loCatIonSouthall is in the London Borough of Ealing, West London. It lies approximately 12 miles west of Central London, 5.7 miles north east of Heathrow Airport, the largest and busiest airport in the UK.
Southall benefits from excellent transport communications and is approximately 2.3 miles north east of the M4 (Junction 3) accessible via the A312 (The Parkway). Junction 15 of the M25 is situated approximately 5.3 miles to the west and is access via the M4.
The A40 is approximately 3.2 miles to the north.
There are regular direct rail services from London Paddington to Southall rail station with a fastest journey time of approximately 13 minutes running almost every 10 minutes. Southall rail station is approximately 0.5 miles to the west of the property and will benefit from Crossrail.
The area also benefits from a number of bus routes connecting Southall to Greater London.
sItuatIonThe property occupies a large site with good road frontage onto Bridge Road. It is surrounded by industrial land. Great Western Industrial Park is situated immediately to the north of the property across the railway line and immediately adjacent to the Honey Monster factory.
Whilst the area is predominantly dated industrial stock there is significant regeneration planned for the area and therefore land that is currently brownfield or obsolete industrial stock is likely to be redeveloped in the medium term. The area has been specifically released from being a ‘strategically industrial location’.

the property occupies a large site fronting Bridge road. the property is built from a combination of brick and steel frame construction set beneath flat and pitched roofs.
traditionally constructed as industrial the majority of the accommodation is arranged over ground floor only although to the front of the property, fronting Bridge road, the brick built element is arranged over ground and first floor.
although built as industrial accommodation the property is used as quasi retail and has been subdivided into individual units
running the length of the property and arranged into 7 separate blocks.

regeneratIon Southall will benefit from Crossrail due for completion in 2019 which will see a comprehensive redevelopment of the station and reduce journey times to the west end from 45 minutes to 18 minutes. this will coincide with the redevelopment of the former Southall gas works site. Berkeley has agreed a deal with national grid to redevelop
the 80 acre site creating 3,750 homes together with 525,000 sq ft of commercial community accommodation and a new primary school. the development is expected to generate 1,000 new jobs and work on the site will begin in 2015 with the first homes being delivered in 2019.
development potentIalThe area is benefitting for significant inward investment and the draft Southall opportunity area planning Framework (SoapF) sets out the planning, regeneration and design guidance that will lead to the creation of 6,000 new homes and up to 3,000 jobs.
the SoapF has been prepared in collaboration with ealing Council and tFl. it was adopted by the Mayor of london on 16 July 2014 as Supplementary planning guidance (Spg) to the london plan. it was also adopted by ealing Council on 15 July 2014 as a Supplementary planning document (Spd) to ealing’s local plan. the framework has been revised to respond to matters raised during the public consultation process that took place between december 2013 and February 2014.
the plan divides the area into an number of ‘character areas’ with the subject property falling within ‘east Southall’ which is an area made up of residential creating 800 new homes, 900 sqm of retail/commercial and community accommodation and 8,500 sqm B1 managed workspace.
Charles house is designated as ‘Flexible employment use (B1)’ and has been specifically released from designation of Strategic industrial location and will form a buffer between residential and industrial. the intention being to achieve the integration of SMe space compatible with residential uses along its boundary. it is suggested that there may be scope for taller buildings in some locations to create variety in the skyline and this will be the case on arterial routes of which one is proposed running along the northern boundary of the property.
