Introduction
In the world, there is a tremendous potential for increasing an organized retail
sector. It has been acknowledged that retailing is accelerating. We all are witnessing the
emergence of new forms of retailing, to meet demand of variety seeking consumers. The
market is becoming more segmented with retail formats focusing on the need of
particular groups of consumers.
Shopping mall is bringing of different retail outlet, services with parking facility.
3.1. Evolution of Shopping Malls at global level
Rome is the best place of shopping market in world. Trajan‟s Market was built in Rome
at around 100-110 AD and it is world‟s oldest shopping center for the shopping mall. In
the year 1628, in Paris The Marche des Enfants Rouges was started. GostinyDvor was
opened At St. Petersburg in 1785with around 100 shops covering an approximate area of
5,70,000sq.ft.In the year 1890, in US the Cleveland Arcade was the first shopping mall.
Modern shopping malls at global level began to operate from the 1920s. In
Missouri, U.S.A. the first shopping centre called Country Club Plaza developed by J.C.
Nicholis Co. in the year 1922.Visitors used to visit by automobiles as the centre was
situated away from the city. In April 1950 in Seattle, U.S.A, the first shopping centre in
the world with centrally air conditioning and heating in it, Northgate shopping centre was
built. It was probably the first open air shopping centre in the world.
But, the first fully enclosed modern regional shopping centre in the worldwas
Southdale in Edina, U.S.A in the year 1956 by Victor Gruen. The centre was planned as a
social gathering also and thereby given the importance to social events. The first centre
which was officially named as „mall‟ was Bergen mall, began its operation in 1957 in
New Jersey. Another world‟s largest shopping center was established in 15th
century in
Istanbul, The Grand Bazzar with more than3,000 shops.
The total shopping center were 7,600 in U.S.A. alone at the end of 1964 which
increased to 13,174 by 1972 (ICSC News, 2000). In 1976, Faneuil Hall Marketplace was
built by Rouse Company in Boston, U.S.A. mainly focusing on food, entertainment and
retail specialty items. This was first of its kind in the world. Many mall developers began
to copy this successful model in the world. The period of 1980s saw gaining more

attention by Super-regional mall (800,000 sq. ft.) among the shoppers. In 1981, a largest
shopping mall in the world (until 2004) was opened up for public i.e. West Edmonton
mall with 5.3 million sq. ft. in North America. Now it is fifth largest in the world.
Thereafter, known for its unique and innovative combination of entertainment and retail
in the world, Mall of America with 4.2 million sq. ft. began to operate in the year 1992.
Literature shows that 40 million people visit Mall of America annually, largest visiting
mall in the world, including 16 million visiting by tourists (Mall of America – Leasing
Brochure 2010).
From the early 1990s, entertainment such as virtual reality games, adventurous
rides, multiplex cinema etc. quickly became more fashionable trend for the shopping
center which was also helped by technology advancement. In the late 1990s and early
2000s, another new form of centre started gaining popularity i.e. lifestyle centre. These
center along with fulfilling retail needs played the role of a multi-purpose leisure-time
destination, including restaurants, entertainment, and design ambience & amenities such
as fountains etc. It was the one of the open-air concept addressing the needs of changing
customers‟ lifestyle.
Shopping malls, in the 21st Century, continue to advance and help to fulfill social
and economic needs of the communities. With the blend of fashion, food, entertainment
and services, malls have significantly extended their part in the communities they serve.
By the end of the year 2009, there are 105,000 shopping center (7.3 billion sq. ft. GLA)
in U.S.A., 2,616 shopping center in Canada (ICSC – F.A.Q. Statistics).

From the above information it is clear that the concept of shopping malls is years old. It
was started in developed countries from the 16th
century itself with lowest of around 300
shops and increase to 2,500 shops under one roof and over the period of years it grows
and innovated as per the requirement of customers. New Sourth China Mall in China is
one of the biggest mall with 2,250 shops in shopping mall. Period of 21st century is since
when more and more shopping malls has started developing in more numbers in global
economy. It was accepted worldwide.
Globally consumers adopted buying pattern required products and services
from newly developed shopping malls. Earlier who use to buy from retailers, now buying
from shopping malls due to change in lifestyle. Both working family member prefer to go
once in weekday and do major shopping for all required household and semi luxuries
goods at a same time in global market.

