic hardwood that is used throughout the world on docks, ships and many high traffic areas. Kayu withstands all weather condi-tions and is a perfect complement to any landscape. Quality craftsmanship in wood-work is as important as the product you are choosing.
Many landscape companies do not address all aspects of landscaping. Find a
landscape company that will complete the task from start to finish and handle any subcontracting required. Remember there are many different approaches to outdoor projects. The final result will fall between what you can plan and budget for and what your landscaper is capable of creating.
When deciding which landscape company to hire, it’s beneficial to do your research. Ask to see their portfolio, view their website and look into some of the products yourself. Most importantly, ask lots of questions. Landscape construction can be done very different. Hire a company which uses quality equipment, utilize the best products available and have it in-stalled professionally.

01Calculate the combined monthly before-tax income
of you and your spouse.
02Divide by three. This figure is the monthly payment you can afford
to make on your home.
03Take the total price of the home and subtract the amount of money
you expect to make as a down payment. This is the money you will have to borrow.
04Refer to the chart on the opposite page. Look down the
left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)
05Multiply this figure by the amount you need to borrow. Divide by
1,000.
06Add to this your estimated monthly heating costs and

CONVENTIONALThe buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less.The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property.
INSURED OR HIGH-RATIO:A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.
MORTGAGE OPTIONSYou can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs.
OPEN MORTGAGE:Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty.
Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall.
CLOSED MORTGAGE:Usually has the lowest interest rate available but lacks the flexible features of other mortgage options.A good choice for those who want the security of knowing their monthly payment is fixed for a longer term.
Prepayment options are available but they are subject to conditions.
PORTABLE MORTGAGE:Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.

For years, people wishing to purchase or refinance a home have always gone to the same place… their bank. Is this the best option for everyone? Not neces-sarily, but it is the one that most people have been aware of, or felt obligated to use – perhaps until now.
In the past, mortgage brokers were often called upon in cases where the client(s) did not qualify under tradi-tional criteria, or they needed money quickly and hence had to borrow from a “loan shark.” While mortgage brokers still assist clients with bruised credit and other qualifying challenges, the vast majority of our clientele is made up of clients just like yourself, with good job stability and excel-lent credit.
so, why should you contact a mortgage broker? Firstly (and probably the biggest reason for most clients),
rate… rate… rate! When you go to your bank, more times than not, you will be put into the common situation of having to negotiate with your banker for a better rate. When you work with a broker, if you qualify for the best rates (based on your credit history), you automatically get the best rates. and the best part… it doesn’t cost you a thing. There is no charge for our service and no negotiation is required. Re-member, even a quarter-point lower rate can save you thousands in interest over the course of your term.
secondly, you have more lenders and options to choose from. When you go to your bank, you have access only to their suite of mortgage products. Mortgage brokers have access to more than 30 lenders, including many of the chartered banks, so we have access to a vast array of mortgage options to suit your particular needs and goals. While there can be subtle differ-ences, something such as better prepayment privileges may be a reason for choosing one institution over another.
Thirdly, mortgage brokers cater to your schedule, not the other way around. Don’t you enjoy the process of calling your bank and then you are told that they can’t see you for a week or so because they are already
“booked up” with appointments? Mortgage brokers will meet with you where and when you prefer, or at the very least offer you the convenience of arranging your financing via phone, fax and/or email. Generally speaking, you can be pre-approved for mortgage financ-ing the same day you apply.
Finally, mortgage specialists are able to offer their clients a more relaxed qualifying process. If you don’t happen to meet all of your banks’ criteria, they will often turn you away, whereas a broker will continue to source your application to as many lenders as required to find you the financing you require based on your personal situation.
