Many baby boomers are finally saying goodbye to their adult children, who

are moving out of the house and starting the next chapter in their lives. While some empty nesters are excited about this new phase, it can be a stressful time for oth-ers as they deal with this time of transition in their lives.

When your kids move out and you’re faced with an empty nest, lots of questions come to mind. Should you move and downsize? If you stay, how should you use the kids’ rooms? What other changes should you make as you get older?

If you’ve made the decision to stay in your home — at least for now — it’s time to figure out how your house can work better for you in this the next chapter of your life.

Focus on small DIY jobsWith the kids out of the house,

you may be surprised at how much free time you have. Use this time to tackle some of those home renovation jobs that have been on your to-do list for a while.

Before you begin any project, however, look at your house — room by room — with a fresh set of eyes. Now that your house doesn’t need to accommodate a growing family, how do you want to use each of the rooms to fit your new lifestyle? Perhaps the mudroom is no longer needed, but a craft room has always been on your wish list. Now you can focus on making those changes.

Create a home officeYou may be an empty nester,

but you are still a very active member of the workforce. An extra bedroom or den previously used for family activities would be a great place to turn into a home office.

Home offices are becoming less of a luxury and more of a neces-sity with more people telecom-muting or running their own busi-nesses from their house.

Expand your spaceDepending on the age of your

home, you may find that your master bedroom or bath is too small for comfort. Expand into space that isn’t being used to build the master bath of your dreams or to create a separate seating or dressing area in your bedroom.

Incorporating these changes will not only create a home that suits your new lifestyle, they also may increase the value of your home when you decide to finally sell.

Many empty nesters hire expert remodelers to adapt their home to make it easy to use and maintain. Stairs often become a problem, but moving the master bedroom and the laundry room to the ground floor can be part of a solu-tion that gives home owners many more years in the home they love.

Building professionals who have earned the National Association of Home Builders’ Certified Aging-in-Place Specialist (CAPS) designa-tion have received training on how to build or renovate a home so

that the occupants can live in the home safely, independently and comfortably, regardless of their age or ability level. While most CAPS professionals are remodel-ers, an increasing number are general contractors, designers, architects and health care profes-sionals.

The Central Susque-hanna Builders Association is a non-

profit organization formed in November 1966.

Our association serves 152 members, builders and associates, and keeps growing.

The purposes for which it is organized are to promote and maintain professional standards of its members and to edu-cate its members and the general public concerning home building and its al-lied trades, and any lawful act allowed by law. CSBA is the local association for a five county area being Union, Snyder, Northum-berland, Columbia and Montour Counties. We only accept members with the best reputations, and expect them to put their customers’ priorities first.

It’s important to the organization that dead-lines are respected, quality control is assured, and that each job, no mat-ter how small, is finished to the satisfaction of the homeowner.

such as proper techniques for finishing concrete flatwork; and much more. Every aspect imaginable in home building is avail-able through educational training with the CSBA, Pennsylvania Builders Association (PBA) and the National Association of Home Builders (NAHB).n Information: There is

a constant flow of informa-tion both from the local Builder Association, PBA and NAHB. A local CSBA member automatically be-comes a PBA and NAHB member too. Specialty publications of all kinds provide CSBA members with all of the latest avail-able information intended to help them provide technically superior homes that deliver good value for the money.n Local, state and fed-

eral government contact: It is important to efficiently wade through govern-ment bureaucracies and

their rules and regulations involving home building and remodeling. This helps to minimize unnecessary costs and delays that ulti-mately could be problems for the buyer.

The CSBA, PBA and NAHB work to facilitate dialogue with governments throughout the region, in the state capitol in Har-risburg and in Washington, D.C. to help keep housing affordable and housing policies favorable for home buyers.

Together, these CSBA services mean that build-ers and others who belong to CSBA are exposed to a wide variety of tools, technology and techniques which can be of great value to the home buyer.

And CSBA is more than just home builders. Lead-ing remodeling companies in the region also belong

to CSBA and are classi-fied as builder members. There also are associate members of CSBA which include many lumber suppliers, building prod-ucts suppliers and many more that provide services such as painting, electri-cal, plumbing, roofing and concrete. Many profes-sional businesses such as law firms, banks, engineers and architects also are as-sociate members.

Of course, not every CSBA member takes equal advantage of the opportu-nities available through the Builders Association. Do-ing business with a CSBA member is not an iron-clad guarantee that there will be no challenges or obsta-cles. A buyer must always use good judgment when entering into any contract. In exercising good judg-ment, a buyer should want

to know whether his/her builder and other contrac-tors and suppliers they may choose have made the commitment to join CSBA. It is the only orga-nization of its kind that is working constantly to help its members understand how to deliver a better home to the consumer and to keep newly-built homes more affordable.

So, next time you are looking at a newly-built home with all the excite-

ment that goes along with it, look also for the CSBA logo. Ask if the builder is a CSBA member. It is yet an-other of the many reasons to make a decision that will be right for you and your future.