3.2.Evolution of Shopping Malls at India level
Shopping malls culture pioneered in western countries, now catching to Indian
also. The first Shopping Mall in India was started in the year 1991 was the Spencer Plaza
(Chennai, TN), established by Charles Durant and J. W. Spencer in Anna Salai, then
known as Mount Road, in the Madras Presidency. The property belonged to Spencer &
Co Ltd. They had opened the first time organised Departmental store in the Indian
subcontinent in 1895 and the store had over 80 individual departments. In 1983, the
original building was gutted by fire. Spread across total area of 1.068 million sq. ft.,
development of this mall has gone through three phases. The first phase, in 1990, consists
of development of 300,000 sq. ft which includes 125,000 sq. ft. for shopping, 100,000 sq.
ft. for office use and 75,000 sq. ft. for other service area. In 1991, again Spencer Plaza
was constructed on the same site measuring about 10 acres. The second phase, in 1998,
consists of additional 400,000 sq. ft. and the third phase covers additional 300,000 sq. ft.
in 2003. So, Spencer Plaza has total 600,000 sq. ft. for retail area (G+1st +2
nd floors) and
400,000 sq. ft. for office use from 4th
to 7th
floor.
Ansal Plaza, Delhi
Ansal Plaza began to function in November 1999 developed by Ansal Properties
& Infrastructure Ltd. at Khelgaon Marg, New Delhi. Its total built-up area is 250,000 sq.
ft. and total G.L.A is 170,000 sq. ft. The project is a mixed use development comprising
of retail and offices (G + 3 floors). The ground and first level of the mall include retail,
while the two subsequent upper levels are partly being used as office space and partly
retail (Taneja Amitabh - Malls of India 2011). Ansal Plaza has got a success primarily
due to its location and first-mover advantage.
When India was under British rule, during the 20th
century, market was highly
unorganized. India, with a large number of populations has a great problem to provide
everyone with adequate supply of goods and services. Higher income group consumers of
the society are going for shopping in organized retail sector. After independence from
British rules India has adopted many patterns of Britishers. Purchasing from shopping
malls that is under one roof was preferred by them, and finally Indian consumers had also
started giving preference to purchase at a single time visit and for the same perfect place
to do shopping for these group consumers is “Shopping malls”.

Shopping malls in India have doubled since permission of the FDI. Indian
Government finally decided to allow up to 51 percent FDI in multi- brand retail. It could
have been a welcome step in strengthening India‟s FDI regime with making it in tune
with country‟s needs. This policy would have provided a window for the world class
retailer chains like Carrefour, Wal-Mart, etc. to set their foot in the booming Indian retail
sector.The millennium year 2000 saw India a new light to grow in this sector. With
change in economic system, Indian consumer‟s psychographic factors have also changed.
This lead to growing of more and more shopping malls on Indian land.
New variety shopping malls were come up with Entertainment, Retail and Fun all
over India. Metropolitan cities like Mumbai, Delhi, Bangluru and Kolkatta are leading in
giving more space for development of shopping malls. The retail sector in India‟s capital
city Delhi is witnessing large shopping malls over period of years.
The Indian consumers are mostly interested in Food-Retailing sector, Health and
Beauty care Products, Clothing and footwear, Durable & Household goods, entertainment
and personal goods etc., Shopping Malls make all this available to Indian consumers
under one roof called, “Shopping Mall.”

