Capabilities Statement

One of the key services BIM4Sites provides is a “full scan to BIM” process relying primarily on the most amazing indoor mapping system, the Viametris iMS 3D (specifications are included at the end of this document). This revolutionary indoor mapping system is simple to operate and simultaneously captures 360 high resolution imagery, a 2D floor plan and a 3D LiDAR point cloud. The speed of capture is simply unbelievable, we have captured over 500,000 square feet in just one day. BIM4Sites then takes the data, models it and delivers AutoCAD or REVIT models to our clients’ specifications. Our projects/clients include hospitals, universities, schools, office buildings, factories, big box stores, retail chains and many more. Our core deliverables are shown below:

3D Models

Our 3D Models are true 3D solid models based on converted real 3D point cloud measurements. These are not 3D models extruded from floor plans or 2D drawings turned 3D. We use these same 3D point clouds to ensure that all modeled features are accurately placed in X, Y, and Z. Revit and CAD 3D models include a list of assets we create with you and those assets are modeled to pre-determined Level of Detail (LOD). Revit models include assets in their appropriate Revit families. If specific asset information, like pipe contents, is required then we work with our clients to gather and add this properly. Our modeling work is done in our India office, but your coordination, project management, and interactions are all handled in the US, by our staff, in your time zones. Need it all done in the US? 3D Model Verification

You already have a 3D model. It may have been provided by your client, created by a contractor, or

something off the shelf from 10 years ago. Regardless of where the model came from you still need to

know it is right before you start your project. With the unbelievable data capture speed of the iMS 3D

we can quickly record a 3D point cloud, rotate it to your existing 3D model and give you the ability to

quickly and easily identify assets or areas that need to be adjusted in the 3D model.

Sometimes you may have to start a project with the 3D model you have and ‘trust’ that you have good

data. This can cause many unwanted downstream effects for the entire project and team resulting in

project delays, lawsuits, bad relationships, or worse. We can provide the same 3D model verification

service allowing you to either fix issues or protect you from potentially very bad situations.


CAD Drawings

We create 1:1 scale ‘as-built’ or ‘as-is’ 2D line work based on laser scanning point cloud data. ‘As-built’

means that the line work is square and is in more of a design format. For plans, we take a slice of the

recorded point cloud at 4 feet above floor level and base our drawings on this slice. ‘As-is’ means that

line work is a true depiction of the structures and not always square or an interpreted representation.

Elevations are drawn based on the vertical slice of the recorded point cloud at the client’s preferred

location and depth. We use our standard line weights, layers, and symbology for these deliverables.

Clients can then use our line work data as the base product to symbolize, layer, and style they prefer.

CAD Drawing Verification

You already have drawings. They may have been provided by your client, created by a contractor, or

something off the shelf from 20 years ago. Regardless of where the drawings came from you still need to

know it is right before you start your project. With the unbelievable data capture speed of the iMS 3D

we can quickly record a 3D point cloud, rotate it to your existing drawings and give you the ability to

quickly and easily redline and update your drawings.


3D Point Clouds

3D Point clouds are millions of accurate measurements that comprise the most robust data product on the market. A point cloud should be looked at as an ‘as-is’ and ‘raw’ 3D model in your preferred coordinate system. The can be recorded with black and white intensity or in combination with RGB imagery. Point clouds can be used in free viewers, such as Autodesk Recap, and most CAD software to visualize, take measurements, document assets, and many other applications. They are what we base all of our other products on, but have much value on their own with typically no additional processing cost after scanning. Whether you are working in 2D or 3D, a point cloud is the most comprehensive way to document your site and work from.


Virtual Tours (with Measurements)

New technologies and data can be complicated with learning new software, understanding how to use

the data, and figuring out if it has value to your project. Not when it comes to our Virtual Tours. The iMS

3D has an integrated Ladybug camera (the same one used in Google StreetView) and records 360o

imagery as fast as you can walk. The result is our proprietary ‘StreetView’ style web viewer with the

ability to measure distances and areas! It is a very familiar product and unbelievably easy to use,

requiring only a few minutes to get started.


Existing Conditions Surveys

What does a good existing conditions survey consist of? Often updated plans, spot measurements,

photos, and a full documentation of a site to hopefully capture all of the nuances to either assist with

the bidding process or help ensure a good foundation prior to moving forward with a project. With the

iMS 3D you can capture a plan layout, a full 3D point cloud, and 360o photos of your entire site

simultaneously as fast as you can walk! Sounds too good to be true, except we can take all that data and

deliver it in 2D line work, 3D models, or our ‘streetview’ style web viewer so that everyone involved gets

what they need. Nothing will capture your site faster and more comprehensively and then deliver your

preferred data format (CAD, Revit, other).


Construction Phase Documentation

It is difficult to get a team approved and scheduled to be onsite, especially last minute! Documenting

your site with photos and measurements is the last thing you need to worry about. Another crew or two

in the mix. More potential injuries. More potential delays. More scheduling. And if they missed

something or were wrong then it is more time and effort for everyone involved!

Construction Phase Documentation with the iMS 3D is literally a walk through the site. Not only is it fast

and safe, but you document everything with a full 3D point cloud and hundreds of 360o images in one

pass. We are able to verify all areas have been scanned and documented in the field before ever leaving,

ensuring that we do not need to schedule another visit.


BOMA Calculations

A major benefit of our partnership with LASERTECH ® Floorplans is the preparation of lease plans and

calculations, done to the latest BOMA Standard. BOMA(Building Owners and Managers Association) is a

North-American organization, and publishes and promotes the BOMA Standards which have become the

de-facto standard for the measurement of commercial space of any type (office, retail, industrial, mixed

use). LASERTECH ® Floorplans is highly experienced and one of a few companies qualified to provide

expert interpretations of these BOMA Standards.
