Location

Cherrywood Central, which is part of the Cherrywood

Strategic Development Zone (SDZ), is positioned at

a highly prestigious address in South County Dublin,

from where it is extremely well connected within the

Greater Dublin area.

Situated at the Bride’s Glen LUAS terminus, the

campus lies on the Wyattville link road dual

carriageway, which joins the M50 and N11 primary

road routes. This location provides superb vehicular

experienced elsewhere in the region is avoided.

There is ample surface and basement parking available

– currently 300 spaces with a further 1,400 foreseen

transport links through regular rail (LUAS and DART)

Cherrywood SDZ

As the largest undeveloped land area within the M50

motorway belt, Cherrywood has been designated

a Strategic Development Zone (SDZ) by the Irish

Government in recognition of the location’s strategic

and national importance.

Within the overall Cherrywood SDZ, at its most

strategic and well-served area, lies Cherrywood

Central comprising Block AA, Block G2 and 22 acres

of development land adjacent to the Bride’s Glen Luas

Terminus. Also located is the existing Cherrywood

Business park which includes tenants such as Dell,

Friends First and Covidien.

The overall Cherrywood SDZ covers an area of 800

acres and will create a vibrant new town with up

to 7,000 homes along with a town centre offering

extensive retail, leisure and other amenities.

The SDZ provides a very flexible development

framework for the Cherrywood Central campus

land and will allow up to 70,000 sq.m. of office

development within a landscaped parkland setting

with supporting services.

Cherrywood Central has already been excavated to

provide semi-basement car parking of up to 1,400

spaces.

The SDZ is in its final stages of being adopted and

will come into force early in 2014 during 2013. The

presence of a SDZ planning regime has considerable

benefits in matters of zoning, planning and

infrastructure, namely that:

• New buildings within the SDZ can achieve fast-

track planning approval in eight weeks and there

is no possibility of third party recourse. This is a

considerable advantage in the planning process as

it provides a quick certainty of outcome.

• The phased infrastructure associated with this

type of development is fully planned out and is

the subject of a levies scheme, which means that

development will not outstrip infrastructure.

Building AA is a detached, fully fitted, “ready to

In addition to the two completed buildings (Buildings

AA and G2), DLR Properties owns development

land immediately adjacent to the Bride’s Glen LUAS

terminus.

The development to be created on this land is set

out in the Cherrywood Strategic Development Zone

(SDZ) which is due to be adopted in 2014. The SDZ

establishes a very flexible development framework for

the land concerned and will facilitiate up to 70,000

sq.m. of office space within a landscaped parkland

setting with ancillary amenities and services.

In the context of the SDZ, the infrastructure to be

created at Cherrywood Central Campus paves the way

for cutting-edge sustainable development, including

district heating from renewables, solar power, water

recycling and SUDS, which will allow corporate

occupiers to achieve BREEAM or LEED “Excellent”

status appropriate to the highest CSR requirements.

The campus is very well serviced by excellent public

transport links (road, rail and bus) and is situated

directly adjacent to the proposed new Cherrywood

Town Centre, thus benefitting greatly from the retail,

leisure and other amenities earmarked for future

development.

Cherrywood Central is a suburban business park with