With the growing population and change in consumption pattern due to
urbanisation there has been fast increase in demand for shopping Malls in city like
Mumbai.
3.3.Evolution of Shopping Malls at Mumbai level
Crossroads, now known as sobo was the first shopping mall in Mumbai. Opened
in 1999 by Piramal Holdings Ltd., a subsidiary of pharmaceutical industry. The mall
covers an area of approximately 1,45,000 square feet, spread over four buildings in the
heart of the city. It‟s located at South Mumbai area of Tardeo. Major exclusive new
factors of a shopping mall, gives it‟s success. Large numbers of visitors from every
corner of the city come to experience shopping, entertainment and food in an
international ambience every day, in what is being termed as 'shopping entertainment
experience'.
High Street Phoenix begins to operate in 2002 at Lower Parel. It introduces
Mumbai‟s first Hypermarket „Big Bazaar‟ of 40,000 sq. ft. Phoenix mall is proved
successful mainly due to its expansion plans.
Citi Mall (100,000 sq. ft.) is developed by Ajmera in the year 2003 at Andheri
(W). There are no food outlets available in the mall and separate entrance is given to the
multiplex from outside the mall. And more than 70 % of mall space is sold to the
different investors. No Promotion or marketing events are conducted in the mall. As a
result, Citi mall is facing very tough competition from nearby Infinity mall opened in the
year 2005. Only time will say whether Citi mall will survive or not in the near future.
„The mall‟ (70,000 sq. ft.) was introduced as a mall at Malad (W) by Dheeraj and
Ravi Group in the year 2002.But the format is of department store, not of mall, with
collection of small shops selling mainly apparels. No multiplex or food outlets are
available in it.
It can be said that from the latter half of 2003 onwards only, Mumbai city
witnesses some real and great shopping malls which would survive in any challenging
situation such as R Mall and Nirmal Lifestyle at Mulund, Inorbitat Malad. These malls
are built with proper understanding of the catchment areas, proper designing, proper
selection of anchors and other tenants, right zoning, and professional mall management.

Today the shopping mall is just one amongst the many new shopping malls
established in every nook and corner of the city. Mumbai is one of the best city in huge
real estate is one of the reason of growing of shopping malls in Mumbai.

In the beginning of 21st century it was observed that the shopping malls in
Mumbai have undergone revolutionary changes. Majority of malls are developed
between the year 2000 to year 2010. Mumbai was city of mills, particularly textile mills

were mainly connected with Mumbai and many big textiles like Ruias, Tatas, Maftlals
were part of textile industries. But over period of years textile industries were closed
down due to various political and other industrial related problems and land of mills
became ideal. To do optimum utilization of available land, many textile businessmen
themselves become developers of shopping malls and converted ideal mill land in
shopping mall. One of the best examples of this is Ruia group. Ruia group was earlier in
textile industries. The name of family also came from their business only, business of
cotton, which called as “rui.”They are the first who converted their “Ruia Mill
Compound” land into “High Street Phoenix Market City” at Mahaxmi, Mumbai.
Majority of shopping malls were developed in suburban part of Mumbai District,
as town has commercial population and suburban has more household population.
Development of shopping malls in the suburban area is due to consumer‟s residences is
necessary for improving the quality of their life and convenience. The method of
marketing of a product has been considerably improved with the help of “Shopping
Malls.” Heart of Mumbai city like from Haji Ali to Worli, seashore area where high
income group peoples reside also started developing shopping mall as a requirement of
consumers. Over period of time Western Express Highway from Bandra to Dahisar and
L.B.S. Marg from Kurla to Mulundhas also witness of different Shopping Malls in
Mumbai.
As Mumbai is spreded with allied area Thane and Navi Mumbai, success of
shopping mall is depend upon good tenant and anchor mix, a good tenant and anchor mix
is a different outlet, which brings together under one roof to attract more numbers of
customers. As tenant and anchor mix is success of shopping malls in greater Mumbai, for
the purpose of my research study I selected Shopping Mall situated in greater part of
Mumbai from Churchgate to Dahishar, CST to Mulund and Mankhurd.
Growing in economy condition, Middle class consumer with higher disposable
income, double income family members, changing youth culture and shopping malls
provide enjoyable experience of shopping with entertainment, food and enjoyment are the
main reasons of increasing shopping malls culture in Mumbai.

