• Urban areas

Urban areas are built-up areas which can be found in thenorthern and southwestern parts of Hong Kong Island,Kowloon Peninsula and in the new towns of the NewTerritories (Figure 6.2). The land is mainly used for housing,offices, shopping malls and factories. Most people areengaged in commercial and industrial activities.

• Rural areas

Rural areas refer to the countryside which can be found inthe New Territories and on the outlying islands of HongKong (Figure 6.2). There are large areas of open spaces andcountry parks.

In the above pictures, we can see that the way of usingthe land (called land use) in urban and rural areas isdifferent.

What types of urban landuse are found in HongKong?

As you can see in the ‘chapter interest’, our urban land isused in various ways. The major types of urban land useare: residential, commercial, industrial, institutional,transport and recreational. Figure 6.3 shows theirdistribution in Hong Kong.

Outline Zoning Plans(OZPs)

The OZPs show the plannedland use distribution ofdifferent districts in HongKong. You can buy them fromthe Lands Department or thePlanning Department.

• Residential land use

Residential land use refers to places where there are manyresidential buildings (Figure 6.4). It is an important type ofland use in our city.

Have you noticed that there are different types of residential land use? Figure 6.4 showstwo of them.

• Commercial land use

Office buildings, banks, hotels and shopping malls arecommon examples of commercial land uses. They areusually located at the meeting points of a city’s transportsystems. Central District (Figure 6.5) and Tsim Sha Tsui areour major commercial areas.

• Industrial land use

This type of land is used for factories and warehouses. Oldfactories are mainly found in old urban areas. Many of themare located near residential buildings. Examples can befound in Cheung Sha Wan (Figure 6.7), Kwun Tong andSan Po Kong.

On the other hand, industrial estates are located in TaiPo (Figure 6.8), Yuen Long and Tseung Kwan O.

• Institutional land useThis refers to places where the buildings are built forgovernment, community or public use. Examples includegovernment buildings, schools, hospitals, libraries (Figure6.10) and community centres.

Changing uses of our industrial land

In the last two decades, economic restructuring has occurred inHong Kong. The service sector has become more important thanthe manufacturing sector. Many industrial buildings havebecome redundant. More and more have been changed to mixedindustrial-commercial buildings (Figure 6.9). Flatted factorybuildings are not so common in Hong Kong now.

• Transport land useThis refers to places used for roads, railways, car parks,ferry piers, bus terminuses and container terminals, as wellas airports. The Kwai Chung Container Terminal is anexample (Figure 6.11).

• Recreational land useThis means places where people spend their leisure time.Examples include playgrounds and parks (Figure 6.12).