To ensure that the financing process goes smoothly, buyers should consider pre-qualifying for a mortgage and having a financing commitment in place before shopping for a new home. Buyers also may find that some home builders have arranged favorable financing for their customers or offer financial incentives.

Pre-approval also en-ables you to quickly make an offer when you find a home, and is attractive to sellers who are con-sidering multiple offers. A lender’s pre-approval would still be subject to a final verification of your credit and a satisfactory appraisal.

Qualifying for a mort-gage and saving up for a down payment remain primary obstacles to home ownership.

Every year on April 22 millions of people around the globe celebrate Earth Day. It is a day dedicated to improving our environ-ment and taking better care of the world in which we live.

You don’t have to wait until April to incorporate the concepts of Earth Day in your own home, however. These simple, environmentally-friendly household suggestions can make you an Earth Day advocate all year long.

Conserve water, and your pocketbook

The Environmental Protection Agency (EPA) estimates that the average American family uses more than 300 gallons of water every day. To lower your household’s water con-sumption this, EPA sug-gests that you: n Don’t let the water run

while shaving or brushing teeth.n Take short showers

instead of tub baths.n Keep drinking water in

the refrigerator instead of letting the faucet run until the water is cool.n Scrape, rather than

rinse, dishes before load-ing into the dishwasher; wash only full loads.n Wash only full loads of

laundry or use the appro-priate water level or load size selection on the wash-ing machine.n Repair all leaks (a

leaky toilet can waste 200 gallons a day).n Water the lawn or gar-

den during the coolest part of the day (early morning is best).n Group plants ac-

cording to their water use so you don’t overwater. Check with your local ex-tension service or nurser-ies for advice.n Set sprinklers to water

the lawn or garden only — not the street or sidewalk. n Use soaker hoses or

trickle irrigation systems for trees and shrubs. n Keep your yard

healthy — remove dead grass from your lawn, use mulch, and set your mower on a high setting to en-courage grass growth and eliminate weeds naturally. n Sweep the driveway

and walkways outside instead of using a hose to spray it down.

A few behavioral changes in your water usage can make a big dif-ference to the environment and to your pocketbook.

Improve the energy ef-ficiency of your home

When the time comes to replace your appliances, consider purchasing energy-efficient models. Tankless water heaters, for example, are comparable in cost to traditional gas water heaters but are 30 percent more efficient, ac-

cording to the U.S. Depart-ment of Energy.

Replacing an older heating, ventilation and air-conditioning (HVAC) system with more efficient equipment will not only save energy, you will no-tice savings on your utility bill, too.

If you’re not ready to replace your heating system, an easier option is to replace your old ther-mostat with a program-mable one. These types of automatic thermostats will lower the heat when home owners are at work, but will automatically raise it to make the home com-fortable again when they return home.

Lighting completely changes the look and feel of any room.

Your choice of fixtures, where you place them — even your choice of bulbs — affects the overall mood and functionality of your home. With a few simple concepts in mind, you can light up your home in a way that is useful, stylish and efficient all at once.

Think of lighting in layersFirst, establish ambi-

ent overhead lighting as a base layer, a sort of primer for the tone of the room. Whether it’s warm or bright, this layer of light sets the overall mood.

Second, think about the function of the room. How do you spend time in this room, and what do you ac-complish there? Use task lighting to illuminate cer-tain areas for their specific functions.

Lastly, think about what features of the room you love most. Use accent lighting to draw attention to a painting or architec-tural detail — or to be a decorative feature in itself.

As you begin to establish pleasing, functional layers of lighting, you can infuse them with your own unique style.

Ambient lightingFor an inconspicuous,

minimalist approach to ambient light, consider recessed ceiling lights or track lighting. The number of lights, their direction and a dimmer switch make it easy to customize the amount and intensity of light.

Pendant lighting comes in many different shapes and sizes and is a great way to create ambient light with fixtures that

make a statement. You can suspend multiple light fixtures from the ceiling at varying heights, which adds dimension and visual interest to the room.

The fixtures can reflect any trend or style. To ac-complish a rustic look, try staggering a row of oversized bare light bulbs hanging from the ceil-ing. You could even cover some with mason jars to emphasize the homey quality of this look.

For a more industrial feel, consider going with a metal fixture in either a geometric, cage-like style or a more solid, basin-like structure.

Chandeliers, a classic source of ambient light-ing, remain popular. Add a modern flare to this tradi-tional piece by using one in an unexpected place

such as in a bathroom or in an unusual material.

Task lightingIn a living area, this light-

ing layer might include a table lamp as a focal point to establish an inviting conversation area. A floor lamp next to a comfy chair is just the thing for curl-ing up with a magazine or book.

One of the hottest light-ing trends uses long-last-ing, energy-efficient LED light strips to softly illumi-nate rooms from hidden sources. By placing an LED light strip under each overhead cabinet in your kitchen, you can brighten up the countertops where you chop vegetables or make a sandwich.
