THE PROJECT
CHARA IONIA is a residential cul-de-sac composed by twelve luxury homes with elements of modern
architecture applied in three different types of housing. It is serviced by a private road with an automated
gate-control entrance linked to video intercom devices in each house. The neighborhood’s exterior layout
comprises regularized street lighting, individual landscaped gardens, spaces of green, playground safety
and visitor parking slots.
All houses abide to the most recent building and safety regulations and are certified as energy efficient.
Their features include multiple en-suite bedrooms, spacious living areas, underfloor central heating,
security surveillance and anti-burglary systems, solar water heater and pressurized water system, three-
phase electrical wiring and Italian-type kitchens.
Each house is built on a single plot of land ranging from 320 m² to 360 m² with an internal covered area
up to 220 m² and two private parking slots. Basement space and swimming pool have been left optional
and shall be constructed according to client’s preference and taste.

THE LOCATION
CHARA IONIA is located in one of the most exclusive parishes of Strovolos, in Ayios Vasilios, behind The
American Heart Institute. The area is completely covered by a primary road network making the center
of the capital, as well as the suburbs and motorway, completely accessible. Ayios Vasilios is a residential
environment with excellent infrastructure and low density, undistracted by industrial or business centers,
free from noise and pollution, and surrounded by schools, amenities, services and open green space.

CHARA IONIA E1 is the epitome of luxury and design. This unique house is built on a 464 m² plot of land with
the option of upgrading it to 800 m² (E1A). Covering an internal area of 390 m² the volume of the house is dis-
tributed between the basement wine-cellar, the ground floor living spaces and first floor private rooms. Part of the
ample space in the basement has been reserved for a wine-cellar. As for the remaining space, it can be suitably
converted into an exercising studio, a sitting space, a games room or reception hall, depending on its owner’s
socializing needs and personal hobbies. On the ground floor, large sitting and dining areas for both formal and
everyday use are set around a rotating stairway. Additionally, there is an office space and housekeeper quarters
linked to this floor. Visual escapes towards the garden, patio and overflowing swimming pool are achieved through
large openings and windows that frame and connect the interior with its exterior surroundings. Four en-suite bed-
rooms compose the first floor, two of which with walk-in wardrobes, and a fifth room with has been reserved for
the family’s appropriate needs with a wonderful wall-to-wall glass panel overlooking the gardens.

CHARA IONIA E2 – E8 appropriate similar design-based criteria scaled down to a more compact-sized and af-
fordable type of home. Whereas there is no basement for these houses and the outdoor swimming pool is provi-
sional, each is built on a plot of ±330 m² with 207 m² of internal covered area. There are four bedrooms on the first
floor, three of which are en-suite and the master bedroom features a walk-in wardrobe and a balcony. Downstairs
the interior is an open-plan layout with sequent yet subtle succession from the main entrance through the sitting
and dining areas and into the kitchen. Wall-to-wall openings facing one another, meet principles of ample light and
air current, so necessary for the high temperatures of Cyprus. In addition to two parking spots, the patio around
the house can be landscaped according to client’s needs, either as a rich and luscious garden or a modern, mini-
mal open-air space which works as an extension of the house.

CHARA IONIA E9 – E12 constitute a third type of housing of increased interior volumes. Each house has 218 m²
of internal covered area and is built in plots of land ranging from 323 m² to 362 m². However, there are a number
of differences that ultimately distinguish these houses between them. E9 is unique in its design featuring a roof
garden at the top and no provision for swimming pool. The house stands out for its spacious lounge rooms and
kitchen with vistas towards the garden. All four bedrooms on the top floor are en-suite and three of them are
designed with walk-in wardrobes. E10 – E12 have identical floor plans as E9 but these next three houses have
provision for swimming pool. E12 presents a further differentiation as there is the option to alter the ground floor’s
interior in order to create an additional, semi-independent bedroom, which can service a housekeeper or a fifth
member in the family. As with every type, these houses feature provision for swimming pool and air condition units
in all spaces, as well as an installed central heating system running on gas or oil.
