4 towers of 9 floors connected by a 2-storey buildings for 123 apartments built in just 18 months, thanks to the use of load bearing timber structures. An absolute primacy in Europe in size and height between residential complexes made with this construction system; Cenni district offers a moderately priced apartment for rent or purchase, for young people and needy families and it is an example of ‘sustainable living’ and solidarity. The intervention was achieved as the result of the international design competition held by the fund Polaris Real Estate in collaboration with Fonda-zione Housing Sociale as part of the initiatives implemented by the Fondo Federale Immobiliare di Lombardia. It is an ethical real estate investment closed fund with a moderate profitability, reserved to institutional subjetcs and directed to investments in the housing market; it includes Cariplo , Cassa Depositi e Prestiti, Intesa San-paolo, Banca Popolare di Milano, Regione Lombardia, Assicurazione Generali, Cas-sa dei Geometri, Prelios, Telecom. Cenni district is a public-private collaboration, and thanks to the rents below market standards, meets the needs of the middle-low income segment of population. As part of this transaction, the wooden building has allowed us to an important reduce of the implementation times, also allowing to reduce the risks of processing stages in the construction site, of the seismic risk and of fire, reducing the energy consumption of 4/5 and making the whole process of building technically more verifiable, more manageable and - not at least - economi-cally more attractive.

The project borns from the concept of community, it de-fines its fluxes, the places for human relations and the sys-tem of exchange with the rest of the district, the variety of housing types permits a greater social and familiar variety, because the diversity and the meeting are the requirement for a true community. The principles of the eco-villageand the smart -city are all contained within this experimental project: environmentally friendly materials, green roofs, community manager, walkability, integration of different ur-ban functions, features and centrality of green space, and especially the use of cross-laminated timber panels as building system, making it the highest building in Europe built with this technology. The Cenni district’s buildings are designed in the energy class A (the greatest energy class). The excellent performances, which allow to estimate an annual consumption of less than 300 € for a 100 square meters apartment, are the result of the construction char-acteristics of the buildings , and of the plant and equipment adopted (heat pumps fed by groundwater ) that allowed combine great economy with an high comfort.

9 TIMBER STOREYS: THE HIGHEST BUILDING IN EUROPETIMBER STRUCTUREThe project consists of an underground reinforced con-crete structure and an overstanding structure (vertical and horizontal) made with cross-laminated timber panels - from the ground to the top floor and consists of “linear” build-ings and “ towers “, the linear buildings and the towers are very different in their structural behavior, indeed they were considered as independent structures. The tower is made up of a timber central core, the nucleus of the stairs and the elevator and a load-bearing timber perimeter, the floors are perpendicular to the façades, in this way the plan is free of wall partition and intermediate columns except for the stiffening of the external walls that decreasing floor by floor. The two-storeys linear building allows the use of very small load-bearing panels (up to 12 cm thick), this structure permits relatively free plan, indeed the structural rythm allows to use very long floors panels arranging them on three supports (containing such deformations due to loads). The system of joints includes several techniques, in relation to height . The fire resistance is ensured by a system of reinforcing straps of wood panels . The construc-tion model also offers excellent seismic performance and halves the time of construction: each nine-storeys tower was built in less than a month.

VARIATION AND ECONOMY OF THE SOLUTIONSARCHITECTURAL PROJECTThe value of the project also concerns to an idea of open contemporary city, which opens the traditional build-ing block, providing it with a profusion of intermediate semi-public spaces, in order to create a system of relations whose center is inner green courtyard. The complex has some common spaces (kitchen, common living ,social manager , etc.) and various district services, such as business services, a fitness center and a foyer , as well as an open-air auditorium . There are various types of apart-ments for different social and family types. The entrance to the towers takes place from the inner court, but also by a gallery condominium located on the first floor , from which you can also reach the green roof. The rooms are very functional and bright, with pleasant views , are equipped with spacious living rooms and outdoor spaces, in different solutions (gardens, balconies , bay windows , etc.). Particular attention has been given to the arrangement of outdoor areas and green spaces, which completes the project and it qualifies the open spaces, with various plants, with the coloured gardens, with play and parking spaces for different types of residents. The complex is en-tirely pedestrian, 123 parking places are located in a ring of underground parking, 100 additional parking places are located at the ground floor.

GALLERY, ADDITIONAL SERVICESCOMMON SPACES

In this project we followed the criterion of - service sys-tems , or services consisting of several functions related among them. The service systems associated functions at the urban-scale with functions at the scale of a sin-gle apartment; the link is given to a specific user or to a common theme ( health , environment, etc. ). The first service system concerns young people ( Foyer ) and it is completed with a restaurant / cafe that in addition to the administration promotes cultural activities. To this service core it’s connected a proportion of apartments rented to young, single or shared. The idea is that this system can respond to a need felt on a larger scale throughout the city, and at the same time to be a place of meetings and exchange for the neighborhood’s comunity. The second service system consists of several multi-purpose rooms that serve as a meeting place and host to spend your free time, it is especially dedicated to mothers and childrens ( Living room ). The challenge of new social housing and of the new housing need is not only to build more apartments, but also in finding new integrated and sustainable housing solutions. To Develop a sense of identity and of belong-ing to the place where you live , it is an important factor to invite people to participate in community life : to bring the tenants from being simple beneficiaries of a service to players in the strengthening of their condition and their context is the real goal. The challenge is to transform the house from a critical element of separation, to promoter element of urban development and social cohesion of our communities.