3.4. Conceptual framework of Shopping Malls of Mumbai selected for research
study
1. Sobo Central Mall, Mumbai Central, established by Piramal Holdings Ltd.,
a subsidiary of pharmaceutical industry in the year 1999 named as “Crossroad.”
Mumbai‟s first mall covers an area of approximately 1,45,000 square feet. Over the
period of time it has named as sobo mall and presently it is known as “Sobo Central
Mall”. Anchors and tenants such as for Shopping - Planet Sports, Jewellery Shop –
Just in Vogue, Cosmetic shop – The Body shop, Dinning - Mcdonal Family
Restaurant, Game zone and Other related services - Grocery Store – Food Bazar.
Parking facility available.
2. High Street Phoenix Market city, Mahalaxmi, The Ruia family has started
The Phoenix Mills Ltd in the year 1905 as textile manufacturing business. On 100th
anniversary in the year 2005, The Ruia group has announced starting of new project
of mall i.e. Phoenix marketcity and Palladium mall and successfully developed it in
Mumbai, Pune, Banglore and Chennai in the year 2008 covering area of 11,40,000
sq.ft. Phoenix Market City has Anchors and tenants such as for Shopping - ,
Entertainment - PVR Cinema, Dinning - Dominos Pizza, CostaCoffee, Rajdhani,
Punjab Grill. Parking facility available.
3. Palladium Mall, Mahalxmi, Palladium Mall is also a part of Phoenix maketcity
mall. It is in same premises established by The Ruia group in the year 2008 in
3,00,000 sq.ft. Anchors and tenants such as for Shopping - Royce, The Boss, Diesel,
Being human, Ed Hardly, Sisley, Tommy Hilfiger, Guess, CKJ, Entertainment,
Dinning - Indigo Delicatessen, TGI Fridays, Café Moshe‟s, La Folie patisserie, Pa Pa
Ya, Mainland China. Parking facility available.
4. Atria – The Millennium Mall, Worli, was developed on place of four
bungalows built by Britishers in the year 2006. The mall has shopping, entertainment,
food, retail outlets and showrooms and Departmental store etc., Anchors and tenants
such as for Dinning – Barbeque Nation, Cheeze N Chill, CCD, Famous for organizing

various events such as A workshop on African art and digital photography, Hang over
party with djAqeel etc., 1,00,000 Sq.ft. parking facility.
5. Nakshatra Mall, Dadar, it is conversion of Nakshatra Cinema space in
Nakshatra mall at the heart of the Mumbai city. Anchors and tenants such as for
Shopping – John Players, Entertainment – Fame Cinema, INOX. Parking facility not
available.
6. HeeraPanna Mall, Haji Ali, was established 20 years back with 130 shop
selling branded and qualitative products at reasonable rate. Famous for garments and
electronic products. Beside that there are shops for watches, perfumes, antique objects
etc. Parking facility is not available.
7. K. Raheja Group of companies is founder of Shopper’s Stop, Andheri, in the
year 1991 promotes various brands of products. No anchors and tenants, dealing in
men, women and kids clothing, Accessories, foot wears, beauty products, Jewellery,
Home and kitchen appliances etc. Parking facility not available.
8. Infiniti Mall of Andheri, was established by K. Raheja Group in 2004 on
2,11,000 sq.f.t. Anchors and tenants such as for Shopping - Departmental store and
Hyper market, Men and Women‟s Formal and Fashion wear, Accessories and
Jewellery, Entertainment - to enjoy movie they have CINEMAX, Dinning - KFC,
Zafran, Mainland Chinaetc, Game zone - for children in game zone they have Ali
baba‟s flying Carpet, Space bubble and Jus Buggin. Other related services - Health,
Beauty, Salon & Spa. Parking facility available.
9. Megha City Mall, Andheri, established in the year 2009 over 1,25,000sq.ft.
Anchors and tenants such as for shopping – Departmental store – Big Bazaar, Fitness
Centre and Hyper Market, Hill Polo Club, Spyker, Jammin, Rhysetta, Lifestyle,
Levies, Max, CatWalk, Esbeda, Planet Fashion, Indian Terrain, Black Berry, Nike, S

11. Inorbit Mall, Malad, The first Inorbit mall in Malad opened by K.
RahejaCorporation in the year 2011 in 2,85,750 sq.ft. Anchors and tenants such as for
Shopping – Mufti, US Polo, Louis Philippe, Hypercity, RituKumar,Jumka, Shaze,
Spoil me Silly, Entertainment - world‟s largest plazma screen INOX & TIME ZONE,
Dinning – Dunkin Donuts, Made in Punjab, MaharajaBhog, KFC, Pizza Hut, Cream

13. Raghuleela Mega Mall, Kandivali, established by Raghuleela Properties Pvt.,
